Leases 86%Sales 14%

Renter-heavy building. Of 142 deals here in the last 24 months, 122 were leases and 20 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 75 on The Esplanade?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 75 on The Esplanade

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

75 on The Esplanade filled one of the last surface parking lots in St. Lawrence, and it was designed to look as if it belongs there. It is a 2022 tower with a red-brick base, modest suite sizes and an outdoor pool, on the most established condo street in this part of downtown. The question for a buyer is not whether the location works. It is whether you are paying new-building money for a small suite when older neighbours offer more space. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

75 on The Esplanade is a 29-storey, 308-suite condominium at the southwest corner of Church Street and The Esplanade (also addressed as 2A Church Street) in the St. Lawrence neighbourhood of downtown Toronto. It was developed by Harhay Developments with Carttera, designed by architectsAlliance, and completed in 2022. The condominium corporation is TSCC-2891, registered 4 February 2022, and property management is listed as Icon Property Management. Suites run from about 474 to 1,052 square feet.

A tower designed to fit St. Lawrence

Before this building, the southwest corner of Church and The Esplanade was a parking lot. Harhay and Carttera first proposed 34 storeys, and the tower came down to 29 through the planning process. UrbanToronto reports a final height of about 100 metres, which makes it one of the shorter new towers on this street.

What I like is the base. architectsAlliance split the building into three volumes. The red-brick podium on Church Street was set to the height of the eight-storey housing building to the south, and the lower frontage on The Esplanade was scaled to the hotel next door to the west. Vertical piers along The Esplanade pick up the rhythm of that hotel’s colonnade without copying it.

Above the base, the tower is lighter: full-height glass, slim dark mullions and a frame of white metal panels. The podium itself rises about 11 storeys, so if you buy low in the building, you are buying a brick-and-window-wall suite with a street view rather than a glass box with a skyline view. That is a real choice, and it should drive which floors you look at.

Small suites, nine-foot ceilings

Suites here run from about 474 to 1,052 square feet. Most of what comes to market is one-bedroom and one-bedroom-plus-den, with a smaller number of two-bedroom plans. Anyone hoping for a family-sized suite will find very few.

At launch, the developer said most suites would have 9-foot ceilings, with interiors by II BY IV Design. Those ceilings help a compact plan feel less boxed in. They do not change the floor area, so measure the bedroom and check whether the den is truly usable before you compare price per square foot with an older building nearby.

Views depend heavily on direction. To the west and north you look into an established mix of mid-rise and high-rise buildings, and the taller towers along The Esplanade and Front Street sit close by. Higher floors on the south side face the rail corridor and the waterfront towers beyond it. Ask which way the suite faces and stand at the window before you fall for a floor plan, because in a building with this many small suites, the view is a large part of what you are paying for.

Parking is limited. The approved plan in 2016 showed 126 resident spaces for what was then a 350-suite design, roughly one space for every three suites, and the final building has 308 suites. Many suites will not have a space, so confirm whether the suite you are buying has parking and a locker on title, and treat a suite with parking as its own price bracket.

Living on The Esplanade

The Esplanade is a mature residential street. London on The Esplanade, L Tower and Backstage on The Esplanade all finished in the years before this building, along with the older co-op and rental stock of the St. Lawrence neighbourhood. The result is a street that feels lived in, not a construction zone.

The daily appeal is the market. St. Lawrence Market is a short walk away, along with the restaurants and patios on Front Street and the theatres at the foot of Yonge. The financial district is within walking distance, which is why I see so many professionals without cars looking here.

The trade-off is activity at street level. Church and The Esplanade carry nightlife traffic, hotel arrivals and event crowds, and the rail corridor sits just to the south. Lower suites facing Church or The Esplanade will hear more of it. Visit at 11 p.m. on a Friday before you commit to a low floor. The automatic panel on this page covers transit, schools and walkability.

Pricing against The Esplanade’s other towers

condos.ca puts 75 on The Esplanade at about $915 per square foot. That is close to London on The Esplanade at about $923, above L Tower at about $876 and well above Backstage at about $773 and the 1989 building at 25 The Esplanade at about $740.

You pay for a 2022 building with modern finishes and a full warranty history still being written. You give up suite size: an older building on the same street will usually give you noticeably more square feet for the same total price, often with parking.

Fees on current listings average about $0.86 per square foot, with monthly fees from about $400 to just under $700. condos.ca does not list the fee inclusions for this building, so confirm what is covered, especially heat and cooling, in the status certificate.

At the time of writing, four suites were for sale, asking from about $399,000 to about $659,000, and six were listed for rent. For aggregate sold figures, see my building sold report.

Amenities at 75 on The Esplanade

The outdoor pool is the standout for a building this size; few towers on The Esplanade have one. It is a summer amenity in Toronto, though, and pools cost money to run, so look at the pool line in the budget and the reserve fund study.

Jatin’s honest take on 75 on The Esplanade

Who this building suits

Professionals and couples who want a new building in a finished, walkable neighbourhood, and who are comfortable in 500 to 700 square feet. It also suits buyers who want to walk to work in the financial district and do their shopping at St. Lawrence Market. Investors like it for the same reasons, which shows in the rental supply.

What I’d want you to check

This building is only a few years old, so check how the developer handled deficiency and warranty items, and whether any common-element claims under Tarion are still open. Read the first reserve fund study and the budget to see whether fees are realistic or were set low at registration. Confirm parking and locker allocation. Ask about noise if you are looking at a low floor on Church Street. condos.ca does not list fee inclusions, so get them from the status certificate.

The value question

At about $915 per square foot, this is fair for a new tower on The Esplanade but not cheap. If you value a newer building and a pool, it makes sense. If you value space, the 2009 to 2015 towers on the same street often give you more suite for similar money, and I would show you both before you decide.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
