Mostly owner-occupied. Of 9 deals here in the last 24 months, 1 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Lawrence Park Condominiums?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

3elevator outages of 48 hours or more reported to TSSA since July 2022, about 67 days out of service in total, most recent May 19, 2026

TSSA lists 3 elevators serving 11 floors, installed around 1997. Ask whether elevator modernization is in the reserve fund plan.

Before you buy here

Five things the listing will not tell you about The Lawrence Park Condominiums

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Lawrence Park Condominiums is a building for people leaving a house, not buying their first place. It is a 7-storey, 101-suite building on Yonge Street from 1997, with suites from about 800 square feet to more than 2,600, and when I checked in October 2026 there was not a single suite on the market. If you want in, the hard part is waiting for the right one. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Lawrence Park Condominiums is a 7-storey, 101-suite condominium at 2727 Yonge Street in Lawrence Park South, Toronto M4N 3R6, on Yonge south of Lawrence Avenue. It was completed in 1997, and the condominium corporation, MTCC-1172, was registered on 29 December 1997. Condos.ca does not name a developer and lists Del Property Management as the manager. Suites run roughly 803 to 2,656 sq ft. Maintenance fees cover common elements, building insurance, parking and water.

A low building with house-sized suites

Seven storeys is low for Yonge Street by today’s standards, and the building reads as part of the street rather than a tower above it. For many of the buyers I work with in North Toronto, that is exactly what they want: a Lawrence Park address without living 30 floors up.

The suite range is what makes it different: about 803 to 2,656 square feet across 101 suites. Even the smallest suite is larger than a typical new one-bedroom, and the largest is the size of a good family house. That range tells you who the building was designed for: people selling a house nearby who want to keep their furniture.

Older listing descriptions also mention an indoor pool and a tall interior atrium. Condos.ca’s short amenity list shows a sauna but not a pool, so confirm on a tour what is there, what condition it is in, and how it is funded in the reserve study.

Lawrence Park, and why the address matters

Lawrence Park grew into one of Toronto’s most exclusive neighbourhoods after the Rosedale Golf Club moved in 1909 to the Don Valley lands north-east of Bedford Park, which drew wealthier buyers to the streets around it. In 2011 it was ranked the wealthiest neighbourhood in Canada.

For a condo buyer, that context matters. Detached houses here are out of reach for many people, and for long-time owners who want to stay, a large suite on Yonge is one of the few ways to downsize without leaving. In my experience that keeps steady demand under buildings like this one.

Daily life runs along Yonge Street, with shops, cafés, restaurants and services in a walkable strip around Lawrence. The data panel on this page has the subway, transit and school details.

Yonge Street is also changing. Midtown has seen a steady run of new mid-rise and tower proposals over the past decade, and more are likely along this stretch over time. For an owner here, that can mean better shops and services, but also construction nearby and new buildings that may change a view, so ask which way a suite faces and what sits next to it.

What the fee includes, and what it doesn’t

Condos.ca lists common elements, building insurance, parking and water in the fee. Heat, hydro and air conditioning are not listed, so on a large suite the utility side of your monthly cost can be significant. Ask the seller for a year of bills before you firm up.

With no active listings when I checked, I cannot give you a current fee range. On large suites the dollar fee will be high even if the per-square-foot rate is ordinary, so budget for the monthly figure, not just the rate, and ask for the current budget along with the status certificate.

Staffing is part of the picture. Condos.ca lists concierge and a security guard, and in a building of 101 suites that is a meaningful share of the budget. It is also one of the reasons owners who travel for months at a time like buildings of this kind.

Buying a large resale suite: what to plan for

In a building of this age, you will see a mix of renovated suites and suites with original finishes, and the price gap between them can be wide. On a 2,000-square-foot suite, a full kitchen and bathroom renovation is a serious budget line, so price the work before you price the offer.

Before you plan a renovation, ask the manager for the building’s renovation rules. Most corporations set working hours, require notice and insurance from contractors, and have rules on flooring underlay to control noise for the suite below. Those rules affect your timeline and your cost.

Parking and storage matter more than usual for downsizers. Confirm how many spaces come with the suite, whether they are owned or exclusive-use, and whether a locker is included. Only the status certificate and the title documents will tell you what a particular suite has.

What $800 a square foot means on a big suite

Condos.ca puts the building average at about $800 a square foot. That is above Crystal Towers near Bathurst and Lawrence at about $635 and well below 1717 Avenue Road, a 2011 building, at about $1,163. For a 1997 building on Yonge in Lawrence Park, it sits in a reasonable middle.

Because the suites are so large, small changes per square foot move dollar prices a lot. At the building average, a 1,200-square-foot suite works out to roughly $960,000, and a 2,000-square-foot suite to roughly $1.6 million. Condition, exposure, parking and renovation history make large differences on suites this size.

There were no suites listed for sale or rent when I checked in October 2026. The sales panel on this page shows what has actually traded. If you are serious, set up an alert and get pre-approved, so you can act when a suite comes up rather than when the next one does.

Amenities at The Lawrence Park Condominiums

ConciergeSecurity guardRooftop deckParty roomMeeting roomSaunaParking garage

This is a staffed, quieter building: concierge and a guard at the door, a rooftop deck, rooms for meetings and parties, and a sauna. If a pool matters to you, confirm it on a tour, since older listings describe one but condos.ca’s list does not.

Jatin’s honest take on The Lawrence Park Condominiums

Who this building suits

Downsizers from Lawrence Park, Bedford Park and North Toronto who want to keep a big floor plan, owners who want a staffed lobby while they travel, and buyers who value a low building on Yonge over a newer tower. It suits people who plan to stay for years, not flip.

What I’d want you to check

This is a 1997 building, so windows, balcony doors, the garage membrane, the roof, elevators and the main mechanical plant are at or near the age where they need major work. Read the reserve fund study and the board minutes for those items and for any discussion of a special assessment, and if there is a pool, ask what it costs to run and when it was last refurbished. Condos.ca flags a pet restriction, so read the rules if you have a pet, and confirm the parking spaces and locker tied to the suite.

The value question

At about $800 a square foot, you are paying for space and address rather than new finishes. Compared with selling a detached house nearby and buying a new suite, a large resale suite here can leave money for a full renovation. My view: buy the floor plan and the exposure, and budget for updating. You can book a call and I will help you compare it with the newer options on Yonge.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
