Leases 56%Sales 44%

Mix of owners and renters. Of 27 deals here in the last 24 months, 15 were leases and 12 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 76 Shuter?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 76 Shuter

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

76 Shuter is the building I point to when a buyer tells me they want downtown, a small building and a monthly cost they can predict to the dollar. It has 124 suites on 15 floors, and the fee already covers hydro, heat, cooling, water and parking. The trade-off is that small buildings sell slowly and rarely, so you need patience to get in and patience to get out. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

76 Shuter is a 15-storey, 124-suite condominium at 76 Shuter St, just east of Church Street in the St. Lawrence, Financial District and Downtown Yonge area of downtown Toronto (Downtown Yonge East). It was designed by Northgrave Architect Inc., built by Toddglen Construction and completed in 2007; it was originally marketed as Boot Condominium Phase 2. The condominium corporation is TSCC-1884, registered 26 September 2007, and the building is managed by Shelter Canadian Properties. Suites run from about 434 to 1,058 sq ft. Maintenance fees include common elements, heat, hydro, air conditioning, water, building insurance and parking.

Boot 2: a long road to a small building

The Architectural Conservancy Ontario building record lists 76 Shuter as Boot Condominium Phase 2, or simply Boot 2, and notes that it spent a long time in the marketing phase before site preparation began in October 2005. The first phase, The Boot, is the 12-storey, 153-suite building at 75 Dalhousie, completed in 2003 a short walk away.

Northgrave Architect Inc. designed it and Toddglen Construction built it. From the street it is deliberately low-key, a modest 15-storey face on Shuter with no grand podium or tower statement. The building was pitched as a boutique experience inside rather than a landmark outside.

That long pre-sale period matters less today than it did for the original buyers, but it explains why the building feels like a product of its moment: compact suites, a short amenity list and a fee structure built around bundled utilities. Nearly two decades on, those choices are what set it apart from the towers that have since gone up around it.

The ACO record notes no heritage status for the site, so this is a new 2007 concrete building, not a conversion. If you want exposed brick and timber, look at the loft conversions a few blocks south around King and Queen East instead.

Small suites, small building

Suites run from about 434 sq ft to about 1,058 sq ft. That is a narrower range than most downtown buildings, with no very large penthouse plans and no tiny micro-studios. In practice, the stock is one-bedrooms, one-plus-dens and a smaller number of two-bedrooms.

With 124 suites, you share the elevators and the lobby with a few hundred people at most. Elevator waits are shorter, move-ins rarely clog the building, and owners can get to know the board. The other side of small is cost-sharing: every major repair is split among fewer owners than in a 500-suite tower.

Supply is the practical problem. On a typical day there are zero or one suites for sale here, and right now there is one. If you want a specific layout, tell your agent early and be ready to act when it appears.

The same scarcity works for you when you sell. With so few comparables, a well-kept suite with parking can stand out, but pricing it takes care. I usually blend trades here with The Boot next door and other small Garden District buildings, adjusted for age and fee inclusions.

Shuter Street, east of Church

This stretch of Shuter is changing faster than almost anywhere downtown. Within a block or two you now have Core Condos at 68 Shuter, finished in 2017, and the 51-storey tower at 77 Shuter, finished in 2020. 76 Shuter, at 15 storeys, is now one of the smaller buildings on its own street.

Day to day, you are a short walk from Massey Hall, St. Michael’s Hospital, the Eaton Centre and the Toronto Metropolitan University campus, and the restaurants and bars of Church Street and the St. Lawrence Market are a few blocks south. For hospital staff and downtown office workers, the commute is a walk.

East of here, toward Sherbourne and Moss Park, the streetscape changes quickly and some blocks feel very different at night than in the afternoon. Walk the route you would take home at different times of day before you decide. Transit, schools and parks are in the data panel on this page.

The new towers bring more shops and restaurants to the street, but they also bring more people, more delivery traffic and, for some suites at 76 Shuter, closer neighbours across the way. Check which direction your suite faces and what it now looks at.

What 76 Shuter costs, all-in

The building average sits around $736 per square foot. That is well below the newer towers on the street, with Core Condos at about $873 and 77 Shuter at about $848, and slightly below the original Boot at 75 Dalhousie at about $760.

That discount is what you would expect for a 2007 boutique building with modest amenities next to newer glass towers. What changes the maths is the fee. Hydro, heat, air conditioning, water, building insurance and parking are all included, which very few downtown buildings offer together.

When you compare 76 Shuter against a newer tower, add the newer building’s separate hydro bill and any parking charge back onto its fee before you compare. On that basis, the all-in monthly cost here is often closer to the newer buildings than the headline fee suggests, and the purchase price is lower.

There is only one suite for sale right now, so I will not quote an asking price; one listing is not a market. For recent sold prices and rents, see the data panel or my building sold report.

Amenities at 76 Shuter

ConciergeSecurity guardParty roomMedia roomMeeting roomSaunaVisitor parkingUnderground parking garage

This is a short, practical list: concierge and security, a party room, a media room and a sauna. There is no pool or large gym to fund, which helps keep a fee this inclusive under control in a building this small. If a big gym matters to you, budget for a membership nearby. The concierge and security guard are the features I would value most here, given how busy the surrounding streets are and how many parcels a downtown building handles every day.

Jatin’s honest take on 76 Shuter

Who this building suits

First-time buyers and hospital or downtown office workers who want a small, quiet building and an all-in monthly cost with hydro and parking included. It also suits investors who want a straightforward one-bedroom rental in the core without paying new-tower prices per square foot.

What I’d want you to check

With only 124 owners sharing costs, the reserve fund study is the most important document you will read. At almost 20 years old, the building is entering the period when the roof, the garage membrane, elevators and in-suite heating and cooling units come due, so ask what has been done and what is planned. Confirm that the suite you are buying actually has a parking space and a locker. If anything in the status certificate or board minutes raises a question, ask for an explanation in writing before you firm up.

The value question

At around $736 per square foot with hydro, heat and parking included, 76 Shuter is one of the better all-in values in this pocket, especially next to the new towers on the same street. You give up the newer finishes and the amenity list. For an owner planning to stay five years or more, I think that is a fair trade, provided the reserve fund is healthy.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
