Living here

Renters, Airbnb and elevators at 35 Crescent Road Townhomes

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 35 Crescent Road Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 35 Crescent Road Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

35 Crescent Road Townhomes is not really a building in the usual sense. It is a large Rosedale house, dated to 1895 in listing coverage, split into two condominium homes of roughly 3,000 square feet each and registered as a corporation in 1999. You get a Rosedale address and house-sized rooms for less than the full house would cost, and you share every big decision with exactly one neighbour. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

35 Crescent Road Townhomes is a two-unit condominium at 35 and 37 Crescent Road in Rosedale-Moore Park, midtown Toronto, near Yonge Street. Listing coverage describes it as a former single-family house, dated to 1895, that was gutted and redesigned as two suites. The condominium corporation is MTCC-1267, registered on 19 August 1999. Published listings describe suites of about 2,750 and 3,200 sq ft.

One house, two homes

Coverage of past listings describes 37 Crescent Road as built in 1895 and 35 Crescent Road as a former single-family mansion that was gutted and professionally redesigned for condominium use. The corporation, MTCC-1267, has exactly two units, one at each address.

The two suites are very different. One has been described as a three-level home of about 2,750 sq ft with two bedrooms, three bathrooms, a panelled study, cathedral ceilings in the living room and a private elevator. The other has been described as a two-storey home of about 3,200 sq ft with two bedrooms plus a den, three bathrooms, skylights, exposed brick and beams, and a pool.

That is the size of a substantial house, and it is why people buy here. You get the proportions of a Rosedale home, mature gardens and a historic exterior, without carrying the whole house on your own.

Because the two suites were carved from one house, they do not share a common layout, and a buyer for one will not find a true twin anywhere else. Visit both addresses from the street, look at how the house is divided, and ask which suite has which part of the original rooms, the front facade and the garden. Light, privacy and noise between the two homes depend heavily on where the dividing walls and floors fall.

The garden and the shared parts

The garden is a big part of the story. Listing coverage of 37 Crescent describes a large private garden in an Italian villa style, said to date to around 1906, and a pool. Coverage of 35 Crescent describes a second-storey deck overlooking the back gardens that is reserved for the other unit, which also pays for its upkeep.

That detail tells you how this kind of conversion works. Outdoor spaces, decks and even parts of the structure are often split by exclusive-use rules in the declaration, with costs assigned to one owner or the other. Before you buy, read the declaration and the plan carefully so you know exactly which garden, deck, pool and parking areas are yours to use and pay for.

A two-owner corporation

With only two units, there is no property manager listed, and the two owners are effectively the board. Every repair to the roof, the masonry, the foundation or the shared services has to be agreed between two households.

When neighbours get on well, this works smoothly and cheaply. When they do not, there is no third vote to break a tie. Ask how decisions have been made in the past, whether there is a written cost-sharing arrangement, and whether the corporation has a reserve fund study, insurance and annual financial statements in order.

A house from 1895 has old bones, even after a full gut. Ask what was replaced in the conversion and since: the roof, windows, wiring, plumbing, drainage and the foundation. The status certificate should show the reserve fund, but in a two-unit corporation it is worth asking for the underlying invoices and reports too.

Living on Crescent Road

Crescent Road is one of the classic streets of south Rosedale: large houses, mature trees and very little traffic, but only a short walk from Yonge Street. You can reach the shops and restaurants of Yonge and Summerhill, the ravines and Rosedale Park on foot. The panel on this page covers transit, schools and parks.

The neighbouring blocks have a few other small condominiums, such as Castlemere at 75 Crescent Road and the low-rise at 78 Crescent Road, but most of the street is single-family houses. That keeps the setting stable and quiet.

Parking on Crescent Road is limited, as it is across south Rosedale. Listing coverage of one suite mentioned a single parking space. Confirm in the declaration whether each unit has its own space, whether it is a driveway or a garage, and whether street permits are available on this block before you assume a second car will fit.

Pricing: a share of a Rosedale house

There is no building average price per square foot here, and with two units there never will be. Nothing was for sale or rent when I checked. A sale happens only when one of two owners decides to move, which may be years apart.

The closest condo comparables are nearby small buildings: Castlemere at 75 Crescent Road averages about $763 per square foot and 78 Crescent Road about $867. A suite of almost 3,000 sq ft in a converted Victorian house with a garden will trade on its own terms, closer to how buyers think about Rosedale semis and smaller detached homes than to apartment condos.

Fees in a two-unit corporation are usually low, because there is no staff or amenity to fund, but low fees can also mean little is being saved. Ask for the budget, the reserve fund balance and what the fee covers, and compare that with what you would budget for the same house on your own.

Jatin’s honest take on 35 Crescent Road Townhomes

Who this building suits

Buyers who want a large, characterful home in Rosedale with house-like rooms and a garden, but not a whole house to run. It suits couples and downsizers in particular, and especially anyone who values a private elevator or a pool.

What I’d want you to check

Read the declaration and the description to understand exactly what is yours: garden, deck, pool, parking and the parts of the structure you maintain. Ask for the reserve fund study, insurance details and financial statements, and how the two owners have handled past repairs. Get a full home inspection of the house as a whole, not just your suite, because the roof and foundation are shared. Speak to your lender early, since two-unit corporations can be harder to finance.

The value question

Buying half of a Rosedale house can be a smart way into the neighbourhood, and nearly 3,000 sq ft in this setting is rare at condo-style prices. The value rests on two things: the condition of a house from 1895 and a good working relationship with one neighbour. If both check out, this can be a very good buy; if either does not, it can be a headache.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
