Do mostly owners or renters live here?

Leases 80%Sales 20%

Renter-heavy building. Of 10 deals here in the last 24 months, 8 were leases and 2 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 346 Davenport?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 346 Davenport

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

346 Davenport is for the buyer who wants a house-sized suite and does not care about a gym, a pool or a party room. Freed Developments built it as a nine-storey boutique building with about 30 suites, big glass, tall ceilings and private elevator access for many units, and the lobby is essentially the only shared space. That trade is deliberate, and it is either exactly right for you or completely wrong. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

346 Davenport is a nine-storey boutique condominium at 346 Davenport Road, near Davenport Road and Dupont Street on the Annex and Yorkville edge of midtown Toronto. It was developed by Freed Developments, with an exterior by RAW Design and interiors by Burdifilek. Condos.ca lists 30 suites; launch coverage described 35. The condominium corporation is TSCC-3006, registered 27 October 2023, and the building is reported as managed by FirstService Residential. Suites run roughly 1,019 to 2,801 sq ft per condos.ca. Maintenance fees include common elements, building insurance and water.

A building designed to feel like a private street

Freed Developments is best known for design-led condos in King West, and 346 Davenport is one of the smaller, more private projects in his portfolio. RAW Design wrapped the front in floor-to-ceiling glass, stone panels and steel, with staggered balconies that step in and out down the façade and planted strips that run vertically up the building.

The staggering is not just decoration. Offsetting the balconies gives each suite more privacy from its neighbours above and below, and DesignLines described the idea as a building where you only notice the people around you when you choose to. In a 30-suite building, that is very much the point.

The site itself was a land assembly of three low-rise properties on Davenport, including a small two-storey retail building. The result fills a gap in a stretch of Davenport that has been steadily rebuilt with boutique mid-rises over the last decade.

Suites built like houses, with lifts to the door

The smallest suites here start around 1,000 sq ft, and condos.ca records plans up to about 2,800 sq ft. Launch material went higher, quoting plans of more than 5,000 sq ft for the top of the building, so the largest suites were likely combined or reconfigured during sales. Ask for the registered floor plan rather than the brochure, and measure the rooms you care about yourself.

Ceilings were planned at roughly 2.7 to 3.4 metres, about nine to eleven feet, and about half the suites were designed with direct elevator access, so the lift opens into your own foyer. Kitchens were specified with European-style cabinetry and integrated Miele appliances, with wide-plank engineered hardwood and stone-clad bathrooms.

Every balcony and terrace was planned with a gas barbecue connection, and the penthouse was marketed with a private rooftop terrace and its own pool. Many plans have south-facing outdoor space, which in this location means a view back over Yorkville and toward the downtown skyline.

Why there is no gym, and what that means for your fee

The building’s only real shared amenity is the lobby. There is no fitness room, no party room and no pool for residents at large. Condos.ca lists only barbecue permission, which tells you the outdoor space is in the suites themselves.

That is a deliberate choice, and it cuts both ways. You are not paying to heat a pool or staff a gym you never use. But with only about 30 suites sharing the cost of the roof, the elevators, the garage and the staff, the fee per suite is still high. Small buildings do not get economies of scale.

It also means the reserve fund is carried by very few owners. A single large repair in a 30-suite building lands harder on each owner than the same repair in a 300-suite tower. That is not a reason to avoid it, but it is a reason to read the reserve fund study properly. Look at the contribution schedule over the next ten years, not just today’s balance.

Davenport and Dupont, day to day

This is the corner where Davenport and Dupont meet, the hinge between the Annex to the west and Yorkville to the east. Walk east along Davenport and you pass the design showrooms and boutique condos toward Avenue Road; walk south and you are into the Annex streets and down to Bloor.

Neighbouring boutique buildings include AYC Condos at Davenport and Bedford, a short walk east. The area is mostly residential with a strip of shops along Davenport, so it is quieter than Yorkville proper, with Yorkville’s restaurants a short walk away.

Davenport is a busy road at rush hour, and Dupont carries traffic too. Suites facing the street will hear it; terraces facing south away from the corner are calmer. The data panel on this page covers transit, schools and Walk Score.

Pricing and fees at 346 Davenport

With about 30 suites and only a handful of listings at any time, there is no meaningful building average yet. Pricing is driven by size, floor and terrace far more than by a per-square-foot number, and the few comparable trades are spread across very different suite types.

When the building launched, suites were advertised from roughly $900,000 to just over $1 million for the smallest plans. That was pre-construction pricing set years before occupancy, so treat it as history rather than a guide to today.

Fees here are high in absolute terms because the suites are large, and they cover common elements, building insurance and water only. Hydro, heat and cooling are not listed as included, so budget for them separately. If you are comparing against an older Annex building where heat and parking are bundled, the difference in true monthly cost can be smaller than the headline fees suggest, but run the numbers line by line. For a building this size, my building sold report is a better starting point than a building average.

Amenities at 346 Davenport

LobbyPrivate elevator access to many suitesGas barbecue connections on balconies and terraces

There is no amenity floor: the building puts its money into the suites, the private elevators and the terraces instead. If you want a gym or a pool in the building, this is not the place; if you would never use them, you are not subsidising them.

Jatin’s honest take on 346 Davenport

Who this building suits

Downsizers moving out of a midtown house who want 1,500 to 2,500 square feet, tall ceilings and a terrace with a barbecue, and who value privacy over amenities. It also suits buyers who already belong to a gym or club and do not want to pay for one in the building.

What I’d want you to check

Get the registered floor plan, not the marketing plan, because suite sizes changed between launch and registration. Confirm parking and locker allocation, and whether your suite has private elevator access. Read the reserve fund study with the small owner count in mind. As a building registered in 2023, ask about outstanding Tarion warranty items and deficiency claims before the warranty windows close.

The value question

This building is priced on scarcity: there are not many new suites of this size in the Annex and Yorkville that are not in a tower. You pay for that, and resale will always depend on finding the next buyer who wants the same thing. If you plan to stay a long time and the layout fits your life, the value is in the space and privacy. If you think you may sell within three years, a thin pool of comparables is a real risk.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
