Living here

Renters, Airbnb and elevators at 357 Albany Avenue Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 357 Albany Avenue Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 357 Albany Avenue Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

357 Albany Avenue Townhouses is a row of 14 two-storey condominium townhomes from 1988, tucked into a quiet stretch of Albany Avenue near Bathurst and Davenport. You get your own front door, an attached garage and a house-like floor plan in a part of the city where most people pay detached or semi prices for that. The catch is the same as with any small, older complex: the paperwork matters more than the finishes. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

357 Albany Avenue Townhouses is a 14-unit, two-storey condominium townhouse complex at 357 to 379 Albany Avenue, near Bathurst Street and Davenport Road on the Annex and Casa Loma border of midtown Toronto. It was built in 1988. The condominium corporation is MTCC-764, registered on 4 February 1988. A recent listing described a two-bedroom unit of roughly 1,000 to 1,200 sq ft with an attached garage, and named Meritus as the property manager.

A rowhouse enclave in a semi-detached neighbourhood

The streets around Bathurst and Davenport are mostly semis and detached houses, many from the early 1900s, with very few rowhouse enclaves. That makes a complex like this unusual. You live on a residential street like your neighbours do, but in a newer building, with shared costs and a corporation looking after the outside.

The complex was registered as a condominium in February 1988, and its addresses run from 357 to 379 Albany Avenue, so the units read from the street as a single row rather than a hidden courtyard. That matters for daily life: your front door is on a public residential street, with the trees, neighbours and street parking that come with it. Walk the full length of the row and the rear of the site, and see how your unit relates to the street and to whatever sits behind it.

Two storeys, two bedrooms and a garage

condos.ca records the complex as two storeys and 14 units. One recent listing described a two-bedroom, one-bathroom home of about 1,000 to 1,200 sq ft with an open main floor holding the kitchen, living and dining rooms, an attached garage, a fireplace, central air and a gas forced-air furnace. That listing also noted a patio deck, a concrete exterior and an energy-efficient heat pump added by the owner.

That is a practical plan for a couple, a small family or a downsizer who wants a front door and a garage without a full house. It is not a large home, and one bathroom is a real limit for some buyers. Ask whether any units have a second bathroom or a finished lower level, and compare carefully before you assume they are all the same.

The attached garage is the feature I would put first. Parking in this part of the city is tight, street permits are a hassle, and a garage you can walk into from your home is worth a lot both day to day and at resale.

Running a 14-unit, 1988 complex

With 14 owners, this is a small corporation. condos.ca does not list a property manager, but a recent listing named Meritus. Confirm who manages the complex today, what they are paid to do, and how often the board meets.

The complex is now more than 35 years old, which is the age when roofs, windows, exterior walls, decks and underground services come due. In a townhouse complex those are usually common elements, even though they feel like part of your own house. Read the declaration to see which parts are yours to maintain and which the corporation handles.

Ask for the most recent reserve fund study and see whether the plan for roofs and windows is funded. In a corporation this small, a big project is shared by only 14 owners, so a weak reserve can turn into a special assessment quickly.

Daily life near Bathurst and Davenport

You are close to the shops along Bathurst and Dupont, a walk from the Annex and Bloor Street to the south, and below the hill that leads up to Casa Loma and the Wychwood area. The panel on this page covers transit, schools and parks.

This pocket sits where the Annex, Casa Loma and Seaton Village meet, which means you are close to three different main streets: Bathurst for groceries and everyday errands, Dupont for newer shops and restaurants, and Bloor for the Annex strip and the University of Toronto. For a two-storey home with a garage, that is a lot of city within reach.

The rail corridor that runs across midtown is close to this part of Albany Avenue, so check for train noise and vibration at different times of day before you buy. Many owners stop noticing it; others never do.

Pricing: compare with houses, not condo towers

There is no reliable building average price per square foot here, and nothing was for sale when I checked; one unit was for rent. With 14 units, sales are infrequent, so you need to build your own comparable set.

I would start with recent sales of other condo townhouses and loft-style homes nearby. The Annex Loft Houses at 483 Dupont average about $795 per square foot and Castle Terrace at 645 Davenport about $799, which gives a reasonable sense of what this kind of space trades for in the area. Then compare with nearby semis and rowhouses, which will cost more in total but come with land.

Ask for the current fee and what it includes, and look at fee increases over the past five years. A fee that has barely moved in an older complex can be a sign that the reserve fund is behind.

Also ask your lender early. Some lenders look harder at very small, older condominium corporations, especially if the reserve fund is thin or the status certificate flags upcoming work. Knowing that before you firm up an offer saves a lot of stress later.

Amenities at 357 Albany Avenue Townhouses

Attached garagePrivate entrance

There are no shared amenities, and that is the point: no gym, pool or concierge to pay for. What you get is a private front door, a garage and a corporation that looks after the shared structure, which keeps fees lower than in amenity-heavy buildings.

Jatin’s honest take on 357 Albany Avenue Townhouses

Who this building suits

Couples, small families and downsizers who want a house-like home with a garage close to the Annex, and who do not need more than two bedrooms. It also suits buyers moving from a condo apartment who want their own front door without the upkeep of a 100-year-old house.

What I’d want you to check

Confirm the property manager, then read the reserve fund study, the past two years of board minutes and the budget. Ask when the roofs, windows and decks were last done and what is planned. Check which parts of the home are common elements, whether the garage is part of your unit, and what any renovations would require in board approval. Check noise from the nearby rail corridor.

The value question

A two-bedroom townhouse with a garage near Bathurst and Davenport is a sensible alternative to a semi that costs far more and needs more work. Its value depends on the health of a small, older corporation, so if the reserve fund is strong, this is a good long-term hold; if it is not, factor the shortfall into your offer.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
