Renters, Airbnb and elevators at Field House Towns

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Field House Towns?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Field House Towns

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Field House Towns is one of the few places downtown where a family can buy a new three-bedroom condo townhouse instead of a two-bedroom in a tower. Daniels built 24 of them on River Street in Regent Park in 2021, all-electric with heat pumps and rooftop solar, and they are small enough as a group that they rarely come up for sale. If you need space and a front door of your own close to the core, this is worth watching. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Field House Towns is a 24-unit condominium townhouse complex at 100 River Street (also listed at 55 Nicholas Avenue), at River Street and Wyatt Avenue in Regent Park, downtown east Toronto. It was developed by The Daniels Corporation as part of the Regent Park revitalization, designed by IBI Group, with interiors credited to HOK. It was completed in 2021; the condominium corporation is TSCC-2869, registered 2 September 2021, and condos.ca lists General Property Management as manager. The homes are three storeys, with three-bedroom and three-bedroom-plus-den plans of about 1,319 to 1,714 square feet.

Family-sized homes in a market of one-bedrooms

Almost everything built downtown in the last decade is a studio, a one-bedroom or a compact two-bedroom. Field House is the opposite: 24 three-storey townhomes, all three bedrooms or three bedrooms plus a den, from roughly 1,319 to 1,714 square feet.

That makes them a different product from the towers around them. You get your own entry, stairs instead of an elevator, and room for a home office and a child’s bedroom on separate floors. The stairs are the trade-off. Three storeys suits a family with young children or working adults, but it is a real consideration if you are planning to age in place.

On a typical three-storey plan, the main floor carries the kitchen and living space and the bedrooms are split across the upper floors, which gives parents and children, or two working adults, some separation. Plans vary, so ask for the floor plan of the specific home rather than relying on the marketing brochure.

UrbanToronto referred to the project as Field House EcoUrban Towns, and you may see that longer name on older marketing and listings.

All-electric, with heat pumps and solar

Daniels built these as all-electric homes. Published descriptions mention high-efficiency heat pumps, rooftop solar panels and triple-glazed windows, and UrbanToronto noted that the towns use renewable power and energy-saving materials.

In practice that means no gas bill, and your heating and cooling show up on your hydro bill. Heat pumps are efficient, but ask the seller for 12 months of hydro bills so you know what winter actually costs. Ask too who owns and maintains the solar panels and heat pumps: the owner of each home, or the condominium corporation. The declaration will say, and it affects both your fee and your repair costs.

Part of the Regent Park rebuild

Regent Park is in the middle of a long, mixed-income revitalization led by Toronto Community Housing and Daniels, replacing the original social housing with a mix of market condos, rentals and rebuilt community housing. Field House sits in Phase 3, on River Street at Wyatt Avenue.

UrbanToronto placed it immediately north of EVOLV, a 29-storey market rental tower with 346 apartments, and a block from the Daniels DuEast condo towers. The athletic grounds, the Regent Park Athletic Centre and the Pam McConnell Aquatic Centre are part of the same rebuild, and that is a large part of the appeal for families.

For a buyer, the mixed-income design is part of the deal. Your neighbours will include condo owners, market renters and community housing residents, and the shared parks and facilities are built for all of them. Most of my clients who choose Regent Park see that as a strength; if it is not what you want, it is better to know before you buy.

The flip side is that the neighbourhood is still under construction. Expect cranes and road work nearby for years as later phases go up. The automatic panel on this page covers transit, schools and parks in detail.

Parking, bikes and EV charging

condos.ca lists a parking garage, bike storage, electric vehicle charging and an outdoor patio for the complex. For a townhouse buyer, underground parking with EV charging is a meaningful plus, because street parking around Regent Park is limited.

Do not assume every home has a space or a charger. Confirm on the status certificate whether the unit you want owns a parking space, whether it has its own charger or uses a shared one, and how charging electricity is billed.

How to price a home that rarely trades

There were no Field House homes for sale at the time of writing, and condos.ca does not show a building average per square foot. With only 24 units, there will be long gaps between sales, and any one sale can move the averages a lot.

When one does come up, I would compare it in three directions: recent sales of the same plan here, larger two-bedroom-plus-den suites in nearby Regent Park condos such as One Park Place and DuEast, and freehold rowhouses in Cabbagetown and Corktown. The condo towers nearby trade in the low-$800s per square foot on condos.ca, and a new family-sized townhome with its own entry usually commands a different price than a tower suite.

Think about the holding period too. A small complex of family homes tends to have owners who stay longer, which is part of why sales are rare. If you buy here, plan to hold for years rather than months, and expect that when you sell, the pool of buyers looking for a downtown three-bedroom townhouse will be smaller but more motivated.

condos.ca does not list fee inclusions, so get the fee, what it covers and the reserve fund balance from the status certificate before you compare. Check the recorded sales in the data panel and my building sold report rather than relying on old asking prices.

Amenities at Field House Towns

Underground parking garageElectric vehicle chargingBike storageOutdoor patio

This is a townhouse complex, so there is no gym, pool or concierge; the amenities are practical ones like underground parking, EV charging and bike storage. The neighbourhood fills the gap, with the aquatic centre, athletic grounds and athletic centre built as part of the Regent Park rebuild.

Jatin’s honest take on Field House Towns

Who this building suits

Families and households of three or more who want new, energy-efficient space downtown and are comfortable with stairs. It also suits buyers who care about lower-carbon homes and want no gas service. It suits people who like being part of a neighbourhood that is still changing, not those who want a finished, settled street.

What I’d want you to check

Read the declaration to see who is responsible for the roof, solar panels, heat pumps and windows, because in townhouse condos that split varies a lot. Ask for a year of hydro bills, the reserve fund study and the performance audit from the first year after registration. Confirm parking, EV charging and any locker on the status certificate, and ask about construction planned on the blocks around you.

The value question

There is very little like this downtown: new, family-sized, all-electric and in a complex of only 24 homes. That scarcity supports value but also means you may wait a long time for one to come up. If you need three bedrooms and want to stay near the core, I think Field House is worth the wait; book a call and I will watch for it.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
