Living here

Renters, Airbnb and elevators at Eastwinds by The Park

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Eastwinds by The Park?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Eastwinds by The Park

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Eastwinds by The Park is a small complex I like to show buyers who want a townhouse with a park view and a short trip to Kennedy Station. It is 43 units from 2003 on Kennedy Road in Ionview, and the name is literal: the complex sits beside Goodlad Park. The numbers here are thin and sometimes contradictory, so I will tell you what I can confirm and what you need to check. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Eastwinds by The Park is a 43-unit, two-storey condominium townhouse complex at 901 Kennedy Road in the Ionview neighbourhood of Scarborough, Toronto. It dates to 2003. The condominium corporation is TSCC-1491, registered on 17 January 2003, and Synapse Property Management is listed as the manager. Condos.ca lists homes at about 1,109 to 1,295 sq ft. The maintenance fee covers common elements, building insurance, parking and water.

The park is the reason this complex exists

Goodlad Park sits beside the complex, with ball diamonds that host organised slo-pitch and plenty of open space. Listing descriptions here mention balconies with park views, basketball courts and bike trails, which is a better outlook than most townhouses on a major road get.

For a family, that means a park you can reach without crossing Kennedy Road. For anyone else, it means green space instead of another building across the way. Homes facing the park and homes facing Kennedy Road are not the same product, and I would expect buyers to pay for that difference.

Ask which side of the complex a home is on before you book the showing. It is the single biggest factor in how it will feel to live there.

Layouts, and a size question to settle

Condos.ca lists homes here at about 1,109 to 1,295 sq ft over two storeys. A recent listing described a three-bedroom, two-bathroom home in the 1,400 to 1,599 sq ft band, with an open living and kitchen area, nine-foot ceilings, a walk-in closet in the primary bedroom and a balcony, and no basement.

Those two size descriptions do not line up. Builders, listing agents and data sites measure differently, and some include balconies or stairs. If size matters to your decision, and in a townhouse it usually does, ask for the builder floor plan or measure the home yourself.

Listings describe surface parking rather than garages, plus visitor parking. If you need a garage for storage or a second car, this is probably not the right complex.

Nine-foot ceilings, where they exist, are a genuine plus in a townhouse of this age, since many complexes from the early 2000s were built with eight-foot main floors. Combined with an open kitchen and living area, they make a modest footprint feel larger than the number on the listing.

Kennedy Road between two transit stories

Eastwinds sits on Kennedy Road north of Eglinton, between Kennedy Station and the Lawrence Avenue corridor. Kennedy Station has been the end of Line 2 for decades, and since 8 February 2026 it has also been the eastern end of Line 5 Eglinton, which opens up a direct rapid transit trip west along Eglinton.

The old Line 3 Scarborough RT that ran up this corridor has been decommissioned. Its replacement is the Line 2 extension from Kennedy to Scarborough Centre and Sheppard and McCowan, which is under construction and expected around 2029 to 2030. Until it opens, trips north rely on buses. The data panel on this page shows the options from the door.

Living on Kennedy Road also means living with its traffic. Homes closest to the road will hear buses and trucks, and getting out of the complex at rush hour takes patience. Visit on a weekday morning as well as a weekend afternoon before you commit, and listen with the windows open.

A small corporation with a broad fee

With 43 units, this is a small condominium corporation. Owners share every major repair among relatively few households, so a careful board and a funded reserve are worth more here than in a big tower.

The fee covers common elements, building insurance, parking and water. Water is a useful inclusion in a townhouse complex, where it is often billed separately. Heat and hydro are on you, and listings describe forced-air gas heating with central air, so budget for both.

Ask for the last few years of budgets as well as the reserve fund study. In a complex this size, a single large repair, such as a full roof or roadway replacement, can be the main story of an entire decade, and you want to know where in that cycle you are buying.

Pricing, and why I distrust the average

Condos.ca shows an average of about $348 per square foot for this complex. That is low for Scarborough condo townhouses, and with only 43 units and few recent sales, I suspect the figure reflects a small or dated sample rather than today’s market. I would not rely on it.

There were no homes listed for sale when I checked, and two were listed for rent. With so little supply, the right approach is to price a home here against recent sales in this complex and in nearby townhouse complexes in Ionview and Kennedy Park, adjusted for the park-facing premium.

I would also keep an eye on rentals. Two homes were listed for lease when I checked, which in a 43-unit complex is a reminder that investors own some of the stock. That is normal near a station, but it is worth knowing how the board and the rules treat leasing.

When a home does come up, expect competition from buyers who have been waiting for exactly this combination of townhouse, park and station. My building sold report will show you what has actually traded here.

Amenities at Eastwinds by The Park

Visitor parkingSecurity systemEnter phone systemBBQs permitted

The complex has the essentials only: visitor parking, a security and entry system, and permission to barbecue. The real amenity is Goodlad Park next door, which does the job a party room or courtyard would do in a tower.

Jatin’s honest take on Eastwinds by The Park

Who this building suits

Young families and couples who want a townhouse with green space beside it and a reasonable trip to Kennedy Station. It also suits buyers who want water in the fee and no shared facilities to pay for. It is less suited to buyers who need a garage, a basement or room for more than one car, because the complex was not built around those.

What I’d want you to check

Settle the size question first by getting a floor plan. Then read the reserve fund study with a 2003 complex in mind: roofs, windows and balcony doors, balconies, exterior cladding, the private roadway and parking surfaces. Ask what has been replaced, what is next and whether the money is there. Pet and rental rules should come from the status certificate, not a listing, because listing descriptions for this complex do not agree on pets.

The value question

The location and the park give this complex a lasting appeal that a lot of Scarborough townhouses lack, and the transit picture improved in 2026. Because supply is so limited and the published average is unreliable, value here depends entirely on careful comparables. A park-facing home in a well-funded corporation is worth paying for. A road-facing home with major work ahead of it is worth waiting on.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
