Living here
Renters, Airbnb and elevators at Churchill Park Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Churchill Park Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Churchill Park Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Churchill Park Condos is what I show buyers who are leaving a house in Forest Hill or the Annex and do not want to feel like they moved into a tower. It is a round building of only 45 suites, never more than four to a floor, with suites that start around 1,100 sq ft and a two-storey lobby with a concierge. The trade-off is that you are buying into a very small community where every owner’s vote and every repair bill counts. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Churchill Park Condos is a 45-suite boutique condominium at 336 Spadina Road, just south of St. Clair Avenue West in the Casa Loma and Forest Hill South area of midtown Toronto. It was developed by Tower Hill Developments and designed by Quadrangle Architects (now BDP Quadrangle), and was completed around 2011. Condos.ca lists it at 13 storeys; UrbanToronto and Toronto Life describe it as 14. The condominium corporation is TSCC-2195, registered 9 November 2011, and management is reported as Goldview Property Management. Suites run roughly 1,077 to 3,352 sq ft. Maintenance fees include heat, water, parking, building insurance and common elements.
Churchill Park Condos at a glance
A round tower with no more than four suites a floor
The first thing people notice is the shape. Quadrangle designed Churchill Park as a cylindrical tower in stone, glass and precast, which means almost every suite gets a wide, curved sweep of window instead of one flat exposure. Toronto Life described it as a 14-storey round tower when it was new; condos.ca counts 13, so expect the difference to come down to how the penthouse levels are counted.
The second thing is density, or the lack of it. The plan caps each floor at four suites, so the hallway outside your door is a short landing, not a corridor of doors. With 45 suites in total, you will know most of your neighbours by sight within a year. For many buyers coming out of a detached house, that is the whole point.
Every suite was designed with a balcony, a terrace or both. On a round floor plate those outdoor spaces wrap rather than project, so check the depth as well as the square footage before you assume a terrace will hold a dining table.
House-sized layouts and 9’6” ceilings
Suites here start at about 1,077 sq ft and run past 3,300 sq ft. There are no studios and no investor-sized one-bedrooms. That mix keeps the building almost entirely owner-occupied in character, and it is why resales are infrequent: when there are only 45 suites, one or two listings a year is normal.
The developer’s published specifications called for 9’6” ceilings, hardwood in the living areas and bedrooms, and a choice of marble, limestone, granite or hardwood in the foyer. The top of the building includes two-level penthouse suites; Toronto Life profiled one with a wraparound terrace, a fireplace and a rough-in for a private elevator.
Because owners chose their own foyer finishes and many have renovated since, two suites with similar plans can look very different. Price the finishes and the view separately from the floor plan, and ask which upgrades are original.

The amenities are scaled for 45 households
For a building this small, the shared spaces are generous: a 24-hour concierge in the two-storey lobby, a fitness room, a yoga studio, a steam room and a private treatment room, a party lounge, a private dining room with a catering-sized kitchen, a meeting room and a guest suite. Visitor parking and a parking garage round it out.
The catch with a full amenity package in a 45-suite building is cost per owner. A concierge desk staffed around the clock and a steam room have to be paid for by very few households, which is one reason fees here are high per suite. You are buying service, and you should value it as such.
Living on this stretch of Spadina
This part of Spadina Road sits above the old Lake Iroquois shoreline, with the Annex down the hill to the south and Forest Hill and St. Clair West to the north. The building takes its name from Sir Winston Churchill Park, the large green space a short walk north at Spadina and St. Clair, and the street itself is mostly houses, trees and a handful of low buildings.
Next door, at 342 Spadina, is The Churchill, a 20-suite low-rise from 1986. The two are often confused in searches, so make sure the comparable sales you are shown are from the right building. The shops and restaurants of St. Clair West and Forest Hill Village are within reach on foot, and transit, schools and parks are shown in the data panel on this page.
What I like about the location for this buyer profile is that it is quiet without being remote. You come home to a residential street rather than an arterial, yet you are not dependent on a car for groceries, coffee or a doctor’s appointment on St. Clair. For people giving up a driveway and a garden, that daily ease matters more than any amenity.
What Churchill Park trades at
Condos.ca reports a building average of about $1,246 per square foot. That is a clear premium to older Spadina neighbours such as The Churchill next door at about $551, and it reflects the newer construction, the boutique suite count and the larger, finished layouts.
The maintenance fee is high in absolute terms because suites are large and the staffing is full-time, but remember what it includes: heat, water, parking and building insurance on top of common elements. Hydro and cooling are typically your own, so ask for a year of utility bills from the seller.
When I checked, there was a single suite for sale and none for rent, so there is no meaningful asking range to quote. With so few trades, I price suites here against the building’s own sales history and against comparable boutique buildings in Forest Hill and Yorkville, adjusted for floor, view and terrace. Ask me for the building sold report for the recorded sales.

Amenities at Churchill Park Condos
This is a service building rather than a resort building: there is no pool, but the concierge, steam room, private dining room and guest suite cover what downsizers actually use. With only 45 suites sharing them, the spaces are rarely busy.
Jatin’s honest take on Churchill Park Condos
Who this building suits
Downsizers from Forest Hill, the Annex and Rosedale who want house-sized rooms, a concierge and a short hallway, and who plan to stay for years. It also suits buyers who value privacy over a long amenity list, since four suites a floor means very little traffic past your door.
What I’d want you to check
In a 45-suite building, the reserve fund carries a lot of weight per owner. Read the reserve fund study and the last two years of board minutes, and look specifically at the window and curtain-wall program, since curved glazing is expensive to repair. Confirm the exact parking spaces and locker in the status certificate. The building lists a pet restriction, so ask for the current rule in writing if you have a pet. Finally, make sure every comparable you are shown is from 336 Spadina and not The Churchill at 342.
The value question
At roughly $1,246 per square foot with heat and parking in the fee, you are paying a premium for low density and size. Against new boutique projects in Forest Hill asking well above that from developer inventory, a 2011 building with a track record and a reserve fund you can examine is a fair proposition. It is not a quick-flip building; with this few sales, buy it to live in.
