Leases 89%Sales 11%

Renter-heavy building. Of 170 deals here in the last 24 months, 151 were leases and 19 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Linx Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Linx Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Linx Condos towers over the low-rise streets around Main and Danforth, and it was built on one idea: transit. It is a 27-storey Tribute Communities tower registered in 2024, with the subway, GO train and streetcar all close by and an 1887 house moved and saved inside its podium. Right now it is also a buyer’s building, with 15 suites listed for sale at once. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Linx Condos is a 27-storey, 371-suite condominium at 286 Main Street, on the west side of Main between Danforth Avenue and Stephenson Avenue in East End-Danforth, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was developed by Tribute Communities with Greybrook Realty Partners and designed by Turner Fleischer Architects, with interiors by Patton Design Studio. The condominium corporation is TSCC-3034, registered on 12 February 2024. Condos.ca does not list a property manager or fee inclusions. Suites run from about 440 to 1,214 square feet.

A tower built around a transit hub

Linx sits on the block of Main Street just south of Danforth, between Main Street subway station to the north and Danforth GO station to the south. That pairing is rare in the east end: a subway line and a GO line within the same short stretch of street. The data panel on this page shows the exact stations and routes.

At 27 storeys and about 89 metres, it is far taller than anything around it, and the upper floors have long, open views in every direction over the low-rise east end. That is the main reason to buy high here. Lower floors face the busy Main and Danforth corner and neighbouring low-rise buildings.

Turner Fleischer designed the tower, Patton Design Studio did the interiors, and ERA Architects worked on the heritage piece. Tribute is a large GTA builder with many towers completed, and Greybrook was the financial partner.

The 1887 house in the podium

The most unusual thing about Linx is a house. An 1887 home on the site was added to the City of Toronto’s Heritage Register during the approvals, and during construction it was jacked up and moved to another spot on the site so it could be built into the north end of the podium.

It is worth looking at before you buy, because it shapes the street face on Main and gives the base of the building some character that most new towers lack. Ask what the heritage house is used for today and whether its upkeep is a common expense, since heritage elements can carry their own maintenance and permit requirements.

Construction started with shoring and heritage work in late 2020, and the corporation registered in early 2024. That is a typical timeline for a tower of this size and means the building is still in its first years of operation, with its first reserve fund study recently done or under way.

Parking is scarce, and the suites are compact

The construction report described two underground levels with 129 spaces, 111 for residents and 18 for visitors, plus four visitor spaces at grade. With 371 suites, fewer than one in three has a car space. That was a deliberate choice for a transit site, but it means a suite with parking is a different, rarer product here and should be priced that way.

Condos.ca shows suites from about 440 to 1,214 square feet. The current listings cluster in the 500 to 699 square foot range: one-bedrooms, one-plus-dens and small two-bedrooms. Larger suites exist, but most of the building is compact, which suits singles, couples and investors more than families.

Condos.ca lists a day care centre among the building’s features, along with a concierge, business centre, gym, party room and outdoor patio. A day care in the building is useful for young families, but ask whether it is operating, who runs it and how its space is separated from residential common areas.

Main and Danforth day to day

This corner is a working transit intersection more than a scenic one. You get the Danforth shops and restaurants to the north and west and quieter residential streets toward the Upper Beach to the south. Expect bus traffic and crowds at rush hour right outside.

For a car-free household, the daily reality is good. Groceries, coffee and the Danforth strip are on foot, Line 2 runs west across the city along Bloor-Danforth, and the GO line gives you a second route east or into Union Station. If you drive every day and do not have a space, think hard, because street parking near a busy station is not a plan.

Sites near subway stations are where Toronto expects new density, so the low-rise view from a given window is not guaranteed forever. Before you pay extra for a particular exposure, check the City’s development application map for nearby sites.

A buyer’s market inside one building

Condos.ca puts the building average at about $868 per square foot. That is reasonable for a brand-new tower on the subway, and below what many new launches in the city are asking. New buildings often see a wave of resales and rentals as first owners close, and Linx is in that wave now.

When I checked there were 15 suites for sale and several for rent. Eight listings in the 500 to 699 square foot range were asking from about $360,000 to $564,000, with one-bedrooms at the low end and small two-bedrooms at the top. Fees on those listings ranged from about $350 to $502 a month, averaging roughly $0.72 per square foot.

With that much choice, you do not need to overpay. Compare suites on floor, exposure, parking and locker, and look at how long each has been listed. Condos.ca does not show what the fee includes, so get that from the status certificate before you compare monthly costs.

Rentals matter here too. With several suites for lease at the same time as the resale supply, landlords compete for tenants, which can soften rents in the short term. Investors should run their numbers on a conservative rent and a full year of fees and taxes, not on the best lease in the building.

The amenity list is solid for a new tower: concierge, gym, party room, outdoor patio and a business centre that is genuinely handy for remote work. Confirm the hours and booking rules, since amenity use in a 371-suite building can be busy.

Jatin’s honest take on Linx Condos

Who this building suits

Commuters who want the subway and GO on one corner, first-time buyers and investors looking at compact one-bedrooms, and anyone who does not need a car. Higher floors suit buyers who want long views over the east end at a price below downtown towers.

What I’d want you to check

Confirm parking and locker for the suite, given how few spaces there are. Ask for the status certificate, the first reserve fund study, the budget and the fee inclusions, none of which are shown in the listing data. In a new tower, also ask about outstanding Tarion warranty items and deficiency work in common areas, and how the heritage house and day care space are maintained.

The value question

At about $868 per square foot with 15 suites on the market, this is a good time to negotiate. I would pay for height, a clear view and parking, and be patient on low-floor, no-parking one-bedrooms, which are the most common and the slowest to sell. Expect resale values here to settle once the first-owner wave passes.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
