Renters, Airbnb and elevators at Crescent Road Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Crescent Road Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Crescent Road Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Crescent Road Townhouses are what many Rosedale downsizers actually want: a three-storey home with a fireplace and a garage, on one of the best streets in the city, without a lawn to cut. There are only ten of them, built in 1983, and one comes up rarely. The catch is age, and I will be specific about what that means. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Crescent Road Townhouses is a ten-home condominium townhouse complex at 94 Crescent Road, Toronto M4W 1T5, in the Rosedale-Moore Park area. It was built in 1983, and the corporation, MTCC-604, was registered on 11 March 1983. Prohouse Management is listed as property manager. Condos.ca lists a parking garage and visitor parking.
Crescent Road Townhouses at a glance
Townhouses, not a building
This is a complex of ten condominium townhouses rather than an apartment building. Condos.ca lists it as one floor, which reflects how the database records townhouse complexes, not the homes themselves; a 2018 blogTO feature described a home here as three storeys.
That matters for daily life. You get your own front door and a vertical house plan, but you also get stairs: living space on one level, bedrooms above, and more stairs to whatever sits at the top. Buyers planning to stay into their 80s should walk the stairs twice before deciding.
The complex dates from 1983. That gives you a mature setting with established trees, and a complex that has had four decades to settle its rules, its routines and its owners.
What the homes are like inside
The blogTO feature described a two-bedroom plan with an ensuite bathroom for each bedroom, a primary bedroom with a walk-in closet and a sitting area, hardwood floors, a living room with a wood-burning fireplace, and French doors opening to four balconies. Bright main rooms and plenty of outdoor space are a recurring theme.
The same article noted that the kitchen and bathrooms in that home looked dated and likely needed work. That is typical for a 1983 complex where owners have stayed for decades. Expect to find a range of conditions across the ten homes, from original finishes to full renovations, and price your offer around the renovation, not the address.
A wood-burning fireplace is a real pleasure in a Rosedale winter, but ask when the chimney was last inspected and swept, and whether the corporation or the owner is responsible for it. The declaration decides that, and so does insurance.

The garage and the age of the complex
Condos.ca lists a parking garage and visitor parking. Garage parking in a ten-home Rosedale complex is a real advantage, but a garage of this age is also where most of the big bills hide. Ask when the garage membrane, waterproofing and drainage were last done, and what the reserve fund study says about them.
After more than 40 years, the roofs, windows, balconies, masonry and garage are all at or past their first replacement cycle. Some of that work has likely been done already; the question is what is left and whether the reserve fund can pay for it without a special assessment. Read the reserve fund study and the board minutes together, and ask the manager what projects are planned for the next five years.
Ten owners, one board
With ten homes, the board is drawn from a small group of neighbours, and Prohouse Management handles the day-to-day work. That combination usually keeps decisions practical, but it also means one or two owners can carry a lot of weight on big projects such as a garage repair or a window program.
Ask how long the current owners have been there and whether any are planning to sell. In a complex this small, a wave of new owners can change the tone of the board quickly, and a long-settled group often has firm views on renovations, exterior changes and how the grounds are kept.
Also ask what owners may change on their own. Windows, doors, balconies and anything visible from the street are usually controlled by the corporation in a townhouse complex, and approval rules matter if you plan to renovate.
Crescent Road, day to day
Crescent Road curves through Rosedale among large houses and old trees. The blogTO feature pointed to the Park Drive Reservation Lands nearby, a forested ravine used for walking and mountain biking, which is one of the best reasons to live here. The ravine road was closed to cars in 1973, and its trail now forms part of the Beltline Trail, with Milkman’s Lane leading off toward Craigleigh Gardens, according to the Cultural Landscape Foundation.
Shops and errands are on Yonge Street, and the data panel on this page shows the transit, school and walkability details. Much of Rosedale sits within heritage conservation districts, so the streets around you are unlikely to change much.
What Crescent Road Townhouses cost
Condos.ca does not publish a building average per square foot for this complex, and when I checked there was a single home listed for sale and none for rent. One listing is not a market, so I will not quote it, and with ten homes total, a meaningful sold history takes years to build.
To price a home here, I would compare it with three groups: other townhouse condominiums in Rosedale and Moore Park, freehold semis and small houses on nearby streets, and large suites in the low-rise condo buildings along Crescent Road. Townhouse condos in this area tend to sit between the apartment and freehold markets.
Fees in an older townhouse complex reflect the garage, the grounds and the reserve fund. Condos.ca does not list fee inclusions here, so get the budget from the status certificate and confirm which utilities each home pays directly. A higher fee with a healthy reserve fund is usually better value than a low fee with major work ahead.

Amenities at Crescent Road Townhouses
There are no shared amenities beyond parking, and for a ten-home townhouse complex that is normal. Your amenities are your own balconies, your fireplace and the ravine trails a short walk away.
Jatin’s honest take on Crescent Road Townhouses
Who this building suits
Rosedale and Moore Park owners leaving a large house who still want a house-like layout, a fireplace and a garage, and buyers who would rather have a front door than a lobby. It suits people comfortable with stairs and with a renovation project.
What I’d want you to check
Read the reserve fund study, the last two years of board minutes and the status certificate, with particular attention to the garage, roofs, windows and balconies. Confirm which parking space belongs to the home and whether there is a locker. Ask who is responsible for chimneys, decks and windows under the declaration, and budget for updating kitchens and bathrooms in an unrenovated home.
The value question
The value here is in the setting: a townhouse on Crescent Road with garage parking costs far less than a freehold house on the same street. The risk is in the age of the complex and the condition of each home. If the reserve fund is healthy and the price reflects any renovation needed, this can be one of the better ways to stay in Rosedale. If either of those is unclear, walk away and wait for the next one.
