Renters, Airbnb and elevators at 26 Wingarden Court Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 26 Wingarden Court Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 26 Wingarden Court Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

26 Wingarden Court is one of the larger and older condo townhouse complexes in Malvern: 140 homes, registered in 1978, a few years after the first residents arrived in this planned community. Its size is its biggest strength, and its age is the thing you need to read up on. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

26 Wingarden Court Townhouses is a 140-home condominium townhouse complex at 26 to 90 Wingarden Court in Malvern West, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Neilson Road and Finch Avenue East. It was built in 1978, and the condominium corporation is YCC-402, registered on 19 July 1978. Condos.ca lists Shiu Pong Management as the manager and does not record a builder or fee inclusions. Listed amenities are BBQs permitted, garage parking and visitor parking.

Early Malvern, at real scale

Malvern was farmland until the late 1950s, when the Canada Mortgage and Housing Corporation expropriated it to build a model community of affordable homes. The first residents moved in in 1972. YCC-402, registered on 19 July 1978, is from the first wave of condominium townhouses that followed.

Condos.ca records 140 homes here, which makes this one of the bigger townhouse corporations in the area, nearly three times the size of 151 Wickson Trail Townhouses across Neilson Road. Scale helps: a roof programme or a repaving job is shared by 140 owners rather than 50, and a larger budget can usually support a more stable reserve fund.

Scale also has a cost. A bigger complex has more roofs, more windows and more asphalt to replace, and it can be harder for a volunteer board to stay on top of everything. Whether this corporation has kept up is the main thing I would want to know.

Two very different ways to live on Wingarden Court

Wingarden Court also has a high-rise. 100 Wingarden Court is a 19-storey, 300-suite condominium from 1987 whose fee covers heat, hydro, parking and water, among other items. Buyers in this pocket often end up comparing the two.

The trade is the usual one. The tower gives you elevators, bundled utilities and someone else handling everything. The townhouses give you a front door at grade, garage parking and whatever outdoor space the declaration assigns to the home, in exchange for paying your own utilities and taking more interest in the exterior.

Condos.ca lists a parking garage for the townhouses. Ask whether each home has its own built-in garage or whether there is a shared structure. That decides who pays for repairs to slabs, doors and drainage.

What I would check in a 1978 townhouse

Shiu Pong Management is the manager on record, and condos.ca does not list what the fee includes. Ask for the status certificate early. Look at what the fee covers, the reserve fund balance against what the study says is due, and whether any special levy has been charged in the past decade.

At 48 years old, the complex has renewed its original roofs and probably windows, doors and paving at least once. Find out when, and when the next cycle is expected. Read the declaration for who owns windows, doors and the backyard; in many complexes the yard is exclusive-use common element, so fences and decks need approval.

Inside, have an inspector check the electrical system, because homes of this era can include aluminum branch wiring, and the lowest level for any water history. Note the age of the furnace, air conditioner and water heater. Two homes with the same layout can need very different amounts of work.

Next to a mall that wants to become a neighbourhood

Wingarden Court sits near Neilson Road and Finch Avenue East, a short distance from Malvern Town Centre at Tapscott and Neilson. The mall opened in the late 1980s, and its main tenants today include a supermarket, a gym and a discount clothing store, which covers a lot of daily errands.

That mall is where the biggest change is proposed. DavPart Inc. has applied to redevelop the site in 10 phases, demolishing the mall gradually. The first phase proposes two towers of 39 and 32 storeys with 877 homes and ground-floor retail. The application is under City review, so timing is uncertain. If it goes ahead, expect years of construction close by and, eventually, many more neighbours and new retail.

Transit is the other open question. The City’s proposed Eglinton East LRT includes a branch up Neilson Road ending at Malvern Town Centre. As of April 2026 it had no opening date, and the province said it was not on its priority list. I would value it at zero today and treat it as upside. The panel on this page shows current TTC options.

For green space, the Rouge River runs through the northeast of Malvern, and Rouge National Urban Park and the Toronto Zoo are in the vicinity.

Pricing: lean on the sold data

One home was listed for sale at the time of writing, and condos.ca does not publish a size range or an average price per square foot for this complex. One listing is not enough to judge the market, so start with the sold data in the panel above, which in a 140-home complex should have more trades behind it than at the smaller complexes nearby.

Then compare against other 1970s Malvern townhouse complexes such as 151 Wickson Trail, and against newer stock like Woodside Village, a 132-home complex on Pinery Trail completed in 2005. A 1978 home should trade below the newer complex; how far below depends on its condition and on the corporation’s finances.

Ask for the current fee, what it covers and how it has changed over the past three years. Steady, modest increases are what a well-run corporation looks like; a long freeze followed by a sharp jump usually means the reserve fund was catching up.

If you are also looking at freehold semis and detached homes in Malvern, run the monthly numbers side by side. Add the condo fee to the mortgage on the townhouse, and add a realistic allowance for roof, windows and exterior upkeep to the freehold. The gap is often smaller than the purchase prices suggest, and that comparison is the honest way to decide which one fits your budget.

Jatin’s honest take on 26 Wingarden Court Townhouses

Who this building suits

Families and first-time buyers who want a townhouse with a garage at one of the lower price points in Toronto, with groceries and a gym at the mall nearby. It also suits buyers comparing against 100 Wingarden Court who want more space and their own front door.

What I’d want you to check

Read the reserve fund study with the size of the complex in mind: roofs, windows and doors, paving and garages across 140 homes is a lot of future spending. Confirm the fee inclusions, any special levies in the past decade, and whether utilities are separately metered. Read board minutes for planned projects, and have an inspector check wiring and the lowest level.

The value question

A 140-home complex has the scale to fund its maintenance well, and the mall redevelopment and proposed LRT are possible long-term upside. I think this is fair value for an owner-occupier with a long horizon if the reserve fund is healthy. If it is thin, the size of the complex means the catch-up will be expensive, and that belongs in your price.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
