Renter-heavy building. Of 29 deals here in the last 24 months, 22 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Waldorf Astoria Lofts?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Waldorf Astoria Lofts

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Waldorf Astoria Lofts is the building I send people to when they want to live between Church Street and Yorkville and their budget says no to a new tower. It is a former hotel on Charles Street East, turned into condominium suites in 1990, and its fee covers almost every utility you would otherwise pay yourself. The fee number scares buyers off; the math often brings them back. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Waldorf Astoria Lofts is an 8-storey, 131-suite condominium at 80 and 88 Charles Street East in the Church–Wellesley area of downtown Toronto, a short walk east of Church Street. It is a conversion of the former Waldorf Astoria Hotel, completed as condominiums in 1990 by 80-88 Charles Street East Developments Corporation. The condominium corporation is MTCC-915, registered 12 September 1990. Maintenance fees include common elements, heat, hydro, water, air conditioning, building insurance and parking. Suites run from about 379 to 1,278 square feet.

A mid-century hotel, not a warehouse

Most buildings in this part of Toronto with “lofts” in the name were factories. This one was a hotel. The Waldorf Astoria on Charles Street East was a known address for decades before it became condominiums in 1990, and the exterior still reads like it: dormer windows, curved bays and heavy corner quoins, more old Toronto apartment hotel than brick-and-beam warehouse.

The sources do not agree on exactly when the hotel was built. One listing describes it as a 1950s building, while the condos.ca overview says it was well known from the 1960s. Either way you are buying into a structure that is roughly 60 to 70 years old with a condominium history that is now more than 35 years long.

The complex is two connected blocks at 80 and 88 Charles. One listing describes them as rising 8 and 9 storeys; condos.ca records 8 storeys and 131 suites for the corporation as a whole. If you see a smaller suite count online, it usually refers to just one of the two addresses.

Hotel-room bones: what the layouts are really like

Because the building started as a hotel, suites are compact and efficient rather than open and lofty. Sizes run from about 379 square feet for the smallest studios up to roughly 1,278 square feet, with most of what trades here being studios and one-bedrooms. Do not expect 12-foot ceilings or exposed beams; the word “loft” in the name is branding more than architecture.

What you do get is sensible planning. Recent listings describe little wasted space, generous closets, ensuite laundry and private lockers, which is more than many hotel conversions managed. Check that the suite you like actually has laundry and a locker, since in an older conversion those details can vary from one suite to the next.

Studios here are among the lowest-cost ways to own in this pocket of downtown, which makes the building popular with first-time buyers and with investors. That mix is worth understanding before you buy: ask the status certificate how many suites are leased, and look at whether the rules restrict short leases.

Life on Charles Street East

Charles Street East is a quiet, tree-lined residential street between Church and Jarvis, and the Waldorf sits close to the Church end. That puts you within an easy walk of the Church–Wellesley Village, the Bloor-Yonge shopping strip and the edge of Yorkville, while the street itself stays calmer than Bloor or Yonge.

Charles Street has filled in with towers over the past two decades. X Condos and X2 rise to the east, Paxton Place and the Casa buildings are close by. Suites facing the street may look onto neighbouring towers rather than open sky, so stand at the window before you commit.

The automatic panel on this page covers transit, schools and walkability, so I will not repeat those numbers here. The short version is that this is a pocket for people who want to walk to everything and do not need a car most days.

Rooftop, sauna and gym in an older building

For a 1990 conversion, the shared spaces are reasonable: a gym, a sauna and a rooftop deck with barbecues, plus a security system and an underground garage. There is no pool and no large party-room complex, which keeps the amenity budget modest.

The rooftop is the space that matters. In a neighbourhood of towers, a shared outdoor deck is how most owners here get fresh air, since many of the smaller suites do not have balconies. Ask to see it, and ask the status certificate whether any roof or deck work is planned.

Why the fee looks high, and why that is misleading

condos.ca puts the building average at about $692 per square foot, which is low for a location this close to Church and Bloor. Newer glass towers on Charles Street generally trade at a clear premium to that figure, so the Waldorf is one of the cheaper ways into the area by area purchased. Part of that discount is age and part is layout, and you should weigh both rather than treat the low number as a bargain on its own.

The trade-off is the fee. Across the suites currently listed, fees work out to about $1.73 per square foot a month, which looks expensive next to a new tower in the $0.60 to $0.80 range. But the fee here includes common elements, heat, hydro, water, air conditioning, building insurance and parking. In most newer buildings, hydro and air conditioning are on your own meter and parking is extra, so add those back before you decide which building is cheaper to live in.

At the time of writing, three suites were listed for sale, a studio and two one-bedrooms, with asking prices from about $299,000 to $499,000. Parking is included in the fee structure, but listings indicate spaces are bought or rented separately in the building, so confirm whether a specific suite actually comes with one. For aggregate recent trades, see my building sold report.

Jatin’s honest take on The Waldorf Astoria Lofts

Who this building suits

First-time buyers who want a downtown address within walking distance of Church Street, Bloor-Yonge and Yorkville at a price per square foot well below new towers. It also suits buyers who want predictable monthly costs, since almost every utility is bundled, and investors looking for a studio or one-bedroom in a strong rental location.

What I’d want you to check

This is a 1990 conversion of a much older hotel, so read the reserve fund study closely for windows, the roof and rooftop deck, plumbing risers, the elevators and the garage. Bundled hydro and air conditioning are a benefit until energy costs rise, so look at the trend in fees over the last five years. Confirm who manages the building, since two firms appear in public sources, and confirm whether your suite has laundry, a locker and parking.

The value question

At roughly $690 per square foot with utilities included, the Waldorf is honest value for what it is: a compact, central, older suite. You will not get loft ceilings or new-build finishes, and resale will always trail the newer towers. For a buyer who plans to live here and wants the lowest all-in monthly cost in this neighbourhood, I think it deserves a serious look, provided the reserve fund is healthy.

The Waldorf Astoria Lofts — frequently asked questions

Was The Waldorf Astoria Lofts really a hotel?

Yes. The building was the Waldorf Astoria Hotel on Charles Street East before it was converted into condominium suites in 1990.

Are these real lofts?

Not in the warehouse sense. The suites are compact conversions of hotel space, without the exposed brick, beams or very high ceilings people associate with lofts.

What do the maintenance fees include?

Common elements, heat, hydro, water, air conditioning, building insurance and parking. That is close to all-inclusive, which is why the fee per square foot looks high.

How big are the suites?

Roughly 379 to 1,278 square feet, with studios and one-bedrooms making up most of the building.

Does every suite come with parking?

No. Parking appears in the fee inclusions, but listings indicate spaces are bought or rented separately within the building. Confirm parking for the specific suite before you firm up.

What amenities does the building have?

A gym, a sauna, a rooftop deck with barbecues, a security system and an underground garage. There is no pool.

Who manages the building?

How does it compare with X Condos down the street?

X Condos at 110 Charles is a much newer, taller glass tower with a larger amenity package and a higher price per square foot. The Waldorf is older and smaller-scaled, with a lower purchase price and more utilities in the fee.

Who is this building best for?

Buyers who want to walk to Church Street, Bloor-Yonge and Yorkville, value an all-inclusive fee and are comfortable with an older building and compact layouts.
