Renters, Airbnb and elevators at Residences of Russell Hill
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Residences of Russell Hill?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Residences of Russell Hill
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Residences of Russell Hill is what a lot of buyers leaving houses in Forest Hill and South Hill actually want and cannot find: a real townhouse, often with its own elevator, underground parking and someone else looking after the roof and the snow. There are only 25 of them, on a quiet street beside Sir Winston Churchill Park, and they rarely come up. The fees are high, and you should understand exactly what they buy you. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Residences of Russell Hill is a condominium townhouse enclave of 25 homes at 260 Russell Hill Road, just off St. Clair Avenue West beside Sir Winston Churchill Park, in the South Hill and Casa Loma area of midtown Toronto. It was developed by Prombank and completed in 1999. The condominium corporation is MTCC-1242, registered 12 April 1999, and condos.ca lists Royale Grande Property Management. Maintenance fees include common elements, building insurance, cable TV, parking and water.
Residences of Russell Hill at a glance
A townhouse enclave, not an apartment building
condos.ca records this as a one-storey building, which is misleading. These are multi-level condominium townhomes. Torontoism described one end unit as a four-level home connected by an elevator and a curved staircase, with two-car parking reached directly from the basement, and a recent listing on Wahi described another as served by a private four-stop elevator with direct entry from two underground spaces.
That is the core appeal. You get the vertical layout and private front door of a house, with formal living and dining rooms and fireplaces in the larger plans, but you take the elevator from your parking space to your bedroom floor. For downsizers who are not ready for an apartment, or who have mobility in mind for the future, that combination is very hard to find in midtown.
The enclave has controlled entry. The Wahi listing mentioned fob access and security cameras. Do not expect a concierge desk or a lobby; this is a private, gated-feeling community rather than a staffed building. For owners who travel, that means arranging your own checks on the house while you are away, the way you would with a detached home.
Beside Sir Winston Churchill Park
The setting is the other half of the story. Torontoism noted that the complex abuts Sir Winston Churchill Park, and the Wahi listing described unobstructed park views. The park covers the reservoir lands at St. Clair and Spadina, and the Nordheimer Ravine runs nearby, so some homes here look out over mature trees rather than streets. Ask which homes face the park; that view is a large part of what you are paying for, and it is not shared equally across all 25.
Russell Hill Road itself is one of the most established residential streets in the city, with large houses and old trees, and you are a short walk from St. Clair West and the shops around Avenue Road. The automatic panel on this page covers transit, schools and parks in more detail.
A useful comparison is 200 Russell Hill, on the same street. The Globe and Mail described it as Hirsh Development Group’s five-storey, 22-suite building, aimed at house owners and finished around 2018 with suites from 2,000 to 5,000 square feet. It is newer and more amenitized, with concierge and valet. 260 is older and has no shared amenities, but it gives you a true townhouse with your own front door.

Inside the homes: size, layout and outdoor space
condos.ca records a suite size of about 3,334 square feet, and the current listings are three- and four-bedroom homes with dens. That is house-sized living. Torontoism’s end unit had three bedrooms, a traditional dining room, formal rooms with fireplaces on two floors and an eat-in kitchen opening to a private terrace.
Outdoor space is private rather than shared. Torontoism mentioned a small private backyard, and the Wahi listing described a walled garden with a gas barbecue connection. End units get light on three sides, which matters in a row of attached homes; interior units will be darker through the middle.
Because these homes are now more than 25 years old, finishes vary widely. Some will have been fully renovated, others will be close to original. Budget for that difference rather than paying a renovated price for an original kitchen. In a townhouse, also check whether the corporation or the owner is responsible for items like the private terrace membrane, the front door and the windows; condominium declarations divide those differently, and it changes what you will pay over time.
Pricing and fees: house money with condo costs
At the time of writing there were three homes for sale, asking roughly $2.8 million to $3.0 million, with monthly fees across those listings of about $2,670 to $2,810. condos.ca did not show a building average per square foot, which is common for a small enclave with few sales.
Those fees are high in dollar terms, but on a home of roughly 3,300 square feet they work out to well under a dollar per square foot. They include common elements, building insurance, cable TV, parking and water. Heat and hydro are not on the inclusion list, so in a four-level home you will pay for your own heating and cooling.
With only 25 homes and few sales in any year, there is no deep pool of comparables here. Pricing comes down to size, end or interior position, park view and the level of renovation, so look at several years of history rather than the last sale alone. The real comparison is against owning a detached house nearby: no roof, snow or exterior maintenance on your own schedule, versus a monthly fee and a board’s decisions. My building sold report can pull together what homes here have actually traded for.

Amenities at Residences of Russell Hill
There are no shared amenities in the usual sense: no gym, no party room and no concierge. What you get is underground parking with direct entry, controlled access and your own garden or terrace, which for this buyer is the point.
Jatin’s honest take on Residences of Russell Hill
Who this building suits
Owners leaving large houses in Forest Hill, South Hill or Rosedale who want to keep the space and the front door but give up the exterior maintenance. The elevator plans also suit buyers thinking ahead about stairs. It does not suit anyone looking for a staffed building, amenities, or a lock-and-leave apartment on one floor.
What I’d want you to check
Read the reserve fund study with roofs, windows, the underground garage membrane and exterior masonry in mind, since a 25-home corporation splits every large repair among very few owners. If the home has a private elevator, ask who maintains it, what it costs and whether it is a unit or common expense. Confirm the parking and storage, check the pet rules in the declaration, and look at heating and cooling costs, which are not in the fee.
The value question
At roughly $2.8 million to $3.0 million in current asking prices for over 3,000 square feet beside a major park, this is a sensible alternative to a detached house on the same streets, where you would also carry the full cost of the roof, windows and grounds yourself. The fees are real money, but per square foot they are modest. For the right downsizer, I think it is one of the better-kept secrets in midtown. Book a call and I will help you review the status certificate.
