Renters, Airbnb and elevators at Trinity Mews
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Trinity Mews?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Trinity Mews
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Trinity Mews is the kind of building most buyers drive past without noticing. It is a 10-unit condominium from 1978 on King Street East near Sackville, registered decades before the towers that now surround it, and it is run by its own owners with no management company. That makes it cheap to operate when things go well and demanding when they do not. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Trinity Mews is a 10-unit condominium at 465 King Street East, near Sackville Street in the Corktown and Moss Park area of downtown east Toronto. It was built in 1978, and the condominium corporation is YCC-389, registered 8 June 1978. condos.ca lists it as a townhouse complex and as self-managed, with no developer or architect on record. Public listings show at least one commercial unit on the main floor alongside the residential units.
Trinity Mews at a glance
One of Corktown’s oldest condos
A 1978 registration makes Trinity Mews one of the earliest condominiums in this part of the city. Its corporation number carries the old YCC prefix used for early Toronto-area condos, before the Metropolitan Toronto numbering that most 1980s buildings carry.
When it was built, King Street East around Sackville was a stretch of warehouses, workshops and older rowhouses. Today it sits among converted lofts and new mid-rises, including Trinity Lofts and Trinity Courtyards on Trinity Street and the Corktown District buildings on King. Trinity Mews is a holdover from an earlier wave of downtown condo building, and it looks and feels like it.
Very little has been published about who designed or built it. condos.ca lists no developer, and I could not find an architect on record. That is common for small complexes of this age, and it means the best information about the building will come from the owners and the corporation’s own records.
Mixed use on King Street
Trinity Mews is not purely residential. A 2023 lease listing for a unit at 465 King Street East described a main-floor commercial space suited to an office or retail service, with two washrooms and storage. So at least part of the ground floor faces King Street as commercial space, with the residential units in the complex alongside it.
That matters for two reasons. First, commercial owners and tenants have different needs from residents, from signage to deliveries to hours, and the declaration and rules should set out how those are handled. Second, insurance and common expense shares are often split differently for commercial units, so ask how the budget allocates costs between the two.
condos.ca records the complex as a townhouse building, while its floor count field shows a single storey. Small-complex data on aggregator sites is often incomplete, so walk the specific unit and confirm its layout and number of levels in person.

Ten owners, no management company
condos.ca lists Trinity Mews as self-managed. With only 10 units, the owners elect a board from among themselves, and that board handles the budget, insurance, contractors and the reserve fund directly, usually with no paid manager.
Self-management can work very well. Fees stay lower because nobody is paying a management firm, and decisions are made by people who live there. It can also go badly if one or two owners carry all the work, if records are kept informally, or if the reserve fund has been held low to keep fees down.
In a complex this small, the status certificate, the reserve fund study, the last two years of budgets and the board minutes are not paperwork to skim. They are the building.
Ask who keeps the corporation’s books, whether there is an up-to-date reserve fund study as the Condominium Act requires, and how the board has handled recent repairs. Also ask whether owners are expected to take a turn on the board. In a 10-unit complex, that is a realistic part of ownership.
Living at King and Sackville
You are on King Street East between Parliament and the Don River, in the part of Corktown that has changed most in the last 15 years. The Distillery District, Corktown Common and the King East design strip are all within walking distance, and the King streetcar runs past the door.
King Street is busy. If you prefer quiet, look at units facing away from the street, and visit at rush hour and on a Friday night. The Ontario Line is being built through this area, with a station planned near King and Parliament, so expect construction nearby for some time. The automatic panel on this page covers transit, schools and walkability in detail.
Pricing a 10-unit building
With only 10 units, Trinity Mews rarely has more than one listing at a time, and condos.ca does not publish a building average per square foot. At the time of writing there was a single two-bedroom unit for sale and nothing for rent, and one listing is not enough to tell you what the building is worth.
To price a unit here, I would compare three things: recorded sales in this complex over several years, sales of similar-sized lofts and townhouses in nearby Corktown buildings, and freehold rowhouses on the side streets. Units in older, low-rise condos often trade at a discount to new mid-rises because of age and the uncertainty that comes with self-management, and a well-run reserve fund can narrow that gap.
Fees need careful reading. Fee inclusions are not published for this complex, so get them from the status certificate, and compare the fee with what the reserve fund study says should be collected. A low fee in an old building is only good news if the reserve fund is healthy. My building sold report pulls the recorded sales together.

Jatin’s honest take on Trinity Mews
Who this building suits
Buyers who want a low-rise home in Corktown with a King Street address and no tower lobby, and who are comfortable with the responsibilities of a small, owner-run corporation. It can suit someone who works from home or runs a small business and likes the mixed-use setting. It does not suit buyers who want a concierge, amenities or a management company handling everything.
What I’d want you to check
This is a 1978 building, so the roof, windows, building envelope, plumbing and electrical systems are all of an age where replacement comes up. Read the reserve fund study and confirm when it was last updated, and look for any planned or recent special assessments in the status certificate. Ask how costs are shared with the commercial unit, who carries the insurance and at what limits, and how the board keeps its records. Talk to your lender early, because small self-managed corporations can get extra questions during financing.
The value question
You give up amenities and the safety net of professional management, and you gain a low-rise home in one of the most improved parts of downtown east Toronto. The value case depends almost entirely on the reserve fund and how well the owners have looked after the building. If those check out, I think a unit here can be fair value; if they do not, walk away. Book a call and I will go through the documents with you.
