Five things the listing will not tell you about The Gooderham

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Gooderham is the building I suggest to people who want to live in the Distillery District rather than near it. It is a 2014 glass tower set among the old brick warehouses, and the neighbourhood is the main reason to buy here. The question is whether that is worth a price per square foot above much of St. Lawrence. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Gooderham is a condominium tower at 390 Cherry Street in the Distillery District, at the eastern edge of the St. Lawrence area of downtown Toronto. It was developed by CityScape Development and completed in 2014. Condos.ca lists 36 storeys and 328 suites from about 493 to 1,527 sq ft. The condominium corporation, TSCC-2392, was registered on 22 July 2014, and the listed manager is ICC Property Management. Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance, parking and water.

A new tower among old warehouses

The Distillery District is a preserved 19th-century industrial site, the former Gooderham & Worts distillery, now a pedestrian area of brick lanes, restaurants, galleries and shops. The Gooderham takes its name from that history and sits right at the edge of it on Cherry Street.

The building is a modern glass tower, and that contrast with the brick around it is deliberate. Condos.ca lists 36 storeys; a 2015 blogTO feature described it as 35 storeys, so the count depends on how floors are numbered. Its neighbour, Clear Spirit at 70 Distillery Lane, is a taller glass tower from the same period, and Pure Spirit at 33 Mill Street is nearby.

The tower was finished in 2014, one of the first residential buildings inside the Distillery itself. I could not confirm the architect from a source I could read, so I have left it out of the specifications.

Suites, terraces and parking

Suites run from about 493 sq ft to about 1,527 sq ft, with a mix of one-bedroom-plus-den, two-bedroom and two-bedroom-plus-den plans. Current listings are mostly in the 500 to 900 sq ft range, which is typical for a tower of this age.

Some larger suites have big outdoor spaces. The 2015 blogTO feature described a suite with three walkouts and a terrace of about 1,000 sq ft, along with two underground parking spaces. That is unusual, but it shows the building has more than standard boxes at the top end.

Parking is listed in the fee, which matters here. The Distillery lanes are car-free, street parking nearby is limited, and visitors will struggle. If you drive, make sure the suite has an owned space and confirm it on title.

Living in the Distillery

The daily life here is unlike anywhere else downtown. You step out into the Distillery’s lanes, with restaurants, cafés, a brewery, galleries and shops, and the area hosts seasonal events such as its winter market. For many owners, that is the whole point.

The flip side is crowds. On weekends and during events, the Distillery is busy with visitors, and the streets around it can be congested. If you want quiet, ask about suites facing away from the lanes and check how events affect access to the building.

The neighbourhood around the Distillery is still filling in, with the Canary District to the east and new towers in the West Don Lands and along the waterfront. That brings more services and more construction, so check the City of Toronto development map for what is planned near the building. The panel on this page covers transit and nearby services.

What the fee covers, and what it does not

Condos.ca lists heat, air conditioning, water, building insurance, parking and common elements in the fee. Hydro is not listed, so expect a separate electricity bill. Across current listings, fees work out to about $1.24 per square foot.

That is higher than many 2014 towers, partly because parking and heating are included. Compare total monthly costs with a building where you pay for heat and parking yourself before deciding the fee is too high.

The building lists Beanfield and FibreStream internet, which is useful for anyone working from home. Ask the corporation which providers are available in the suite you are buying.

How it compares with its Distillery neighbours

Your realistic alternatives in the Distillery are Clear Spirit at 70 Distillery Lane and Pure Spirit at 33 Mill Street, plus the newer towers in the Canary District to the east. All of them sell the same neighbourhood, so the differences come down to the building itself.

Compare the floor plan, the exposure and the outdoor space, and then the fee and what it includes. Parking and heat in the fee are a real advantage here, so make sure the building you compare against is quoted on the same basis.

In my experience, buyers who love the Distillery should focus on the suite and the view, not small differences in price per square foot between these buildings. A suite that looks over the brick lanes and the old warehouses is the one that holds its appeal when you sell.

What The Gooderham costs

Condos.ca puts the building average at about $906 per square foot. That is noticeably above older buildings to the west in St. Lawrence, which often trade well under $800, and it reflects both the newer construction and the Distillery address.

When I checked, there were six suites for sale. One-bedroom-plus-den and two-bedroom suites of about 500 to 699 sq ft were asking from about $500,000 to $620,000, and two-bedroom and two-bedroom-plus-den suites of about 800 to 899 sq ft were asking from about $880,000 to $1,050,000. Fees on those listings ran from roughly $680 to $1,130 a month.

Remember that a suite in the Distillery has a smaller pool of buyers than one near Yonge Street, because some people want the neighbourhood and some do not. That is not a problem if you plan to stay, but it is worth thinking about if you expect to sell in two or three years.

The spread in the larger suites is wide, so floor, exposure and outdoor space matter a lot. Before you offer, look at recent sold prices for the same layout, which I can pull for you through my building sold report.

Jatin’s honest take on The Gooderham

Who this building suits

Buyers who want to live in the Distillery and enjoy its restaurants, events and brick lanes, including young professionals and couples. It also suits buyers who own a car and want parking in the fee. If you want a quiet weekend, a pool or a lower price per square foot, look at St. Lawrence buildings to the west.

What I’d want you to check

This building is about 12 years old, so look at the reserve fund study for upcoming work on windows, the garage and the heating and cooling systems, and check for any planned fee increases. Confirm parking and locker ownership. Ask how events in the Distillery affect noise, access and deliveries for the suite you are considering.

The value question

At about $906 per square foot, you pay a premium for the Distillery address. For buyers who will use the neighbourhood every day, I think it is worth it, especially in suites with good outdoor space and views. If you just want downtown at a good price, older buildings a few blocks west give you more space for the money.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
