Renter-heavy building. Of 277 deals here in the last 24 months, 274 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Goode Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Goode Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Goode is the newest finished tower at the gate to the Distillery District, and it was built to look like it belongs there: hand-laid brick on the podium, a name taken from Gooderham & Worts, and a pool on the podium roof looking toward Distillery Lane. Because it registered only in December 2025, almost nothing here has a resale history yet, and that is the first thing a buyer has to work around. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Goode is a 33-storey condominium at 33 Parliament Street (also 35 Parliament Street), on the southeast corner of Parliament and Mill streets at the edge of the Distillery District in downtown Toronto’s St. Lawrence and East Bayfront area. It was developed by Graywood Developments and designed by architects-Alliance, with interiors by DesignAgency and landscape by NAK Design Strategies. UrbanToronto and Condos.ca both list 557 suites, and UrbanToronto gives the height as 111.4 metres. The condominium corporation, TSCC-3153, was registered on 9 December 2025. Suites run about 263 to 1,179 sq ft. I could not confirm what the maintenance fee includes.

A tower designed to read as part of the Distillery

Graywood named the building after Gooderham & Worts, the distillery whose Victorian brick complex became the Distillery District. The design follows the same idea. UrbanToronto’s construction coverage describes a tower and podium clad in a mix of hand-laid brick, black spandrel panels and window wall, with white-painted balcony soffits that stand out against the darker glass.

At grade there is a curved-corner glass pavilion projecting toward Mill Street, intended for retail or a restaurant, with an outdoor amenity terrace above it. That matters for daily life: the ground floor is meant to be active, not a blank lobby wall.

The height changed during planning. When the project launched in 2021, blogTO reported it at 32 storeys; UrbanToronto’s 2025 coverage and its database list 33, which is also what Condos.ca shows. Either way, it is a mid-height tower by downtown standards, about 111 metres.

Small suites at one end, real family plans at the other

The suite range is unusually wide. Condos.ca lists sizes from about 263 sq ft, which is a studio smaller than most hotel rooms, up to about 1,179 sq ft. At launch, Graywood marketed everything from studios to three-bedroom plans.

That spread tells you who the building was sold to. The smallest suites were priced for investors and students, and the launch marketing pitched the location to George Brown College’s downtown campuses. The larger two- and three-bedroom plans are a different market entirely: owner-occupiers who want to stay in the area.

If you are looking at a compact suite, check the bedroom window, the closet and whether the kitchen has any real counter. Under 400 sq ft, small differences in layout decide whether a place is livable or only rentable.

Early in a new building’s life, a large share of suites are typically leased out by investor-buyers rather than lived in by owners. When I checked, three times as many suites were listed for rent as for sale. That is normal for a building in its first year, but it shapes the lobby, the elevators on moving day and the mood of the place, and owner-occupiers should know it going in.

The neighbour going up next door

Immediately south on Parliament, Lanterra Developments and Westdale Properties are building No. 31 Condos, an Arquitectonica design that UrbanToronto puts at about 153 metres, well above The Goode. In August 2025 it was around 20 storeys and still climbing.

For a buyer, that means two things. Suites facing south or toward that site may lose light or views as the neighbour rises, and the corner will see construction traffic for some time yet. Ask which way the suite faces before you fall for the view in the listing photos.

This corner of the city is close to finished, though. blogTO described The Goode as one of the last residential buildings to be built in the Distillery area, so once No. 31 is done, the immediate block should settle down.

Daily life between the Distillery and the Port Lands

The Distillery’s pedestrian lanes, restaurants and seasonal events are steps away, and the St. Lawrence Market neighbourhood is a walk to the west. Canary District and Corktown Common sit to the east. The transit and walkability details are in the panel on this page.

The Distillery is a destination, which cuts both ways. The holiday market and summer weekends bring crowds and traffic to Mill Street and Parliament. If you want a quiet street, visit on a December Saturday before you buy.

Pricing a building with almost no history

Because The Goode registered in December 2025, there are very few resales to compare against, and Condos.ca does not yet publish a building average per square foot. When I checked, there were only two listings for sale, and their asking prices ranged from under $600,000 to over $2 million. That gap says more about the spread of suite sizes than about value. Six suites were listed for rent.

Use nearby resale buildings as your yardstick. On Condos.ca, the Distillery towers at 33 Mill St and 70 Distillery Lane average about $891 per square foot, and Parliament Square at 39 Parliament St, a 2000 building next door, averages about $703. A suite here should carry a premium for being new, but if the asking price is far above those numbers, ask what justifies it.

With only two listings, there is no meaningful fee average yet, and I could not confirm what the fee covers. First-year budgets in new buildings are often set low and then rise once the corporation has real operating costs, so read the budget and the reserve fund study in the status certificate and expect increases.

One advantage of buying this early: Tarion’s new-home warranty runs in stages of one, two and seven years from possession, the longest covering major structural defects, and the coverage stays with the suite when it is resold within that period. If you buy a resale suite here, ask the seller which warranty forms were filed and whether any claims are open, so you know what is still covered.

Amenities at The Goode Condos

Podium rooftop terrace with poolRooftop gardenFitness studioCo-working areaMulti-purpose roomBike repair roomMaker’s tablePet wash

This is the amenity list Graywood announced at launch, led by a pool and garden on the podium roof overlooking Distillery Lane. A rooftop pool is a real draw, but it is also one of the costliest things a corporation maintains, so confirm in the status certificate what was actually delivered and how it is budgeted.

Jatin’s honest take on The Goode Condos

Who this building suits

Buyers who want a new suite with real character on the outside, and who want the Distillery, the market and the waterfront as their everyday neighbourhood. The larger two- and three-bedroom plans suit owner-occupiers who plan to stay; the smallest studios suit investors who understand they are buying a rental product.

What I’d want you to check

This is a brand-new corporation, so the things to check are the things that are not settled yet: the first-year budget and how fees are likely to move, any outstanding deficiencies with Tarion warranty dates, who the property manager is (I could not confirm it), and what the fee includes. Check the exposure of the suite against the tower rising next door at 31 Parliament.

The value question

With so few resales, value is a judgment call rather than a calculation. I would compare every asking price against the resale averages in the Distillery towers nearby and pay a premium only for what is genuinely better: newer systems, the pool, and a layout that works. If you can wait a year, the building will have its first real sales record, and pricing will be easier to judge.

How tall is The Goode?

UrbanToronto and Condos.ca list 33 storeys and about 111 metres. Early launch coverage in 2021 described it as 32 storeys.

How many suites are in The Goode?

Both UrbanToronto and Condos.ca list 557 suites, ranging from about 263 sq ft studios to three-bedroom plans of about 1,179 sq ft.

When was The Goode completed?

The tower topped off in 2025 and its condominium corporation, TSCC-3153, was registered on 9 December 2025.

Does The Goode have a pool?

Graywood’s launch plans included a swimming pool and rooftop garden on the terrace atop the podium, overlooking Distillery Lane. Confirm the finished amenity and its operating rules in the status certificate.

Where does the name come from?

It is a nod to Gooderham & Worts, the distillery whose 19th-century buildings became the Distillery District, which sits next to the site.

What is being built next to The Goode?

No. 31 Condos at 31 Parliament Street, by Lanterra Developments and Westdale Properties and designed by Arquitectonica, is under construction immediately south and will be considerably taller.

What do maintenance fees include at The Goode?

I could not confirm the fee inclusions for this building. Ask for the current budget and the declaration in the status certificate, and confirm whether heat, water and hydro are separately metered.

How does The Goode compare with the older Distillery condos?

It is newer and taller than the Distillery towers at 33 Mill St and 70 Distillery Lane, which Condos.ca shows averaging about $891 per square foot. Expect to pay a new-building premium, and judge whether it is justified suite by suite.

How much do condos at The Goode Condos sell for?

Over the last 12 months the median resale at The Goode Condos was $550,000, across 3 sales. The typical unit sold in 49 days at about 92% of the asking price. That works out to roughly $733 per square foot.

What rental yield does The Goode Condos offer an investor?

At a median price of $550,000 and a median rent of $2,150 a month, the gross yield is about 4.7%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at The Goode Condos?

Mostly renters. Of the deals here in the last 24 months, 99% were leases and 1% were sales.

Can you Airbnb a unit at The Goode Condos?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has The Goode Condos had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
