Verge Condos East Tower at 1007 The Queensway is the tallest thing on this corridor at 17 storeys and 341 suites, and it comes with the most ambitious amenity program I have seen in Etobicoke — a golf simulator, two interactive fitness studios, a putting green and a ninth-floor terrace with Lake Ontario views. It is also brand new: RioCan registered the corporation in January 2026, which means almost nothing about its resale behaviour is known yet. The amenity program is the pitch
RioCan built this as a lifestyle building and the programming shows it. On the ground floor there is a dog and pet spa, a co-working space with meeting rooms, personal booths, communal tables and a fireplace. Level two carries a kids’ play studio, a traditional fitness centre and two interactive fitness studios set up for remote training, plus a golf simulator studio and outdoor fitness space.
The ninth-floor terrace is the showpiece: a party room, outdoor lounge and fire pit, cabanas and sun beds, fully wired outdoor co-working stations, BBQs and outdoor dining, a games room — and Lake Ontario views. Level eleven adds a putting green and green roof.
That is a genuinely deep package. The honest counterpoint: every one of those spaces has to be cleaned, heated, insured and eventually replaced, and that cost lands on 341 owners. Amenity-rich buildings tend to see fees rise faster over a twenty-year horizon than plain ones.
What we genuinely do not know yet
It is also unresolved whether the two Verge towers share one corporation or operate as two — both currently appear under TSCC-3160. That is not a trivial detail: it determines whose fees pay for what.
The one price figure that exists is a building average around $1,275 per square foot, which reflects pre-construction and developer pricing rather than resale. Based on what happened at 859 West and Reina — where developer pricing ran 30 to 35% above resale — I would expect resale here to settle materially below $1,275. But that is a reasoned expectation, not a fact, and I will not present it as one.
The location is the strongest on the corridor
1007 sits at Islington and The Queensway, anchoring the corner. Gardiner ramps are roughly 450 metres away. Cineplex Cinemas Queensway & VIP is on the same lot — you can walk to a movie in two minutes. RioCan built a new public park between the two Verge towers, and there is over 30,000 square feet of retail at grade across the project.
Transit: Route 80 Queensway at Islington, plus 110 Islington South and 37 Islington. Kipling Station is about a 21-minute walk. Mimico GO is roughly 7 minutes by car, putting Union under 20 minutes by train. Sherway Gardens is about 5 minutes.

Amenities at Verge Condos East Tower
The eleventh-floor putting green and the golf simulator studio are unusual for a building this size. Guest suites, EV charging and visitor parking counts were not verified in any source.

Who this building suits
People who will actually use the amenities — the golf simulator, the co-working space and the fitness studios are not decoration, and if you work from home and exercise seriously they represent real monthly value. It also suits anyone who wants brand-new construction with lake views and the best highway access in south Etobicoke.
What I’d want you to check
Do not buy here without a published maintenance fee. An amenity program this large with an unknown fee is an open-ended commitment, and first-year actuals in new buildings routinely exceed builder projections. Also establish who manages the building and whether the two towers share one corporation. And apply the corridor lesson: compare any developer price against resale comparables once they exist, because the pattern at 859 West and Reina was a 30 to 35% gap.
The value question
Genuinely unknowable today, and I would rather say that than invent a number. The location is the best on The Queensway and the amenity package is the deepest. But with no resale history, no published fee and unresolved corporation structure, buying here right now means accepting real uncertainty. If you can wait six to twelve months for the first resale transactions to establish a floor, you will be buying with far better information — and I am happy to watch it for you in the meantime.
