Living here
Renters, Airbnb and elevators at The St. Clair
Do mostly owners or renters live here?
Mix of owners and renters. Of 36 deals here in the last 24 months, 17 were leases and 19 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The St. Clair?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The St. Clair
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The St. Clair is the building I point to when someone wants Yonge and St. Clair without paying for a brand-new tower or giving up a bundled fee. It is a 2004 Barclay-Grayson mid-rise of 226 suites on a short side street, with heat, cooling and parking included and a hotel-style lobby that still reads as the real thing. The question is not whether the location works. It is whether the building has kept up with its age. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The St. Clair is a 226-suite condominium at 10 Delisle Avenue in the Yonge-St. Clair neighbourhood of midtown Toronto, built in 2004 by Barclay-Grayson Group. Condos.ca lists it at 15 storeys; another agent profile lists 14. The condominium corporation is TSCC-1591, registered 5 March 2004, and the building is reported as managed by Del Property Management. Suites run roughly 486 to 2,737 sq ft. Maintenance fees include heat, air conditioning, water, parking, building insurance and common elements.
The St. Clair at a glance
Delisle Avenue is a street of early-2000s mid-rises, and that helps you
Delisle runs west off Yonge just north of St. Clair, and within one short block it holds three condominiums built within four years of each other: 33 Delisle (2002, 108 suites), The St. Clair at 10 Delisle (2004, 226 suites) and The Carlyle at 55 Delisle (2006, 64 suites). Same street, same era, very different sizes.
For a buyer that is useful. You can compare three buildings of similar age on fees, reserve fund health and finish quality without changing neighbourhoods, and you can see which one the market rewards. The St. Clair is the largest of the three by a wide margin, which usually means more amenity space and more resale choice, and also more owners and more opinions at board level.
It also tells you the street is settled. These are the buildings that replaced the old low-rise stock on Delisle twenty years ago; what changes now is happening on Yonge itself.
The lobby, the courtyard and the rear wing
The building leans traditional rather than glassy. The lobby has a curved staircase and a chandelier and is staffed by a uniformed concierge, which is the sort of detail that dates some buildings and dignifies others. Here it suits the street and the buyers it attracts.
Behind the main building there is a courtyard garden and a rear extension known as Delisle Court, which has held retail and professional-service space. That mix is worth understanding before you buy: commercial units at the back can be convenient, and they also mean deliveries, visitors and a different kind of traffic around the property.
Inside, the descriptions I trust point to high ceilings, generous kitchens and good-sized balconies, many of them with views over the low-rise houses around Yonge and St. Clair. Exact ceiling heights are not published for the building, so measure the suite you are considering rather than relying on the brochure line.

Layouts: from small one-bedrooms to near-house sizes
The suite range is wide, roughly 486 to 2,737 sq ft, which covers one-, two- and three-bedroom plans. That spread is why the building attracts both first-time midtown buyers and downsizers coming out of houses in Deer Park and Moore Park.
The larger suites are the scarce ones. Midtown has plenty of one-bedrooms; a full-size three-bedroom with parking included and heat on the common meter is much harder to find. If you are a downsizer, that is the reason to be patient and wait for the right stack rather than compromise on a smaller plan.
At the small end, the suites compete with newer towers along Yonge. You will usually get more room per dollar here, but older kitchens and bathrooms may need updating, and that cost belongs in your offer.
One more practical point: with 226 suites, the building has more resale stock than its two Delisle neighbours combined, which hold 172 suites between them. Use that when a few suites are available at once. Compare two or three plans in different stacks before you commit, because orientation and floor make a bigger difference to light and noise here than the finishes do.
What is changing on the corner
The biggest change near the building is One Delisle, the Studio Gang-designed tower by Slate on Delisle at Yonge. BlogTO was still reporting on its construction through spring and summer 2026, so expect cranes, lane closures and noise at the Yonge end of the street for some time yet.
Once finished, a tower of that profile will raise the visibility of the whole corner and add a new tier of pricing next door. It will also change some views, so if a suite faces east or south, ask yourself what it will look at when One Delisle is complete.
Day to day, the appeal is simple: you are a short walk from the Yonge and St. Clair shops, groceries and the ravine parks to the north and east. Transit, schools and Walk Score are shown in the data panel on this page.
Pricing and fees at 10 Delisle
Condos.ca reports a building average of about $970 per square foot. The two neighbours on Delisle sit just below that: about $901 at 33 Delisle and about $934 at The Carlyle. So The St. Clair trades at a small premium on its own street, which fits its larger amenity package and staffed lobby.
One agent quoted in The Globe and Mail said a full-price offer there set a record for price per square foot in the building, and the same article put the fee on that suite as covering water, heating, concierge and the fitness and party rooms. I treat that as a sign that well-renovated suites can stretch the building average, not as the norm.
The fee structure matters more than the headline number. Heat, air conditioning, water and parking are all included, which removes two of the largest variable costs most condo owners carry. When you compare this building with a newer Yonge tower on a fee-per-square-foot basis, add parking and a heating and cooling bill back onto the newer building before you decide which is cheaper.
There were no active listings when I checked. If you want the recorded resale history rather than averages, ask me for the building sold report.

Amenities at The St. Clair
This is a lounge-and-library building rather than a pool-and-spa one. The package is modest but well used, and a staffed concierge plus visitor parking matter more at Yonge and St. Clair than a rooftop pool would.
Jatin’s honest take on The St. Clair
Who this building suits
Downsizers from the surrounding house streets who want a staffed building, a large suite and predictable monthly costs. It also suits buyers who work downtown and want midtown quiet without being far from Yonge. If you need a pool, a big gym or a brand-new kitchen on day one, look elsewhere.
What I’d want you to check
This is a 2004 building, which puts it in the stretch where windows, the garage membrane, elevators and the original heating and cooling equipment start to come due. Read the reserve fund study and the last few years of board minutes, and ask whether any major project is planned. Confirm the pet restriction in the declaration if you have an animal, confirm the parking and locker attached to the suite, and look at what the One Delisle construction means for your view and your street.
The value question
At roughly $970 per square foot with heat, cooling and parking included, I think the building is fairly priced against its two Delisle neighbours and good value against new Yonge towers where those costs are extra. You give up new-build finishes and gain a known building with a long sales record you can check. For an owner planning to stay five years or more, I would buy here if the reserve fund and the suite’s condition both stand up.
