Living here
Renters, Airbnb and elevators at The Antiquary
Do mostly owners or renters live here?
Mix of owners and renters. Of 12 deals here in the last 24 months, 5 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Antiquary?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Antiquary
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Antiquary at 11 William Carson Crescent is a building for people leaving a large house who are not ready to live small. It is a six-storey, 110-suite condominium from 2001, a short walk from Yonge and York Mills, with no suite under about 900 square feet and some over 4,000. The fees are high in dollars, and the right question is what you get for them. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Antiquary is a 6-storey, 110-suite condominium at 11 William Carson Crescent in St. Andrew-Windfields, North York, Toronto M2P 2G1, in the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre part of the city. It was developed by L & A Development (Canada) Ltd and completed in 2001. The condominium corporation is MTCC-1360, registered on 16 January 2001, and condos.ca lists FirstService Residential as manager. The fee includes air conditioning, common elements, heat, building insurance, parking and water.
The Antiquary at a glance
A low-rise building in York Mills
William Carson Crescent is a short street just east of Yonge and north of York Mills Road, lined with mid-rise condominiums, including the Hillside at York Mills buildings. The Antiquary is the lowest of the group at six storeys, which gives it a residential scale closer to the houses of St. Andrew-Windfields than to the towers further up Yonge.
York Mills itself is one of North York’s oldest and most established areas. It takes its name from the mills that once worked the Don River, and the Hoggs Hollow valley to the south is named after James Hogg, who ran a mill on Yonge in the 1800s. Today it is mostly large lots, renovated houses and luxury condos.
Condos.ca lists L & A Development (Canada) Ltd as developer and builder. I could not confirm the architect or the developer’s other projects from a reliable source, so I am not going to speculate.
Suites sized like houses
Condos.ca puts suites at about 888 to 4,390 square feet. With 110 suites over six floors, that is fewer than 20 suites per floor on average, and the largest plans are full house-scale homes. Even the smallest suites here are larger than a typical new two-bedroom near the subway.
That makes this a downsizer building first. Buyers coming from a detached house in Bayview, the Bridle Path or Lawrence Park can keep their furniture, their dining table and often a home office. Investors chasing a rental yield are not the natural market.
Large suites change resale. The buyer pool is smaller and more patient, so homes can take longer to sell. If you might need to sell on a deadline, plan for that from the start.
With suites this size, layout matters more than square footage. Check how many full bathrooms you get, whether the primary bedroom is separated from the others and how much space goes to hallways. I could not confirm ceiling heights from a reliable source, so check them on the tour.

What the fee covers, and what it does not
Condos.ca lists air conditioning, common elements, heat, building insurance, parking and water in the fee. Hydro is not on the list, so expect a separate electricity bill. On a suite of 2,000 square feet or more, that bill is not trivial, so ask the seller for a year of statements.
The two suites for sale when I checked carried fees of about $1,183 to $2,717 a month. Those are large numbers, but they reflect large suites. Divide the fee by the square footage before you compare it with a smaller building, and remember that heat, cooling and parking are already covered.
In a 110-suite building, each owner’s share of major repairs is larger than in a big tower. The reserve fund and the fee history matter more here than in most buildings.
Ask too how the fee is split between suites. In most Ontario condos it follows each unit’s share of the common elements, set out in the declaration, so a 4,000-square-foot suite can carry several times the fee of the smallest plan. Confirm the exact share for your suite in the status certificate.
Daily life near Yonge and York Mills
From here, York Mills station and the shops and offices of York Mills Centre are close by, and the quieter streets of St. Andrew-Windfields are to the east. The area is largely car-dependent once you leave Yonge, which is one reason parking in the fee is worth so much. The panel on this page shows the exact stations, schools, parks and restaurants.
Change is coming to the intersection. At Yonge Street and Wilson Avenue, across from York Mills station, the Gupta Group broke ground in December 2024 on Yonge City Square, a mixed-use project of 32 and 14 storeys with about 700 suites and retail at grade. Occupancy is expected in spring 2028.
For owners here, that means a construction period nearby, then more shops and restaurants within reach. It also means more competition for buyers of new suites, although very few new towers offer anything close to the suite sizes at The Antiquary.
What The Antiquary costs
Condos.ca puts the building average at about $744 per square foot. On a house-sized suite, that is a much lower price per foot than you will see at new construction near Yonge and York Mills, where small suites set the averages.
Two suites were for sale when I checked, asking between $749,000 and $1,989,000, with none for rent. That spread tells you how wide the suite range is: the same building covers a suite priced like a large two-bedroom elsewhere and one priced like a detached house.
With so few listings at any time, the recent sales in the data panel above are the best guide. Read them as aggregates, and use per-square-foot figures rather than any single result, because suite size varies so much here.

Amenities at The Antiquary
Condos.ca lists a concierge, a party room, a meeting room, a sauna, elevators and an underground garage. It is a quiet package built around service rather than spectacle, which suits the downsizers this building attracts and keeps the list of costly systems short.
Jatin’s honest take on The Antiquary
Who this building suits
Downsizers from large houses in York Mills, Bayview and the surrounding neighbourhoods who want to keep their space, their furniture and their postal code. It also suits buyers who want a low-rise building with a concierge, and who value fewer neighbours over a long list of amenities.
What I’d want you to check
This is a 2001 building, so windows, balcony and terrace membranes, the garage, the elevators and the heating and cooling equipment are in or near their replacement window. With only 110 owners, read the reserve fund study, the latest budget and the board minutes closely, and ask whether a special assessment or a large fee increase has been discussed. Ask for a year of hydro bills, since electricity is not in the fee. Condos.ca flags a pet restriction, so check the rules if you have a dog or cat, and confirm how many parking spaces and lockers come with the suite.
The value question
At about $744 per square foot for suites this large, The Antiquary competes with a detached house more than with other condos. You give up a yard and gain a concierge, an elevator and someone else handling the roof. For a downsizer planning to stay for years, I think it is a strong option, provided the reserve fund is healthy. If you may need to sell quickly, weigh the smaller buyer pool for large suites before you commit.
