Living here
Renters, Airbnb and elevators at Yorkville Private Estates
Do mostly owners or renters live here?
Renter-heavy building. Of 21 deals here in the last 24 months, 16 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Yorkville Private Estates?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Yorkville Private Estates
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Yorkville Private Estates is what you buy when you want a Yorkville address with hotel-style service but a house-sized floor plan. Only 51 suites, most of them large, sit in this Camrost Felcorp corporation at 200 Cumberland Street, and there is rarely more than one on the market at a time. The building is new and well serviced; the real questions are the fee, the parking and how the corporation shares costs with its neighbours. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Yorkville Private Estates is a 51-suite condominium at 200 Cumberland Street in Toronto’s Yorkville area (TRREB lists it in the Annex district), developed by Camrost Felcorp. The corporation, TSCC-2844, was registered on 14 April 2021, and condos.ca records it as 12 floors with suites from about 1,000 to 3,605 sq ft. Property management is listed as Forest Hill Kipling. Maintenance fees include common elements, building insurance and water.
Yorkville Private Estates at a glance
A small corporation at the top of the Yorkville Plaza block
Camrost Felcorp has spent more than a decade rebuilding the Yorkville Plaza block between Yorkville Avenue, Avenue Road and Cumberland Street. It converted the old 1970 Four Seasons hotel at 21 Avenue Road into condos, completed in 2014, and then built a much taller tower on Cumberland, which UrbanToronto lists as 40 storeys and 797 units, designed by WZMH Architects and completed in 2022.
Yorkville Private Estates is a separate, much smaller corporation with its own address. Condos.ca counts it as 12 floors and 51 suites, but listings at 200 Cumberland carry suite numbers in the high 20s and 30s, and a 2024 STOREYS feature placed one suite on the 35th floor. My reading is that these 12 floors sit high in a taller building on the block rather than standing as a 12-storey building of their own.
I could not find one source that ties 200 Cumberland to a specific tower in writing, so treat that as my interpretation. Before you buy, read the declaration and any shared facilities agreement to see exactly what TSCC-2844 owns, what it shares, and how the shared costs are split.
Suites sized like houses
The suite range is the reason this building exists. Condos.ca records sizes from about 1,000 to 3,605 sq ft, which puts most suites well above what you find in the main Yorkville towers. With 51 suites over 12 floors, the layouts work out to roughly four per floor, and fewer where suites are larger.
The STOREYS feature describes 10-foot ceilings and floor-to-ceiling windows in the suite it covered, and that suite came with three parking spaces and two lockers. I would not assume every suite carries that much parking. In buildings like this, parking and lockers vary from suite to suite, so confirm the exact count on the title and in the status certificate.
At this height, the view is a large part of what you are paying for. North and west outlooks look over the low-rise Annex and Yorkville streets, and the outlook from a given floor depends on what gets built nearby, so ask your agent to check the City’s development applications for the surrounding blocks.

Service that behaves like a hotel
The building is set up for people who travel or who are leaving a staffed house. The STOREYS feature lists 24-hour concierge, valet and porter service, plus a pool and hot tub, steam room, gym, party room with billiards, an outdoor terrace with barbecues, a golf simulator and two guest suites. Condos.ca lists a narrower set: concierge, gym, indoor pool and party room.
The two lists likely differ because some facilities are shared across the larger Camrost Felcorp complex and some belong to this corporation alone. That matters for your fee and your access, so ask the property manager which facilities belong to TSCC-2844 and which are shared.
Staff is the biggest line in a budget like this. A 24-hour concierge, valet and porters cost the same whether the building has 51 suites or 500, and here only 51 owners share that bill. That is why fees run high in dollar terms, and why you should look at the staffing contract and the last few years of budget increases before you commit.
Daily life on Cumberland Street
You are in the middle of Yorkville. Restaurants, galleries, the Bloor Street shops and the boutique streets around Hazelton Avenue are all a short walk away, and the Village of Yorkville Park is on the same street. The data panel on this page shows the transit and walkability numbers.
The trade-off is that this is a busy, built-up block with continuing construction around it. If you want quiet, ask which side of the building a suite faces and what is proposed on the lots it overlooks.
What Yorkville Private Estates costs
Condos.ca puts the building average at about $1,699 per square foot. That is high, even for Yorkville, and it reflects large suites, new construction and the service level. With 51 suites and few sales each year, that average rests on a small number of trades, so I would use it as a guide rather than a price.
When I checked, only one suite was listed for sale and none for rent, so there is no active range I can responsibly quote. Supply is thin here, and that cuts both ways: sellers rarely compete with one another, but buyers have few recent comparables.
Fees here are large in dollar terms, and they cover common elements, building insurance and water, according to condos.ca. Heat, hydro and parking are not on that list, so ask how each suite is metered and whether parking or shared-facility costs are billed separately before you compare this building with others on a per-square-foot basis.
If you plan to lease the suite out, be realistic. The tenant pool for a suite of this size and fee is small, and condos.ca showed no suites for rent when I checked. This is a building for owners who will live in it.

Amenities at Yorkville Private Estates
This is a full hotel-style package: someone takes your car, carries your bags and signs for deliveries, and you have a pool without a club membership. Check which of these facilities belong to this corporation and which are shared with the larger complex, because that affects both access and cost.
Jatin’s honest take on Yorkville Private Estates
Who this building suits
Downsizers leaving a large house in Rosedale, Forest Hill or the Annex who do not want to give up space, and owners who travel often and want concierge, valet and porter staff in place. It also suits buyers who want new construction in Yorkville without the small suites of the main towers.
What I’d want you to check
Get the declaration and any shared facilities agreement, and understand how TSCC-2844 shares costs with the rest of the Camrost Felcorp complex. Confirm the parking and locker count for the specific suite. This building is only a few years old, so read the first reserve fund study, check how any warranty claims through Tarion were handled, and look at the board minutes for open deficiency items.
The value question
At around $1,699 per square foot, you are paying a premium for size, service and newness. Against an older Yorkville building with a similar suite size, the gap is large, and you need to decide whether new mechanical systems and a hotel-style staff are worth that to you. For a buyer who will use the service every day, it can make sense; for a buyer who only wants space, older buildings nearby offer more square footage for the money.
