Living here
Renters, Airbnb and elevators at 11 Yorkville
Do mostly owners or renters live here?
Renter-heavy building. Of 572 deals here in the last 24 months, 554 were leases and 18 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 11 Yorkville?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 11 Yorkville
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

11 Yorkville is the newest big tower on Yorkville Avenue, and the amenity list reads like a hotel brochure: an indoor-outdoor infinity pool, a hammam, a wine lounge and a piano bar. The suites, though, are mostly compact one-bedrooms. That gap between the lobby and the floor plan is the first thing I want any buyer here to understand. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
11 Yorkville is a 65-storey high-rise condominium at 11 Yorkville Avenue, at the Yonge Street end of Yorkville in midtown Toronto. It was developed by Metropia, Capital Developments and RioCan Living, designed by Sweeny&Co Architects with interiors by Cecconi Simone, and built by PCL Construction. It was completed in 2025 and registered as TSCC-3108 on 31 March 2025. Condos.ca lists 617 suites from about 387 to 1,163 sq ft; other sources give different counts.
11 Yorkville at a glance
A New York-style tower at the quiet end of Yorkville
Most people picture Yorkville as Bloor Street boutiques and Hazelton Avenue galleries. 11 Yorkville sits at the other end of Yorkville Avenue, close to Yonge, where the street has been rebuilt with towers over the past decade.
Sweeny&Co said the design was inspired by the setback towers of 1920s Manhattan, and that shows in the tower’s vertical lines and stepped top. GBCA Architects worked on the heritage side, and the project was framed as a counterpoint to the older buildings around it rather than an imitation of them.
The developers also committed to a new parkette, about 14 metres wide, linking Cumberland Street to Yorkville Avenue, along with retail at the base. A large boutique fitness studio was announced for the second floor. Ground-floor life here should be busier than at most residential towers.
Day to day, the Yonge end of Yorkville is more practical than glamorous. You are close to the Bloor-Yonge intersection, the Toronto Reference Library and the everyday shops of Yonge Street, with the galleries and restaurants of the older Yorkville streets a short walk west. The data panel on this page covers transit, groceries and parks.
The amenity floor is the real product
The shared spaces are what 11 Yorkville sold on. Marketing described an indoor-outdoor infinity-edge pool, a hammam spa with sauna and hot tub, a Technogym gym, a screening room, a piano lounge, a wine-themed lounge, a business centre, a party room and ground-level gardens, all with concierge service.
For a buyer moving into a 500-square-foot suite, that matters. Your living room is small; the building’s living room is enormous. If you will actually use the pool, the spa and the lounges, you are getting a lot for your fee.
If you won’t, you are still paying for them. Pools, spas and staffed lounges are the most expensive things a condo corporation runs, and as a brand-new building, the long-term cost of all of this is not yet proven. Read the first reserve fund study carefully.
One practical question to ask: how the amenities are booked and staffed. In a tower of more than 600 suites, a pool, screening room and party room can be oversubscribed on weekends, and the rules on guests and bookings will shape how much value you actually get from them.

Suites: small, polished, and investor-heavy
Condos.ca puts suites at roughly 387 to 1,163 square feet. When I checked, most suites on the market were one-bedrooms under 600 square feet, with a single two-bedroom in the 700s. If you need a true family-sized suite, this is not the building to look in first.
Finishes are a step above typical new-tower spec: Cecconi Simone interiors in a choice of colour palettes, marble counters, Miele appliances and a built-in wine fridge. Some kitchens were designed around a two-level marble island. Ask which finish package the suite you are viewing has.
There were far more suites listed for lease than for sale when I checked, which is common in a newly completed tower in its first year of occupancy. Expect a busy elevator lobby on move-in days for the first few years, and a resale market full of near-identical one-bedrooms.
The numbers don’t agree yet
Sources disagree on the size of the building. Condos.ca lists 65 storeys and 617 suites. The Storeys article also says 65 storeys, while the UrbanToronto database lists 62 storeys with 593 condo units and 81 more units, and a 2024 REMI Network article cited 698 residences. Some of the difference likely reflects rental units or later changes to the plan.
None of that changes what you are buying, but it is a reminder to rely on the status certificate and the registered declaration, not marketing figures, for the suite count, the parking and locker allocation, and any rental component in the building.
Pricing: compact suites at a Yorkville premium
When I checked, five suites were listed for sale and eleven for lease. Asking prices across those five ranged from about $499,000 to just under $889,000, with the one-bedrooms clustered in the lower and middle part of that range. Asking prices are not sale prices, and with this many similar one-bedrooms on the market, buyers have room to negotiate.
Maintenance fees on those listings ranged from about $325 to $558 a month, which works out to roughly $0.74 per square foot on average. That is reasonable for a building with this amenity package, but it is a first-years fee in a new building, and fees often rise once the developer’s initial budget is replaced by real operating costs.
To judge value, compare price per square foot with other new Yonge and Bloor towers, such as 1 Yorkville and 18 Yorkville, and with resales in older Yorkville buildings with larger suites. My building sold report will show what has actually closed here, as opposed to what is being asked.

Jatin’s honest take on 11 Yorkville
Who this building suits
Single professionals and couples who want a new, polished one-bedroom at a Yorkville address and will actually use the pool, spa and lounges. It also suits investors who understand they are competing with many similar rental suites, and pied-à-terre buyers who want concierge service and a lock-and-leave home.
What I’d want you to check
Tarion warranty status and any deficiency items for your suite; the first reserve fund study and how it treats the pool, hammam and mechanical systems; the fee history since registration; parking and locker allocation; and the suite count and any rental component as stated in the declaration. Check the view: in a dense cluster of towers at Yonge and Bloor, a suite’s outlook can change with the next tower approved nearby.
The value question
At Yorkville prices, you are paying a premium for the address and the amenities, not for space. For an owner who wants exactly this lifestyle, that can be worth it. For a family or anyone who needs room, the same money buys a much larger suite in an older Yorkville or Annex building, and I would show you both before you decide. For investors, run the numbers on today’s lease asks in the building, not on projections, because a building with this many similar one-bedrooms competes with itself for tenants, and the cheapest comparable listing usually sets the rent you can achieve.
