Living here
Renters, Airbnb and elevators at 58 Tecumseth Townhomes
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 58 Tecumseth Townhomes?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 58 Tecumseth Townhomes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

58 Tecumseth is for the buyer who wants King West at their door and a front door of their own. It is a row of ten condominium townhomes, built in 2007 in a Victorian style, on a short stretch of Tecumseth just south of King. There is no management company and no concierge; the ten owners run it themselves, and that is the first thing to understand. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
58 Tecumseth Townhomes is a 10-unit low-rise condominium townhouse complex at 58 to 66 Tecumseth Street, Toronto, just south of King Street West, at the southern edge of the area I group as Queen West, Trinity-Bellwoods, Kensington and Little Italy. It was developed by Jack Eliav and registered in 2007. The condominium corporation is TSCC-1832, registered on 5 February 2007, and condos.ca lists it as self-managed. Units range from about 1,692 to 2,300 sq ft. The fee covers common elements, building insurance and parking.
58 Tecumseth Townhomes at a glance
Ten townhomes in a Victorian costume
The complex is a row of ten modern townhomes designed to look like a Victorian terrace, with individual entrances on Tecumseth Street. Unit addresses carry letter suffixes, such as 58A and 60A, which is how a condominium townhouse row like this is usually numbered.
The developer is recorded as Jack Eliav. This is a small infill project rather than a branded development, so the best evidence of quality is the building itself: the exterior, the windows, the roof decks and how they have aged since 2007.
The style fits the street. Tecumseth runs between converted industrial buildings and older houses, and a row of Victorian-style townhomes sits more comfortably here than another glass mid-rise would.
House-sized layouts with a roof deck
Condos.ca records units from about 1,692 to 2,300 square feet. That is the size of a generous semi-detached house, arranged vertically over several floors, with a rooftop deck as the outdoor space.
Vertical living has a pattern. Expect a living and kitchen floor, bedroom floors above, and the deck at the top, with stairs connecting everything. That suits most buyers well and some not at all, so think about whether you will still enjoy three or four flights in ten years.
Rooftop decks are the outdoor space here, so look at what each one sees and how private it is from the neighbouring decks. Ask how the decks are surfaced, how water drains off them and when they were last redone, because a roof deck is only as good as the membrane below it.
Parking is part of the fee inclusions, which is valuable this close to King West. Confirm where the space is, whether it is in a shared garage or at grade, and whether it is deeded or exclusive-use.

Self-managed, and what that means
Condos.ca lists the corporation as self-managed. In practice that means the board, drawn from ten owners, handles the budget, insurance, contractors, snow and the reserve fund, sometimes with a bookkeeper or a part-time manager, sometimes entirely on its own.
Self-management can work very well in a small, engaged building and keeps fees down. It can also mean that records are thin, that the reserve fund study is out of date, or that one or two owners carry most of the work. You need to know which of those you are buying into.
In a townhouse condominium, it also matters exactly what you own. The declaration sets out which parts are your unit, which are common elements and which are exclusive-use common elements, such as a roof deck or a parking space. That split decides who pays when a deck membrane or a front step needs work, and it varies from one corporation to the next.
Ask for the most recent reserve fund study, the budget, the insurance certificate and two or three years of board minutes. Ask who on the board does what, and whether anyone is stepping down. If you buy here, expect to be asked to help; in a ten-unit corporation, every owner ends up taking a turn.
Tecumseth and King West, day to day
You are just south of King Street West, in the stretch where restaurants, bars and galleries meet a residential side street. The Tecumseth Lofts at 766 King Street West are a near neighbour, and the City designated the former industrial building at 778 King Street West, which once housed the Ydessa Hendeles Art Foundation gallery, as a heritage property in 2022.
King West is also one of the city’s busiest evening strips. Living just south of it puts restaurants and bars within easy reach, and it also means foot traffic and noise on weekend nights. Visit on a Friday or Saturday evening, stand on the roof deck, and decide for yourself whether that energy is a feature or a problem.
That mix of protected older buildings and new towers is the daily reality here. Trinity Bellwoods and Queen West are a walk north, and Liberty Village and the waterfront are not far. Transit, schools and nearby parks are summarised in the data panel on this page.
Pricing a ten-unit row
There were no active listings when I checked, and condos.ca does not show a building average per square foot. With ten units and few sales, any average would be thin anyway.
The right comparables are freehold houses and other condo townhomes in King West, Niagara and Trinity Bellwoods, adjusted for the fact that the corporation handles the exterior and that parking is included. Expect a buyer pool that is smaller than for a condo apartment and larger than for a freehold house at the same price, because many buyers want the lifestyle without maintaining a roof alone.
The fee covers common elements, building insurance and parking. Heat, hydro and water are not listed, so those are likely on you; ask for the unit’s utility bills. My building sold report can pull recent aggregate trades in the area.

Amenities at 58 Tecumseth Townhomes
There are no shared amenity rooms, and there do not need to be. Each home has its own front door and roof deck, barbecues are permitted, and parking is in the fee, which is most of what a townhouse buyer actually uses.
Jatin’s honest take on 58 Tecumseth Townhomes
Who this building suits
Couples and small families who want house-sized space a short walk from King West and Queen West, buyers coming out of a downtown condo who want their own entrance, and anyone who wants parking included without paying for a tower’s amenities. Pets are listed as permitted, which matters to many townhouse buyers; confirm any limits in the rules.
What I’d want you to check
Self-management is the first item: get the reserve fund study, insurance details and board minutes, and confirm the study is current. Then check the roof decks and the roof membranes under them, the windows and the exterior cladding, and how the declaration splits repairs between the owner and the corporation. Confirm the parking space and its location, and ask whether any special levy has been discussed. A full home inspection is worth doing on a townhouse even though it is a condo.
The value question
At this size and this address, the alternative is usually a freehold semi with no parking and all the exterior work on you. A well-kept townhome here offers a credible middle path. The value depends on the corporation’s finances more than on the finishes, so buy the building’s paperwork first and the kitchen second.
