Leases 38%Sales 62%

Mostly owner-occupied. Of 34 deals here in the last 24 months, 13 were leases and 21 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Allenway?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Allenway

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Allenway is one of the more practical answers I have for a buyer who wants to be near the new Eglinton line without paying new-build prices. It is a 22-storey, 354-suite Tenen Investments tower on Ridelle Avenue, a short way north of Eglinton and Allen Road. It is an older building with an older building’s questions, and I will walk you through them. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Allenway is a 22-storey, 354-suite condominium at 360 Ridelle Avenue in the Briar Hill-Belgravia area of the former City of York, near Eglinton Avenue West and Allen Road. Condos.ca lists Tenen Investments as the developer and a build year of 1970. The condominium corporation is YCC-228, and condos.ca lists Wilson Blanchard as the manager. Condos.ca lists the fee as covering common elements, heat, hydro, water, parking, cable TV and building insurance.

A big tower named for the road beside it

The name tells you where you are. Allen Road runs a short distance east of 360 Ridelle Avenue, and the tower rises 22 storeys above a street of mostly lower buildings and houses. With 354 suites it is a large corporation, which means repair costs are spread across many owners and the building can support a full-time security guard and a set of guest suites.

Condos.ca lists Tenen Investments as the developer. I could not find a published architect, or much else in the public record about how the building was designed, so I would not pay a premium for the name. What matters more in a building this age is how it has been run since.

One detail to sort out early: condos.ca shows a build year of 1970 and a registration date of 1 January 1970. That date looks like a placeholder. Corporations numbered close to YCC-228 in my other research, such as YCC-217, were registered in the mid-1970s, so the condominium may have been registered later than the building was finished. The status certificate and the declaration will give you the real date.

Suites from about 570 to 1,060 square feet

Condos.ca’s size data runs from about 572 to 1,064 square feet. That is a wide spread for one building, and it means the owner base is mixed: first-time buyers and investors at the small end, families and downsizers in the larger plans. The two suites listed for sale when I checked were a two-bedroom and a three-bedroom.

A three-bedroom at a little over 1,000 square feet is a tight plan by modern standards, but it is still a three-bedroom with a door on every room, and that is rare at this price near a subway line. Ask for the floor plan and measure the bedrooms against your furniture.

As with any building of this age, renovation history is a big part of value. Ask what has been updated inside the suite, including the electrical panel, plumbing and windows, and whether the work had permits.

Hydro, heat and parking in the fee

Condos.ca lists the fee as covering common elements, heat, hydro, water, parking, cable TV and building insurance. Air conditioning is not on that list, so ask how the suite is cooled and who pays for it. In buildings of this age that is often an owner-installed unit.

Fees on the current listings run from about $958 to $1,161 a month. That is a real number, but before you compare it with a newer building, add back the hydro bill, the heating bill and the parking charge that most newer buildings leave to the owner.

The corporation paying hydro and gas also means that rising utility rates flow straight into the budget. With 354 suites the effect per owner is smaller than in a little building, but it is still worth asking how the fee has moved over the past five years.

Eglinton West is changing around it

The Eglinton Crosstown, Line 5, opened on 8 February 2026, running from Mount Dennis in the west to Kennedy in the east, according to CTV News. The Allen Road and Eglinton area is where Line 5 meets Line 1, at the station formerly called Eglinton West and renamed Cedarvale. The panel beside this review shows the nearest stops.

That interchange is already attracting height. UrbanToronto reported a 48-storey, 505-unit condo proposal from DiamondCorp and BV Realty Partners on Park Hill Road, just west of the Line 1 station, which would set a new height benchmark for the Eglinton and Allen intersection. If it goes ahead, expect years of construction nearby and, over time, more shops and services on Eglinton.

Ridelle Avenue itself is a residential street of towers and houses. Most owners I meet here chose it for the transit and for a short drive to Yorkdale and Highway 401 via Allen Road, rather than for the street life.

Pricing near a new transit hub

Condos.ca puts the building average at about $563 per square foot. That is well below what new condos at a Line 5 station ask, and it is the core of the case for buying here: older space, larger plans and a fee that covers most of your utilities, close to two rapid transit lines.

Two suites were listed for sale when I checked, asking from $499,000 to $675,000, with monthly fees from about $958 to $1,161. Nothing was listed for rent at the time. When you compare those fees with a newer condo near a Line 5 stop, line up the total monthly cost, not the fee alone: in the newer building, hydro, heat and parking usually come on top.

Two listings is a thin sample, so I would not read too much into them. For a better picture, use the 12-month sales data in the panel, or ask me for a building sold report that compares The Allenway with other older towers near Eglinton and Allen.

Amenities at The Allenway

Indoor poolSaunaGymGuest suitesSecurity guardSecurity systemParking garage

An indoor pool, sauna, gym and guest suites cover most of what a household needs without leaving the building, and a security guard is a real comfort in a tower this size. Check the reserve fund for the pool and the garage, which are the expensive items.

Jatin’s honest take on The Allenway

Who this building suits

Buyers who want a larger suite near the Line 1 and Line 5 interchange at an older-building price, including families who need three bedrooms and commuters who drive the Allen to Highway 401. It also suits buyers who like bills bundled into one fee.

What I’d want you to check

Confirm the registration date and read the declaration, since the date condos.ca shows looks like a placeholder. Then read the reserve fund study and recent board minutes with the age of the building in mind: windows, balconies, elevators, the garage, the pool and the heating plant are all at or past the age where they come due. Ask how cooling works in the suite. Condos.ca lists a pet restriction among the amenities; I have not seen the rules, so check them if you have a pet.

The value question

At about $563 per square foot with hydro, heat and parking included, close to the city’s newest rapid transit line, the value case is strong for an owner-occupier. The risk is the building’s age and the construction coming to Eglinton and Allen. If the reserve fund is healthy and you plan to stay five years or more, I think The Allenway is one of the more sensible buys near the new line.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
