Leases 78%Sales 22%

Renter-heavy building. Of 60 deals here in the last 24 months, 47 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 293 The Kingsway?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 293 The Kingsway

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

293 The Kingsway is one of very few new condos you can buy in Humber Valley Village, a neighbourhood that is mostly detached houses and long waiting lists for anything smaller. It is a nine-storey, 158-suite building finished in 2024, with a full amenity floor and a rooftop terrace. It is also brand new, and a new building has its own homework. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

293 The Kingsway is a nine-storey, 158-suite condominium at 293 The Kingsway in Etobicoke, Toronto M9A, just north of Humbertown Plaza. Condos.ca places it in Edenbridge-Humber Valley; it is grouped here with Humber Bay Shores, Mimico, the Queensway and central Etobicoke. UrbanToronto reports the project was developed by The Benvenuto Group with The Elia Corporation and designed by BDP Quadrangle, while Condos.ca lists Malen Capital as developer. The condominium corporation is TSCC-3028, registered on 25 January 2024, and Condos.ca lists Crossbridge Condominium Services as property manager. Condos.ca does not list what the fee includes.

One piece of a larger redevelopment

This building is not a stand-alone tower. It is part of a multi-building redevelopment that wraps around the St Stevens Court cul-de-sac and replaced a group of low-rise rental apartment buildings. When it was marketed in 2018, UrbanToronto described four mid-rise buildings of six and nine storeys, with 350 condominium units and 156 rental units across the site.

By 2021, UrbanToronto was describing two rental buildings on the north half and two condominium buildings, the first a nine-storey, C-shaped block on the southeast corner of The Kingsway and St Stevens Court. The 158-suite corporation registered in 2024 appears to be that first condo building. The second condo building would be a separate corporation, so check which one any listing is actually in.

Living beside purpose-built rentals is worth thinking about. It keeps the neighbourhood’s rental supply in place, which I count as a good thing, but it also means a mix of owners and tenants on the street and shared access arrangements around the cul-de-sac. Ask how shared driveways, garage ramps and landscaping are split between the condo and rental owners.

Who built it: a question worth answering

The sources disagree on the developer. UrbanToronto’s coverage from 2018 to 2021 names The Benvenuto Group, and later The Benvenuto Group with The Elia Corporation. Condos.ca lists Malen Capital as both developer and builder. I could not confirm which is correct, or whether ownership changed during construction.

That matters for a building this new. The declarant is the party responsible for Tarion warranty claims on common elements and for the turnover to the owners’ board. Before you buy, ask the seller or the property manager who the declarant is and where the corporation stands on its Tarion warranty claims and its performance audit.

The design team is better documented. BDP Quadrangle was the architect, Patton Design Studio did the interiors and amenity spaces, and Terraplan with Studio TLA did the landscaping. That is a mainstream, experienced Toronto team rather than an untested one.

Layouts and the amenity floor

At launch, suites across the project ran from about 596 to 1,505 square feet, in one- to three-bedroom plans, with stainless steel kitchen appliances and a neutral finish palette. Condos.ca does not report a size range for this corporation alone, so ask for the floor plan and the registered unit size rather than a marketing figure.

The amenities are the strongest part of the package. UrbanToronto reported a 3,420 sq ft fitness studio, a games room, a pet spa, a dining room and a party room, plus a landscaped rooftop terrace on the seventh floor. Condos.ca adds a concierge, guest suites, a catering kitchen and a business centre.

A C-shaped plan also means suites face in different directions: some toward The Kingsway, some into the courtyard, and some toward the neighbouring buildings on the site. The view and the light vary a lot from one stack to the next, so I always ask which way a suite faces and what is going to be built, or has already been built, across from it before I talk about price.

For a 158-suite building, that is a big amenity load. It makes daily life easier if you use it, and it also means your fee carries staff, equipment and finishes. Ask for the current budget and look at how much goes to concierge and amenity upkeep.

Daily life above Humbertown

The building sits just north of Humbertown Plaza, one block west of Royal York Road and a couple of blocks north of the Royal York and Dundas interchange. UrbanToronto pitched the area for its tree-lined streets, parks, nearby shops, cafés and trails, and that is a fair description.

This is a quiet residential pocket, not an urban one. You will likely use the plaza for groceries and errands and drive or take transit for most other things. The data panel on this page shows the transit options, schools and walkability.

The main reason buyers choose this address is the neighbourhood itself. Downsizers who have lived in Humber Valley or the Kingsway for decades often want to stay close to friends, church and doctors, and there are very few new condo options that let them do that.

Price per square foot and what to compare

Condos.ca puts the building average at about $818 per square foot. For a 2024 building with this amenity package in a high-demand neighbourhood, that is a reasonable number, but it rests on a small number of resales in a young building, so treat it as a guide rather than a benchmark.

When I checked, there was only one unit for sale and two for rent, so I will not quote a single listing’s price or fee. Condos.ca does not list the fee inclusions, which means you need the status certificate before you can compare the fee with anything.

I would compare it with other recent Etobicoke mid-rises with similar amenities, and with older Kingsway condos that have lower prices per foot but higher fees. For the recorded sales here, see the data panel or ask me for a building sold report.

This is a full amenity floor in a mid-rise, with a fitness studio larger than many towers offer and a seventh-floor rooftop terrace. If you will use the gym and host family in the dining room or guest suite, it earns its share of your fee; if not, you are paying for it anyway.

Jatin’s honest take on 293 The Kingsway

Who this building suits

Humber Valley and Kingsway owners who want to downsize without leaving the neighbourhood, and buyers who want a new mid-rise with a serious gym and rooftop terrace rather than a tall tower. It also suits anyone who values quiet, tree-lined streets over walking-distance nightlife.

What I’d want you to check

Confirm who the declarant is, because the sources disagree, and ask where the corporation stands on Tarion warranty claims and its performance audit. Make sure the listing is in TSCC-3028 and not the second condo building. Get the status certificate for the fee inclusions and the first reserve fund study, and ask how shared spaces are split with the neighbouring rental buildings.

The value question

At about $818 per square foot, you are paying a premium for location and newness, not for a bargain. In my view that premium is justified for owner-occupiers who want this specific neighbourhood and plan to stay, because there are so few alternatives. Investors should look harder at the fee and rental demand before committing.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
