Verge Condos West Tower at 1037 The Queensway is the ten-storey, 203-suite half of RioCan’s two-building community — and it has amenities its taller sibling doesn’t, including a content studio with green screen and a podcast recording room. If you want the Verge location and amenity access without living in a 17-storey tower, this is the one. The West Tower has the more interesting amenities

People assume the taller tower gets the better package. Here that is arguably backwards. The West Tower carries a content studio with pull-down backdrops and a green screen, and a separate audio and podcast recording studio — amenities that, as far as I can tell, no other condo on this corridor offers.

If you produce video or audio for a living, or run a business that needs decent-looking recorded content, that is a facility you would otherwise pay a studio rental for. The co-working space has soundproof workstations, which suggests someone actually thought about people taking calls.

The ninth-floor terrace runs shuffleboard, an oversized outdoor chess board, a kids’ play area, BBQs and outdoor dining, fire pits, a party room and a cocktail lounge. There is also a pet wash and a bike wash.

Ten storeys versus seventeen

This is a real choice, not a marketing distinction. A ten-storey building generally means fewer units per elevator and a quieter lobby. With 203 suites versus 341 next door, day-to-day friction — waiting for elevators, booking amenities, parcel volume — is lower.

The trade is height. At ten storeys you are less likely to clear the surrounding buildings for a lake or skyline view. If a view is the reason you are buying, the East Tower is the better bet and you should confirm sightlines before committing either way.

What is not established yetAs at August 2026 I could not verify the maintenance fee (unpublished), the property management company, or any resale transaction. Both towers currently appear under TSCC-3160 and whether they are one corporation or two is unresolved.

Units are actively leasing, which tells you the building is occupied and functioning. August 2026 lease asks at 1037 were around $2,000 for a one-bedroom (500–599 sq ft), $2,100 for a smaller one-bedroom, and $2,175 for a 1+den.

Those rental numbers are actually the most useful data point available. If you are considering this as an investment, you can work backwards from roughly $2,000 to $2,175 a month — but you cannot complete that calculation without the maintenance fee, which is precisely the missing number.

Identical to the East Tower — the buildings are about 150 metres apart. Route 80 Queensway at Islington, plus 110 Islington South and 37 Islington. Kipling Station roughly a 21-minute walk, Mimico GO about 7 minutes by car, Sherway Gardens about 5. Gardiner ramps within roughly 450 metres. The new public park sits between the two towers, and Cineplex Queensway is on the same lot.

Who this building suits

Content creators and remote workers, straightforwardly — the studio facilities and soundproof workstations are a genuine differentiator. It also suits buyers who want the Verge location and amenity access but prefer a mid-rise to a tower, and anyone prioritising a quieter building over a higher view.

What I’d want you to check

Same three gaps as the East Tower: get the maintenance fee in writing, establish who manages the building, and clarify the corporation structure across the two towers. Additionally, at ten storeys, verify your sightlines in person — do not assume a view. If you are buying as an investment, insist on the fee before you model anything, because at these rent levels the fee determines whether it works.

The value question

I cannot honestly price this yet and I would rather tell you that than guess. Rents around $2,000 to $2,175 are established and the location is excellent. The missing piece is the carrying cost. Once the first resale transactions and a published fee schedule exist — likely within six to twelve months — this becomes a much easier building to advise on. I am tracking it, and I will tell you the moment there is something real to work with.
