Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 1145 Logan Avenue Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 1145 Logan Avenue Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1145 Logan Avenue is a small 1976 tower at Logan and Cosburn, on the East York side of the Danforth, and it is about to get a lot better connected: the Ontario Line’s Cosburn Station is being built a few blocks east on Pape. The suites are compact two-bedrooms in a building with very few owners, and that small size is both its charm and its biggest risk. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1145 Logan Avenue Condos is a 12-storey condominium at 1145 Logan Avenue, Toronto M4K 3G9, near Logan and Cosburn Avenue in Broadview North, in the former borough of East York, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built in 1976, and condos.ca lists 34 suites. The condominium corporation is YCC-296, registered on 23 December 1976, and condos.ca lists ICC Property Management as manager. Condos.ca lists the fee as including common elements, building insurance, parking and water.

A tall building with very few owners

Condos.ca lists 12 storeys and 34 suites here, which works out to only around three suites per floor. I could not confirm the suite count from a second source, so check it in the status certificate, but if it is right, this is one of the smallest corporations I know of in a building this tall.

Few suites per floor usually means quieter corridors and more corner exposure, which buyers like. It also means a 12-storey building’s worth of roof, elevators, windows, balconies and mechanical systems paid for by a small group of owners. That is the arithmetic you need to understand before buying here.

I could not find a developer or architect on record for the building. That is common for 1970s condominiums, and it does not change much in practice: what matters now is how the corporation has looked after the building since.

One more item for a small corporation: ask about the building’s insurance deductible and how the declaration and by-laws allocate it. Many Ontario condos can pass the deductible for a leak that starts in a suite to that suite’s owner, and in a small building the board has fewer ways to absorb a claim. Make sure your own condo insurance policy covers that amount.

Compact two-bedrooms

Condos.ca records suites of about 604 to 730 square feet, and the current listing is a two-bedroom in the 600 to 699 square foot band. That is a small two-bedroom, closer to a large one-bedroom-plus-den in a newer building, so think carefully about how you will use the second room.

For a couple who need a home office, a single buyer who wants a guest room, or an investor targeting tenants who want a second bedroom at a lower price, the plan can work well. For a family, it will feel tight. Storage is worth checking too, since a compact suite leans heavily on closets and any locker that comes with it.

Walk the suite with the floor plan in hand and measure the second bedroom. In buildings of this era, some second bedrooms are generous and some are barely more than a den with a door.

The fee: parking in, utilities out

Condos.ca lists the fee as covering common elements, building insurance, parking and water. Heat and hydro are not on that list, so budget for them on top of the fee, and ask how the suite is heated and cooled and what recent utility bills have looked like.

Parking being included is a real plus this close to the Danforth. Confirm whether the space is owned or assigned and that it actually transfers with the suite.

Condos.ca also notes that barbecues are permitted, which is unusual in a high-rise and worth confirming in the rules if outdoor cooking matters to you. Fees in a small corporation are sensitive to every repair, so ask for three years of budgets to see how the fee has moved.

Logan and Cosburn, and the Ontario Line

This is the Broadview North side of East York: tree-lined residential streets, a mix of houses and older apartment buildings, with the shops of the Danforth to the south and Pape Avenue’s local strip to the east. It is a quieter address than the Danforth itself while staying close to it, and it suits people who want to walk to restaurants without living above them.

The big change is transit. In February 2026, Metrolinx broke ground on the Ontario Line’s below-ground Cosburn Station, part of a tunnelled section running under Pape Avenue between Pape and the elevated guideway into Thorncliffe Park. When the line opens, it will give this part of East York a north-south rapid transit link it has never had. The data panel lists current nearby transit with walking times.

In the meantime, expect construction around Pape and Cosburn for some years. Higher-density proposals are also appearing along Cosburn Avenue, including a 25-storey project tracked by UrbanToronto at 16 to 26 Cosburn, so the area’s skyline is likely to change.

Pricing in a small building

Condos.ca puts the building’s average around $705 per square foot. For a 1970s building in East York, that reflects the location close to the Danforth and the coming transit more than the building’s age or finishes.

With only one suite listed at the time of writing, there is no asking-price range worth quoting, and in a building with around 34 suites, a handful of sales can move the average sharply. Use the 12-month sold figures in the data panel above, and compare against two-bedroom sales in other older East York and Danforth-area buildings.

Remember to add heat and hydro to the fee when you compare carrying costs with buildings where those utilities are included. A suite that looks cheaper per square foot can end up costing more per month once utilities are counted, and the reverse is also true.

Jatin’s honest take on 1145 Logan Avenue Condos

Who this building suits

Couples and single buyers who want two bedrooms close to the Danforth for less than a new condo, investors betting on the Ontario Line, and anyone who prefers a small, quiet building over a busy tower with amenities they will not use.

What I’d want you to check

In a building this small, the reserve fund study is the most important document you will read. For a 1976 high-rise, I want to know the condition and planned timing for the roof, windows, balconies, elevators, garage and plumbing, and how each would be funded. Confirm the suite count, the parking arrangement for your suite, the heating and cooling setup, and the pet rules, since condos.ca lists a pet restriction. Ask whether any special assessment has been levied or proposed, and read recent board minutes.

The value question

At around $705 per square foot, you are paying for location and future transit rather than space or finishes, and you still need to add heat and hydro. For a buyer who will live here through the Ontario Line’s opening, I think that can be a reasonable bet, provided the corporation’s finances are strong enough to carry an older 12-storey building on a small owner base. If they are not, the small size magnifies every problem, and I would rather you look elsewhere.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
