Living here

Renters, Airbnb and elevators at 1000 Dundas St E Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 1000 Dundas St E Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 1000 Dundas St E Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1000 Dundas Street East is one of the smallest condominiums I cover in Leslieville: 14 townhouses, registered in 1980, on a stretch of Dundas that has filled up with lofts and mid-rises around it. Small and old cuts both ways, and with a complex this size you have to do more of the homework yourself. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1000 Dundas St E Townhouses is a 14-unit condominium townhouse complex at 1000 Dundas Street East in South Riverdale (Leslieville), part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built in 1980, and the condominium corporation is YCC-514, registered on 22 April 1980. Condos.ca lists Castle Hill Property Management as the manager. No developer is recorded, and condos.ca does not publish amenities or a list of what the maintenance fee includes.

Fourteen homes, one corporation

Condos.ca records 14 units at 1000 Dundas Street East, built in 1980. The condominium corporation is YCC-514, registered on 22 April 1980, and Castle Hill Property Management is listed as the manager. No developer is recorded in the sources I checked.

Fourteen owners is a very small corporation. Every decision, from a roof replacement to a rule change, is shared among a handful of households, and the board is made up of your neighbours. That can make a complex feel looked after by people who care about it. It also means there are very few owners to spread a large repair across.

Having a professional manager helps. In complexes this small, self-management is common, and a listed management company usually means someone is keeping the records, collecting the fees and organising contractors. Confirm that Castle Hill is still the manager when you buy, because small corporations do change firms.

It is also worth asking how many owners actually live on site. In a complex this size, if several homes are rented out, the board can struggle to find volunteers, and decisions stall. Ask how often the board turns over and when it last held an annual general meeting with a quorum.

What the public record does not tell you

The public data on this complex is thin. Condos.ca lists no amenities, no fee inclusions and no developer, and I found no current listings or published floor plans. It records the complex as one floor, which for a townhouse complex usually reflects how the database files row housing, not the number of levels inside each home.

That changes how you buy here. With nothing current to compare and no floor plans in circulation, you cannot assume what a typical unit looks like. Ask the listing agent for the floor plan, the number of levels, whether there is a basement and how parking works, and get the answers in writing.

The status certificate becomes the main document. It tells you what the fee covers, which parts of the home are common elements, who repairs the roof, windows and doors, and what the declaration says about pets, rentals and alterations. I would not form a view on value until I had read it.

A 1980 townhouse at 46 years old

A complex finished in 1980 has had more than four decades of Toronto weather. Roofs, windows, exterior doors, brick and siding, fencing and any shared driveway or garage all have limited lives. Most will have been replaced at least once by now, or will be due soon.

In a townhouse condominium, the split of responsibility is the thing to understand. Some corporations repair everything on the outside; others leave windows, doors and decks to the owners. The declaration and the status certificate set this out, and it changes how much the monthly fee is really buying you.

Read the reserve fund study and look at what has been done in the last ten years and what is scheduled for the next ten. Compare the reserve balance with the work coming. Ask whether a special assessment has been discussed, and read two years of board minutes. With 14 owners, one big project lands hard on each of them.

Dundas Street East between Broadview and Carlaw

This part of Dundas sits in South Riverdale, on the western edge of Leslieville. It is a mixed street of older houses, small shops and newer condominiums, and the closer you get to Carlaw, the more of it is former industrial space turned into lofts and offices.

The newer buildings show how much the area has changed. The Carlaw, a 12-storey Streetcar Developments condominium completed in 2015, stands at Carlaw and Dundas, and Flatiron Lofts, completed in 2012, is across the intersection. A 1980 townhouse complex is a very different product: ground-level living, no tower above you and no lobby to pay for.

The biggest change coming is the Ontario Line. Metrolinx is building an above-ground station at Gerrard and Carlaw, with station work there tentatively scheduled to run into 2031, and a Leslieville station over Queen Street east of De Grassi. Expect construction disruption on nearby streets for several years, then a much better transit link. The data panel on this page covers current transit, schools and parks.

Pricing: why there is no easy number here

Condos.ca shows no average price per square foot and no active listings for this complex, and with 14 units, sales are rare. I am not going to guess at a number. The data panel on this page shows whatever recent sales and rents the MLS has recorded.

When a townhouse here does come up, I price it two ways: against condo townhouses of a similar age elsewhere in South Riverdale and Leslieville, and against small freehold houses nearby. A condo townhouse usually trades below a comparable freehold because of the monthly fee and shared decision-making, and the size of that gap is what you are really negotiating.

The fee itself needs a closer look than usual, because I could not find what it includes. Get the current fee, the corporation’s budget and the list of what is covered before you compare it with anything else. For a proper read of what has sold here and nearby, ask me for a building sold report.

Jatin’s honest take on 1000 Dundas St E Townhouses

Who this building suits

Buyers who want ground-level living in Leslieville without paying for a freehold house, and who like the idea of a small, quiet complex rather than a tower. It suits people who are comfortable reading documents and asking direct questions, because the public record will not answer them for you.

What I’d want you to check

The status certificate, the reserve fund study and two years of board minutes. Confirm what the fee includes, what the corporation repairs versus what you repair, the number of levels and the parking arrangement, who manages the complex, and the rules on pets, rentals and renovations. In a 1980 complex, ask specifically about the roof, windows, exterior walls and any shared garage or driveway.

The value question

If the reserve fund is healthy and the big exterior work is mostly done, a townhouse here can be a sensible way into a neighbourhood where freehold houses cost a great deal more. If major work is coming and the money is not there, 14 owners will be paying for it. I would want that reflected in the price, or I would walk away.

1000 Dundas St E Townhouses — frequently asked questions

When was 1000 Dundas Street East built?

Condos.ca lists it as built in 1980. The condominium corporation, YCC-514, was registered on 22 April 1980.

How many homes are in the complex?

Condos.ca records 14 units, which makes it a very small condominium corporation. Large repairs are shared among few owners, so the reserve fund matters a great deal.

Who manages 1000 Dundas St E Townhouses?

Condos.ca lists Castle Hill Property Management. Confirm the current manager in the status certificate, as small corporations sometimes change firms.

Who built it?

No developer is recorded in the sources I checked.

What do the maintenance fees include?

Condos.ca does not publish fee inclusions for this complex. Ask for the status certificate and budget, which set out exactly what the fee covers.

Does the complex have amenities?

None are listed. In a 14-unit townhouse condominium, the fee mainly pays for upkeep, insurance and reserves for the shared parts of the property.

Are these townhouses or apartments?

Condos.ca classifies the complex as townhouses. It records one floor, which reflects how the database files row housing, so confirm the number of levels from the floor plan of the unit you are viewing.

What should I check before buying in a 1980 townhouse condo?

Read the reserve fund study and board minutes, and find out who is responsible for the roof, windows, doors and exterior. Ask whether any special assessment has been discussed.

How does it compare with The Carlaw nearby?

The Carlaw is a 12-storey, 311-suite condominium completed in 2015. 1000 Dundas is a 14-home townhouse complex from 1980, so you trade newer finishes and a lobby for ground-level living in a much smaller community.

Is there construction planned nearby?

Yes. Metrolinx is building Ontario Line stations at Gerrard and Carlaw and over Queen Street in Leslieville, with work scheduled over several years.

Can you Airbnb a unit at 1000 Dundas St E Townhouses?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has 1000 Dundas St E Townhouses had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

What schools is 1000 Dundas St E Townhouses zoned for?

For TDSB public schools, the address is zoned for Dundas Junior Public School (Elementary, JK–5), Queen Alexandra Middle School (Middle, Gr 6–8), Riverdale Collegiate Institute (High school, Gr 9–12). Catholic and French-language schools are listed on this page by distance. Boundaries change, so confirm with the board before you buy.

Distances are straight-line from the building.

What is the Walk Score of 1000 Dundas St E Townhouses?

Walk Score 98, Transit Score 93 and Bike Score 89. Most daily errands can be done on foot.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
