Living here

Renters, Airbnb and elevators at 101 Glen Manor Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 101 Glen Manor Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 101 Glen Manor Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

101 Glen Manor is how many buyers get into the heart of the Beaches without buying a detached house: a 41-home condo townhouse complex from 1981, on the street that leads up to the Glen Stewart Ravine, a short walk from Queen Street East and the lake. At least some homes have rooftop terraces, and that is the feature I would look for first. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

101 Glen Manor Townhouses is a 41-home condominium townhouse complex at 101 Glen Manor Drive, near Queen Street East and Glen Manor Drive in the Beaches, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. Condos.ca lists it as built in 1981, with the condominium corporation YCC-546, registered on 6 March 1981, and Skywater Property Management as manager. Condos.ca does not record a developer or a list of what the maintenance fee includes.

Townhomes on the ravine street

Glen Manor Drive is the street that runs along much of the western edge of Glen Stewart Park, and the ravine’s southern entrance is on it. The ravine is about 11 hectares of red oak, maple and hemlock forest around spring-fed Ames Creek, with a boardwalk through its wetlands. It has been city parkland since 1931, and the Toronto and Region Conservation Authority designated it an Environmentally Significant Area in 1982.

That matters for daily life. From this complex you can walk into one of the most beautiful ravines in the east end in minutes, then turn the other way for Queen Street East’s shops and the beach and boardwalk to the south. Few condo homes in Toronto have both.

The complex itself dates from 1981, registered as YCC-546. Condos.ca does not name a developer, and I could not find an architect or any press coverage of the original project. Your lawyer will find the original declarant in the declaration.

Three levels and a roof

Condos.ca records two storeys, but a recent listing described a brick townhome over three levels, with two bedrooms plus a den, two bathrooms and roughly 1,300 square feet, topped by a rooftop terrace with views to the south. Ask whether the home you are considering has the same plan and a terrace of its own. Layouts and finishes vary, because owners have renovated over more than 40 years.

Ask how the home you are considering is heated and cooled. At least one recent listing recorded electric baseboard heat and wall-unit air conditioning rather than a furnace and central air. That affects comfort and your hydro bill, and whether you can upgrade depends on the corporation’s rules.

If a rooftop terrace is part of the appeal, find out who is responsible for its membrane and decking under the declaration, and when the roofs were last replaced. A terrace on top of a roof is a lovely feature and a maintenance item at the same time. Ask too whether owners may add planters, hot tubs or pergolas, since rules on weight and drainage often apply.

Parking, fees and what to budget

Condos.ca lists a parking garage, and a recent listing recorded one parking space with the home. In the Beaches, where street parking is tight in summer, a garage space is valuable. Confirm whether it is owned or exclusive-use, and read the reserve fund study for the garage’s condition and repair plan.

Condos.ca does not publish a fee inclusion list for YCC-546, and with only one home listed when I prepared this page, I cannot give you a fee range. Ask for the budget and the status certificate, and if heat is electric and on your own meter, ask the seller for a year of hydro bills so you can see the true monthly cost.

Barbecues are permitted, according to condos.ca, which means a rooftop terrace or patio can work as an outdoor kitchen in summer. Check the rules for fuel type and placement.

What to expect around Queen and Glen Manor

This part of the Beaches is busy in summer. Queen Street East’s restaurants, cafes and shops are close, and the beach and boardwalk draw crowds on warm weekends. In winter it is quieter, and the ravine and lakefront become a local’s place again. The ravine even has natural ice rinks in season, just south of the footbridge at Pine Glen Road. The data panel on this page covers transit, schools, parks and food with distances.

The Beaches is mostly detached and semi-detached houses, many of them more than 100 years old. Condo townhouses are a small share of what is for sale, which is why a well-kept home here tends to draw attention when it comes up.

With 41 homes, the corporation is small enough that owners know each other and large enough to spread the cost of a roof or garage repair more evenly than a 10- or 20-home complex can. Even so, ask who sits on the board, how often owners attend meetings and whether the board has had trouble filling seats. In a complex this size, an engaged board protects your investment as much as the reserve fund does.

Pricing against a Beaches semi

Condos.ca does not publish an average price per square foot for this complex, and one home was listed for sale at the time of writing, which is not enough to describe a range. With 41 homes, sales are steady but not frequent. Use the 12-month sold figures in the data panel above.

I price homes here against two benchmarks: other condo townhouses in the Beaches and Upper Beaches, and freehold semis and row houses within a few blocks. A condo townhouse of around 1,300 square feet should come in clearly below a freehold home of similar size, because you pay a monthly fee and share decisions on the roof and garage. In return, much of the exterior upkeep is shared.

A rooftop terrace, an updated kitchen and a garage space each add value here. Electric baseboard heat, original windows or a corporation with a thin reserve fund take value away. For recent trades in the complex and nearby, ask me for the building sold report.

Jatin’s honest take on 101 Glen Manor Townhouses

Who this building suits

Couples, small families and downsizers who want to live in the Beaches, walk to the ravine and the lake, and have a house-like home without a freehold price or a freehold roof to manage. It especially suits buyers who want private outdoor space on a rooftop terrace.

What I’d want you to check

This is a 1981 corporation, so read the reserve fund study and the last two years of board minutes for the garage, roofs, terraces, windows and brickwork. Confirm how your home is heated and cooled, what the fee includes, whether parking is owned or exclusive-use, and who is responsible for the terrace. Read the declaration for pet and rental rules, and ask what the insurance deductibles are and how they are charged back to owners.

The value question

Beaches condo townhouses near Queen and a ravine are a limited supply, and that supports values over time. If the home has been updated and the corporation is in good financial shape, I think this complex is a sound alternative to a semi in the neighbourhood. If major work on the garage or roofs is due, price it into your offer.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
