Living here

Renters, Airbnb and elevators at 100 Leeward Glenway

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 100 Leeward Glenway?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 100 Leeward Glenway

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

100 Leeward Glenway is where I start when a buyer tells me their budget and expects me to say there is nothing in Toronto. Current listings for one- to three-bedroom suites here ask between about $325,000 and $399,000, and the fee pays for heat, hydro and parking. The catch is that the building is more than fifty years old, and that is the whole conversation. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

100 Leeward Glenway is a 22-storey, 440-suite condominium at 100 Leeward Glenway in Flemingdon Park, North York, listed here under the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. The corporation also covers addresses from 95 to 155 Leeward Glenway. It was developed by Modular Precast Developments and built in 1974. The condominium corporation is YCC-141, registered on 22 May 1974, and AA Property Management is listed as the manager. Maintenance fees include common elements, heat, hydro, building insurance, parking and cable TV.

One of the city’s early condo corporations

The corporation number tells you a lot. YCC stands for York Condominium Corporation, the numbering used before amalgamation, and number 141 was registered in May 1974. Ontario only introduced condominium law in the late 1960s, so this building comes from the first wave of high-rise condos anywhere in the province.

It was built by Modular Precast Developments. The name points to precast concrete construction, which was a common way to put up towers quickly in that era. I have not found a detailed construction history for this specific building, so treat that as context rather than a finding, and ask the engineer behind the reserve fund study what the building is actually made of.

Flemingdon Park itself was planned in the late 1950s on the old Fleming family farm as a large apartment community, with occupancy starting in 1961 and the neighbourhood largely complete by the early 1970s. This tower arrived at the end of that build-out.

What 440 suites gets you

Scale is the advantage. A 440-suite corporation spreads the cost of a pool, a gym, a sauna and a security guard over a lot of owners, which is why a fifty-year-old building can still run an amenity list that small boutique buildings in the east end cannot touch.

Current listings sit in the 600 to 899 square foot bands, covering one-, two- and three-bedroom suites. A three-bedroom under 900 square feet is tight by modern standards, but older towers tended to put rooms where newer buildings put open-plan space, so bedroom counts can be higher for the size.

Listing addresses also run across the odd numbers from 95 to 155 Leeward Glenway, which suggests suites outside the main tower are part of the same corporation. If you are looking at one of those, ask exactly what form of unit it is and which amenities and costs it shares with the tower.

Hydro in the fee changes the maths

Very few Toronto condos include hydro in the maintenance fee. Here it sits alongside heat, parking, building insurance and cable TV. Current listings work out to roughly $0.91 per square foot in fees, which sounds high until you remember you are not paying an electricity bill, a heating bill or a parking charge on top.

The flip side is that the corporation carries those utility costs for everyone. When energy prices or the cost of old mechanical equipment rise, it shows up in the budget and then in your fee. In a building this age, I want to see the last several years of budgets, not just this year’s number.

Bundled utilities also mean owners have no meter of their own to watch. That suits people who want a fixed monthly cost. It also means heavy users and careful users pay the same, which some buyers dislike.

A neighbourhood about to change

Flemingdon Park sits in the Don Valley between Don Mills Road, Eglinton Avenue and the Don Valley Parkway, with the Flemingdon Park Golf Club and the ravines close by. The automatic panel on this page covers transit, schools and Walk Score, so I will keep to what is changing.

Two rapid transit lines are reshaping the area. Line 5 Eglinton runs along Eglinton Avenue, and the Ontario Line, now under construction, is planned to include a Flemingdon Park station and an interchange with Line 5. The Ontario Science Centre closed in June 2024 and is relocating to Ontario Place, which leaves another large site at Don Mills and Eglinton in play.

With transit come infill towers. Just north of Don Mills and Eglinton, Aspen Ridge Homes is building the Crosstown community on the former Celestica lands: 14 buildings of up to 44 storeys and close to 6,000 homes, with retail, parks and a major community centre. Other tall infill proposals keep arriving in the area. Expect construction around you for years, and expect more new condo supply competing with older buildings like this one.

Some of the lowest asking prices in the city

There are four active listings as I write this: a one-bedroom in the 600 to 699 square foot band, two two-bedrooms in the 700 to 799 band and a three-bedroom in the 800 to 899 band. Together they ask roughly $325,000 to $399,000. Their monthly fees run from about $499 to $816.

Based on the size bands, that is roughly $430 to $540 per square foot of asking price, which is a fraction of what newer condos nearby charge. You are paying for location and space, not for the building’s age, and the market is pricing in the risk of future capital work.

For what suites have actually sold for, use the TRREB panel on this page. With 440 suites, there are enough trades each year for the medians to mean something, which is more than I can say for most small buildings.

When you compare carrying costs, put the fee next to a newer condo’s fee plus its hydro, heat and parking. That comparison usually narrows the gap a lot, and sometimes this building comes out ahead.

Indoor poolSaunaGymParty roomMeeting roomRecreation roomSecurity guardVisitor parking

An indoor pool, sauna and gym with a security guard on site is a full package, and at this price point it is rare. The cost is that pools are expensive to run and renew, so check what the reserve fund study says about the pool and its equipment.

Jatin’s honest take on 100 Leeward Glenway

Who this building suits

First-time buyers who want to own rather than rent and need the lowest possible entry price in Toronto, and buyers who value a fixed, all-in monthly cost over new finishes. Families who need a third bedroom on a tight budget should look here too. It also suits owner-occupiers who plan to ride the area’s transit-driven change over the long term.

What I’d want you to check

This is a 1974 building, so the reserve fund study is the most important document you will read. Look at what it says about windows, balcony slabs and railings, plumbing risers, the heating plant, the roof, the garage and the pool, and whether the fund is on track for those items or is relying on future fee increases. Read the board minutes for planned capital projects and ask the manager directly about any upcoming work. Confirm pet and rental rules in the status certificate. Also talk to your lender and insurer early, because some treat older high-rises with more questions.

The value question

On price alone this is one of the most accessible condo buildings in the city, and the fee covers more than almost anyone else’s. Whether it is good value depends entirely on the building’s financial health. If the reserve fund is strong and major work has been planned and funded, I think it is a sensible entry point in a neighbourhood that is getting new transit. If it is not, the low price is telling you something.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
