Living here

Renters, Airbnb and elevators at Fallingbrook Place

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Fallingbrook Place?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Fallingbrook Place

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Fallingbrook Place is about as small as a Toronto condominium gets: seven suites on Queen Street East, run by the owners themselves, at the quiet eastern end of the Beach. That size is its charm and its risk. Before anyone buys here, I want them to understand how a building this small actually works. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Fallingbrook Place is a seven-suite, low-rise condominium at 2286 to 2292A Queen Street East in the Beaches, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built in 2006 by Fallingbrook Place Developments, and the condominium corporation, TSCC-1775, was registered on 19 June 2006. Condos.ca lists it as self-managed and lists common elements, building insurance and parking as included in the maintenance fee.

A seven-suite corporation on Queen Street East

Most buildings I review have dozens or hundreds of owners. Fallingbrook Place has seven. Condos.ca records the builder as Fallingbrook Place Developments, the corporation as TSCC-1775 and the registration date as 19 June 2006, and it classifies the project as a low-rise.

The address range, 2286 to 2292A Queen Street East, tells you this is a row of street-front addresses rather than one tower entrance. Condos.ca also lists a separate Fallingbrook Place Phase II at 2292 to 2294 Queen Street East and 4 to 6 Scarborough Road, so the same builder appears to have carried the idea onto the neighbouring lots. I could not confirm whether the two phases share anything, so ask.

Condos.ca records the building as one storey, which I would treat with caution. Street-front condominiums in this format often have suites on more than one level. Walk the suite, ask for the floor plan, and do not rely on the database description of the form.

What self-management means with seven owners

There is no management company here. In a seven-suite corporation, the board may be two or three owners, and the person handling insurance renewals, snow removal, contractor quotes and the reserve fund study may be your next-door neighbour.

That can work very well. Costs are low, decisions are quick, and nobody is paying a management fee for services a small building does not need. It can also mean that one owner who disagrees, or one owner who stops paying, has an outsized effect.

Ontario’s condo rules still apply in full. The corporation still needs financial statements prepared as the Condominium Act requires, a reserve fund study on schedule, and an annual general meeting. Ask who prepares the statements, when the last reserve fund study was done, and whether the corporation is up to date with its filings to the Condominium Authority of Ontario.

The fee covers less, and that is normal here

Condos.ca lists common elements, building insurance and parking as included. Heat, hydro and water are not on that list, so in practice you will budget for your own utilities, much as you would in a townhouse.

A short inclusion list usually means a lower fee. It does not always mean a cheaper building. With seven owners, every major repair is split seven ways. A roof, a masonry repair or a parking surface replacement costs the same regardless of how many people share it, so the reserve fund is the number I care about most.

Parking being in the fee matters on this part of Queen Street. On-street parking is limited near the eastern end of the strip, and a secured spot is part of what you are buying.

Insurance deserves a separate question. Building insurance is in the fee, but in a small corporation the deductible can be high relative to the budget, and owners are often responsible for damage that starts in their own suite up to that deductible. Ask what the current deductible is and make sure your own unit-owner policy covers it.

Finally, ask for a copy of the declaration and by-laws and read the parts about what each owner maintains. In street-front condos, doors, windows, patios and even some roofing can be assigned to individual owners rather than the corporation, and that changes your real cost of ownership.

The quiet east end of the Beach

This stretch of Queen Street East, near Fallingbrook Road and Scarborough Road, is calmer than the strip around Kew Gardens. The shops thin out, the streets toward the lake are mostly houses, and the 501 Queen streetcar still runs along the front.

A short way east, Queen Street ends at the R. C. Harris Water Treatment Plant, the Art Deco plant known as the Palace of Purification, built in the 1930s and designated under the Ontario Heritage Act in 1998. Its grounds are open to the public and make one of the best walks in the east end.

Being near the city’s eastern edge also means Scarborough’s Birch Cliff and the bluffs are a short drive east, while the busier Beach strip, Kew Gardens and the boardwalk are a longer walk west. Buyers who want quiet tend to like this end; buyers who want a cafe on every corner usually prefer to be closer to Woodbine.

Pricing in a building with almost no sales

I cannot give you a meaningful building average here. Condos.ca does not record a price per square foot or a suite size range for Fallingbrook Place, and there were no active listings in the data I reviewed. With only seven suites, a single sale can move any average dramatically.

Value these suites the way I would value a townhouse in the east Beach: compare recent sales of similar-sized condo townhouses and small boutique condos nearby, adjust for parking, outdoor space and condition, and then layer in the fee and reserve fund position.

If you are considering a suite here, I would rather build you a short list of real comparables than quote a number. My building sold report is the right starting point, and the sale data on this page will show what, if anything, has traded recently.

Amenities at Fallingbrook Place

There is no amenity package in the usual sense: no gym, party room or concierge. What you get is parking and a small, quiet building; the lake, the boardwalk and the parks of the east Beach do the rest.

Jatin’s honest take on Fallingbrook Place

Who this building suits

Fallingbrook Place suits buyers who want a townhouse-style life in the Beach with lower fees than a full-service condo, and who are comfortable being involved in how the building is run. It is a good fit for owner-occupiers planning a long hold, less so for investors who want a hands-off building.

What I’d want you to check

Ask for the status certificate, the latest reserve fund study, two years of financial statements and the minutes of recent owner meetings. Find out who on the board does the day-to-day work, whether there are any arrears among owners, and what major work is planned as the building passes 20 years. Condos.ca lists pets as allowed, but confirm the rules in the declaration. Ask how Phase II relates to this corporation, if at all.

The value question

In a seven-suite building, value comes down to the specific suite and the health of the reserve fund. A well-run small corporation with a funded reserve can be one of the best-value ways to own in the Beach. A poorly funded one can be expensive. I would not buy here without reading every page of the status certificate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
