Leases 85%Sales 15%

Renter-heavy building. Of 149 deals here in the last 24 months, 126 were leases and 23 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Riverside Square?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Riverside Square

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Riverside Square is what I point to when someone asks me how much Queen East has changed. A few years ago this block was a car dealership, a parking lot and two tired warehouses; now it is a new street of condo towers with a park on Queen and a rooftop pool on top. It is the biggest and newest option in Riverside, and it comes with the trade-offs every large new building has. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Riverside Square is a multi-building condominium community at 665 Queen Street East and 15 to 45 Baseball Place, just east of the Don River in South Riverdale’s Riverside pocket, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was developed by Streetcar Developments with Dream, with RAW Design as architect of the first phase and Giannone Petricone Associates on later phases. Condos.ca lists 913 suites, 14 floors and a 2020 build year, with condominium corporation TSCC-2823 registered on 21 December 2020 and Crossbridge Condominium Services as manager. Maintenance fees include common elements, heat, air conditioning, water and building insurance.

A master-planned block, not a single tower

Most buildings on this stretch are one mid-rise on one lot. Riverside Square is different: Streetcar Developments and Dream assembled about 4.5 acres between the Don Valley Parkway and Broadview, south of Queen, and planned it as five buildings in two phases. UrbanToronto reported that the site held a Toyota dealership with a large surface lot and two aging warehouses before demolition began in 2016.

The project cut a new street through the middle, Baseball Place, named for the fact that Toronto’s first baseball grounds stood here. A revised plan in 2015 moved the main public space north so a new park sits right on Queen Street, in front of the first tower, with cafes and restaurants planned along Baseball Place. That park is the reason the building feels connected to the street rather than walled off from it.

One thing to understand before you shop: condos.ca groups several addresses under one listing page, showing 913 suites and 14 floors. The phase one tower is 14 storeys, but the second phase includes a taller tower, reported at about 20 storeys. The corporation number on condos.ca is TSCC-2823; with a project this size, confirm which corporation and which building your suite belongs to, because the status certificate, reserve fund and fees are tied to that corporation.

RAW Design’s tilted tower and the brick base

RAW Design gave the phase one tower a tilted massing and a pitched roofline, so it reads as a series of shifting volumes instead of a plain slab. The lower floors sit on a brick base that picks up the warehouse and storefront brick of Queen East, and the upper floors step back and turn to glass, white metal panel and spandrel. The plan also kept the brick east wall of the century-old building next door visible, which is a nice gesture to the street.

Giannone Petricone Associates joined RAW for the later phases, and the taller second-phase tower uses a variation of the first tower’s design, so the block reads as a family. Seven Haus Design did the amenity interiors.

Inside, the launch materials promised 9-foot ceilings, exposed concrete and engineered hardwood. Suites run from about 395 to 1,550 sq ft on condos.ca, which tells you this is mostly a building of compact one-bedrooms and two-bedrooms, with a smaller number of larger plans. At the bottom of that range, check the floor plan carefully; a 400 sq ft one-bedroom lives very differently from a 550 sq ft one.

Living next to the Don Valley Parkway

Here is the honest part. The site backs onto the DVP, and the west-facing suites look over the parkway and the Don Valley toward the downtown skyline. That view is the best thing about the west side, and the traffic noise is the cost. Visit at rush hour and stand on the balcony before you decide.

UrbanToronto also reported that the old steel-framed warehouse to the west was being converted into a base for several car dealerships facing Eastern Avenue and the parkway. So the immediate neighbours are still partly commercial. South-facing and lower suites deserve a look at what they actually face.

The bigger change is transit. Metrolinx is building the Ontario Line through this part of the east end, including Leslieville Station at Queen and De Grassi just east of here. Expect construction disruption on Queen East while it is built, and better rapid transit when it opens. The automatic panel on this page shows the transit you can use today.

For daily errands, the original plan put a grocery store on site and food and drink along Baseball Place. Retail in a new block fills in over years, not months, so walk the street and see what is actually open now rather than relying on old renderings.

What Riverside Square costs to own

Condos.ca puts the average around $916 per sq ft, which is in line with newer buildings on Queen East and below what brand-new assignment and developer inventory has been asking. Because there are many suites, there is real choice: 12 were listed for sale and 14 for rent at the time of writing.

Across the current listings, one-bedrooms and one-plus-dens were asking from about $400,000 to $538,000, and two-bedrooms from about $559,000 to $749,000. Most of the two-bedroom listings sit in the 600 to 799 sq ft range, so expect compact two-bed plans rather than family-sized ones.

Fees on active listings averaged about $0.98 per sq ft, roughly $390 to $730 a month depending on size. That is not low for a 2020 building, but the inclusions matter: heat, air conditioning and water are all in, alongside common elements and building insurance. Hydro is usually separate, and parking is not listed as included, so ask whether a space and locker come with the suite and what they cost. For what has actually sold here, use my building sold report.

The planned package was generous: a rooftop lounge opening onto a terrace with a pool and cabanas looking at the skyline, a gym, party room, guest suites and round-the-clock concierge. That is a lot to run, and in a building this size it is shared by many residents, so ask how busy the rooftop gets in summer and whether the pool and guest suites are open and bookable.

Jatin’s honest take on Riverside Square

Who this building suits

First-time buyers and young professionals who want a new building with real amenities in Riverside, without paying brand-new pre-construction prices. It also suits investors, since compact one-bedrooms and two-bedrooms rent well here and there is plenty of rental supply, which cuts both ways.

What I’d want you to check

Confirm which building and corporation the suite is in, then read that corporation’s status certificate and reserve fund study. A young building can still have warranty items open with Tarion, so ask the board what has been reported and fixed. Check whether parking and a locker are included, look at the actual exposure (DVP, dealership or courtyard), and walk the floor plan in person if it is under 500 sq ft. Finally, compare the same floor plan across two or three current listings; in a building this size the differences in floor, view and upgrades show up clearly in asking prices.

The value question

At about $916 per sq ft with heat, cooling and water bundled in, Riverside Square is fairly priced for a 2020 building with a rooftop pool and concierge. The volume of listings is the double edge: you get choice and comparables, but you also compete with many similar suites when you sell. Buy the better exposure and the better layout, and it should hold its own.

Who was the architect?

RAW Design designed the first phase, and RAW worked with Giannone Petricone Associates on the later phases. Seven Haus Design handled the amenity interiors.

Why is the street called Baseball Place?

The site is where Toronto’s first baseball grounds once stood, and the new central street was named to mark that history.

How many suites and storeys does Riverside Square have?

Condos.ca lists 913 suites and 14 floors across the grouped addresses. The first-phase tower is 14 storeys, and the second phase includes a taller tower of about 20 storeys.

What do maintenance fees include?

Common elements, heat, air conditioning, water and building insurance. Hydro is generally separate, and parking is not listed as included.

Plans called for a 24-hour concierge, rooftop lounge and terrace with a pool and cabanas, a fitness centre, party room and guest suites. Condos.ca also lists a meeting room, outdoor patio and visitor parking.

Does it have parking?

There is a four-level underground garage. Whether a space comes with a particular suite varies, so confirm it in the listing and the status certificate.

What was on the site before?

A Toyota dealership with a large parking lot and two older warehouses, all cleared starting in 2016.

Are there pet rules?

Condos.ca flags a pet restriction. Read the declaration and rules in the status certificate for the exact limits before you buy with a pet.

How does it compare with Edge Lofts next door?

Edge Lofts is a small six-storey soft-loft building from 2009, while Riverside Square is a much larger, newer complex with a full amenity package. Edge gives you a boutique feel; Riverside Square gives you a pool, concierge and more resale comparables.

What rental yield does Riverside Square offer an investor?

At a median price of $480,000 and a median rent of $2,475 a month, the gross yield is about 6.2%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Mostly renters. Of the deals here in the last 24 months, 85% were leases and 15% were sales.

Can you Airbnb a unit at Riverside Square?

The City’s register shows 1 active short-term rental registration at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has Riverside Square had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
