Do mostly owners or renters live here?

Leases 78%Sales 22%

Renter-heavy building. Of 108 deals here in the last 24 months, 84 were leases and 24 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Scenic on Eglinton III?

3units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Scenic on Eglinton III

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Scenic on Eglinton III is the tower I point to when a buyer wants a newer condo near Leaside with real green space at the back door. It is the tallest of the three Scenic buildings, it faces a ravine instead of a highway, and Line 5 Eglinton finally opened in 2026. The fee is the number you need to look at carefully. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Scenic on Eglinton III is an 18-storey, 316-suite high-rise condominium at 160 Vanderhoof Avenue, listed by condos.ca in Thorncliffe Park and sitting on the Leaside edge, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It is the third phase of Aspen Ridge Homes’ Scenic on Eglinton community, designed by Page + Steele, and it was completed in 2017. The condominium corporation is TSCC-2587, registered on 10 April 2017, and condos.ca lists Duka Property Management as manager. Condos.ca says the fee includes heat, air conditioning, building insurance, parking and common elements.

The third tower, and the tallest

Scenic on Eglinton was built in phases by Aspen Ridge Homes on a plateau above the West Don valley, land that was once the Leaside Aerodrome. The first two phases were occupied around 2013. When Aspen Ridge launched phase three in 2011, it was marketed as the tallest of the three, and it rose to 18 storeys along Vanderhoof Avenue, southeast of phase two.

Condos.ca lists no developer for this phase, which is a gap in its data rather than a mystery. The SkyriseCities coverage of the launch and construction names Aspen Ridge Homes throughout, with Page + Steele as architect, IBI Group credited alongside, and interiors by Mike Niven Interior Design.

The corporation, TSCC-2587, is separate from the earlier Scenic phases. Each phase has its own budget, reserve fund and rules, so when you look at past sales or documents, make sure you are reading the ones for 160 Vanderhoof.

The valley is the selling point

Phase three sits at the east end of the site, above the Wilket Creek valley between Laird and Leslie. At launch, Aspen Ridge said most suites would have floor-to-ceiling windows facing the valley, with balconies on many plans and nine-foot ceilings. The view out the back of this building is trees, not another tower.

The trail system is the other half of that story. Serena Gundy and Sunnybrook parks lie to the north, and the launch material pointed to trails leading toward Edwards Gardens. For anyone who runs, cycles or walks a dog, having that network a short walk from the lobby is a daily benefit, not a weekend one. Ravine land is also far less likely to be built on than a parking lot or a strip mall, so the outlook from valley-facing suites is more secure than most views you can buy in a Toronto condo tower.

Ask which direction a suite faces before you fall for it. Valley-facing suites carry the premium, while suites facing Vanderhoof or the neighbouring buildings are cheaper for a reason. Both can be good buys, but they should not be priced the same.

Layouts for everyone from investors to families

Condos.ca puts suite sizes at about 425 to 1,528 square feet across 316 units. That is a much wider mix than the older buildings nearby. The small end suits investors and first-time buyers, and the large end gives families and downsizers an option they will not find in most new towers.

Active listings when I checked were mostly one-bedrooms and one-plus-dens in the 500 to 700 square foot range, with a two-bedroom in the 800s. That mix is a fair picture of where most of the resale activity here happens.

Condos.ca’s amenity list includes a children’s play area and a media room, which fits the family activity room and game room in the original marketing. That is unusual for a tower this size, and it is part of why the building draws young families.

Line 5 changes the daily reality

For most of its life, the weak point of this location was transit. When the building launched, the Eglinton LRT was a promise in the brochure. Line 5 Eglinton opened on 8 February 2026, and it now runs along Eglinton with an underground station at Laird and the next stop east at Sunnybrook Park.

That changes the commute to midtown and the Yonge line, and over time it should help values in the whole Scenic community. The data panel on this page shows which stop is closest and how far it is.

Day to day, Bayview Avenue shopping in Leaside and the big-box retail on Laird cover errands, and the Don Valley Parkway is a short drive. The trade-off for the green setting is that the immediate area is quiet and residential, with few shops you can walk to in a minute or two.

Pricing, and the fee question

Condos.ca shows an average of about $694 per square foot for this building. That sits well above the older condos in Thorncliffe Park, such as Leaside Park at 11 Thorncliffe Park Drive at about $506 by the same measure, which is about what you would expect for a 2017 tower with valley views and a newer amenity package.

Across the five active listings when I checked, one-bedrooms were asking roughly $406,000 to $428,000, and the full range including a one-plus-den and a two-bedroom ran from about $406,000 to $719,000. Asking prices are not sale prices, so use my building sold report to see what has actually traded.

The fee is the number to study. The active listings averaged about $0.98 per square foot, which is high for a building this new. The fee includes heat, air conditioning and parking, which explains part of it, but hydro and water are not on condos.ca’s list of inclusions. Ask for the budget and the reserve fund study and find out what is driving the cost.

Concierge, guest suites, a party room, a media room, a rec room and a children’s play area make this a family-friendly package. The launch marketing also promised a saltwater plunge pool with a waterfall; condos.ca’s partial amenity list does not show it, so confirm on a tour what was actually built.

Jatin’s honest take on Scenic on Eglinton III

Who this building suits

Young families who want a children’s play area, guest suites and trails at the back door; commuters who now have Line 5 at Laird and Sunnybrook Park; and buyers who like Leaside but cannot stretch to a Leaside house. The smaller suites also work for investors who want a newer building on a transit line.

What I’d want you to check

The fee is high per square foot for a building of this age, so read the budget and the reserve fund study and ask what is driving it. Confirm what is and is not in the fee, especially hydro and water. Confirm whether the suite has parking and a locker, which direction it faces, and how the corporation is handling any warranty items left from construction. Check the rules on pets and leasing in the declaration.

The value question

At about $694 per square foot for a 2017 tower with valley views and a newly opened LRT line, I think Scenic on Eglinton III is fairly priced, and arguably better value than it was before Line 5 opened. The fee is the drag on that value. If the budget explains it and the reserve fund is healthy, this is one of the better newer-building options on the Leaside edge.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
