Living here

Renters, Airbnb and elevators at 2 Corvus Starway Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 2 Corvus Starway Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 2 Corvus Starway Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Starway townhouses are one of the cheaper ways into a three-bedroom home with a garage and a backyard this close to Fairview Mall and the 401–404 interchange. They are also more than 50 years old, which means the corporation’s paperwork tells you more than any open house will. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

2 Corvus Starway Townhouses is a 95-home condominium townhouse complex spread across Corvus, Vega, Ursa, Lyra, Capella, Virgo and Leo Starway, near Don Mills Road and Sheppard Avenue East in the Henry Farm neighbourhood of North York (listed on this site under Willowdale, Yonge & Sheppard, Bayview Village and North York Centre). It was built in 1971, and the condominium corporation is YCC-58, registered on 13 December 1971. Condos.ca lists PropertyWright Management Inc. as the manager. Condos.ca does not list what the maintenance fee includes, so confirm the inclusions in the status certificate.

Seven lanes named after the stars, one corporation

The complex is easy to spot on a map. Instead of numbered units off a single driveway, the 95 homes sit on seven short private lanes, each named after a star or constellation: Corvus, Vega, Ursa, Lyra, Capella, Virgo and Leo. All of them fall under one corporation, YCC-58, so the owners share one budget, one board and one reserve fund.

That corporation number is low. YCC stands for York Condominium Corporation, and number 58, registered in December 1971, puts this among the early condominiums in the former North York. Ontario only allowed condominium ownership from 1967, so the people who built these homes were still working out what a condo townhouse community should look like.

I could not find a published developer or architect for the complex, and condos.ca does not list one. That is normal for a project of this age. It means you are judging the homes on their present condition and the corporation’s records, not on a builder’s name.

What a Starway home is actually like

Listing descriptions I reviewed describe three-storey homes stacked in a way that surprises some buyers. In one recent example, the ground level held a recreation room and a utility room, the middle floor carried the living room, dining room and an eat-in kitchen, and the top floor had three bedrooms. That home also had a finished walk-out to a deck and backyard, a private driveway and a garage.

That layout suits families who want the kitchen and living space away from the street and the bedrooms together on one floor. It suits fewer people who want to avoid stairs. Carrying groceries from the garage up to a second-floor kitchen every day is a real part of life here, so walk the stairs before you decide.

Heating in the listings I saw was forced-air gas with central air, and at least one home was described as freshly painted, with wood floors in the bedrooms. Expect variety. After 50 years, some homes have new kitchens and bathrooms and others have barely changed, and two homes with the same plan can be very different buys.

Owning a 1971 townhouse condo

The reason people choose a condo townhouse over a freehold house is that the corporation looks after the shared parts: usually roofs, exterior walls, the private lanes, landscaping and snow. That works well when the reserve fund is strong. It works badly when big items come due at once and the fund is short.

In a complex of this age, the big items are not theoretical. Roofs, windows, doors, garage doors, paving and the underground water and sewer lines on private lanes have all reached, or passed, their expected life at least once since 1971. Whether they were replaced on schedule, and how the work was paid for, is what you are really buying.

Do not assume which parts of the home belong to you. The declaration sets the split between owner and corporation, and in older complexes the treatment of windows, decks and garage doors can be unusual. Your lawyer should check it, and your inspector should know it before inspecting.

Henry Farm, Fairview Mall and what is changing

Henry Farm is named for George Stewart Henry, a premier of Ontario whose family had farmed the land since 1806. He sold it in 1958, and it was built out as a subdivision through the 1960s and early 1970s, with townhouse developments along its edges and the Parkway Forest towers to the east. The Starway complex is part of that first generation of housing.

Daily life here centres on Fairview Mall, which covers most errands in one trip, and on very quick access to the 401, the 404 and the Don Valley Parkway. For a family that drives, it is one of the most central spots in North York. Transit, schools and walkability are in the data panel on this page.

The area is densifying. The Parkway Forest Community Centre, designed by Diamond Schmitt, opened in 2015 as part of the Emerald City redevelopment, and Cadillac Fairview and Shape Properties have filed a first phase of a masterplan on the Fairview Mall lands. That brings services and new neighbours, and also years of construction. Low-rise family homes in the middle of it become scarcer, which tends to support values over time.

Pricing and fees: how to read the numbers

When I checked, two homes were listed for sale, asking from $688,800 to $990,000, and one was listed for lease. That spread is wide for one complex, and it tells you how much condition, size and renovation matter here. Do not take the lower figure as the price of entry or the higher one as the ceiling; look at what each home includes.

Both listings showed a monthly fee of $509. Condos.ca does not list what that covers, so ask for the current budget. In a townhouse complex the fee usually pays for the exterior, the grounds and the reserve fund, while you pay heat, hydro and often water yourself, the way you would in a house.

For actual recent sale figures, I can pull aggregates for the complex in a building sold report. Read them next to the reserve fund study. A home at a good price in a complex about to replace every roof is not the same buy as one where that work is done and paid for.

Jatin’s honest take on 2 Corvus Starway Townhouses

Who this building suits

Families who want three bedrooms, a garage and a yard near Fairview Mall and the highways without paying for a detached Henry Farm house. It also suits first-time buyers moving up from a condo suite who are ready for stairs and want their own front door.

What I’d want you to check

This is a 1971 complex, so read the reserve fund study for roofs, windows, paving and underground services, and look for any special assessment in the status certificate. Read a year of board minutes. Confirm in the declaration which parts of the home the corporation maintains, check the fee inclusions directly, and have an inspector look closely at the walk-out, the basement level and the electrical panel. Ask whether any renovations were approved by the board in writing.

The value question

Against freehold houses in Henry Farm, a Starway home is usually the cheaper route to family space in this location, and the area’s steady redevelopment works in an owner’s favour. The value question is almost entirely about the corporation’s finances. A well-funded complex with its big replacements behind it is a sensible family buy here; an underfunded one can make a fair price expensive.

2 Corvus Starway Townhouses — frequently asked questions

When were the Starway townhouses built?

The complex was built in 1971, and the condominium corporation, YCC-58, was registered on 13 December 1971.

How many homes are there?

There are 95 condominium townhouses across seven private lanes: Corvus, Vega, Ursa, Lyra, Capella, Virgo and Leo Starway.

Is every Starway lane part of the same corporation?

Yes. All seven lanes fall under YCC-58, so owners share one budget, one board and one reserve fund.

Who manages the complex?

Condos.ca lists PropertyWright Management Inc. Confirm the current manager in the status certificate, as contracts change.

What does the maintenance fee include?

Condos.ca does not list the inclusions. Ask for the current budget and status certificate; in most townhouse complexes heat and hydro are paid by the owner.

What are the layouts like?

Listings describe three-level homes, often with a recreation room at ground level, the kitchen and living space on the middle floor and three bedrooms on top. Some have walk-outs to a deck and backyard.

Do the homes have garages?

Listings I reviewed describe a private driveway and garage. Confirm parking for the specific home you are viewing.

Who built the complex?

I could not find a published developer or architect, and condos.ca does not list one. The declaration in the status certificate names the original declarant.

What is changing nearby?

The Parkway Forest area has been redeveloped with new towers and a community centre that opened in 2015, and a first phase of redevelopment has been filed for the Fairview Mall lands.

Who does this complex suit?

Families and move-up buyers who want a house-style home with a garage near Fairview Mall and the 401, 404 and DVP, at a lower price than a detached house in Henry Farm.

Can you Airbnb a unit at 2 Corvus Starway Townhouses?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
