Living here
Renters, Airbnb and elevators at The Peak at Emerald City
Do mostly owners or renters live here?
Renter-heavy building. Of 195 deals here in the last 24 months, 168 were leases and 27 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Peak at Emerald City?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Peak at Emerald City
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Peak is the tallest tower in the last phase of Emerald City, the master-planned community that turned the land south of Fairview Mall into a small neighbourhood of condos. It is newer, it has an indoor pool, and at about $792 per square foot it is worth putting side by side with the Yonge corridor. The question is whether you want to live in a nine-tower community rather than a single building. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Peak at Emerald City is a 33-storey, 374-suite high-rise condominium at 32 Forest Manor Road in the Henry Farm neighbourhood of North York, near Don Mills Road and Sheppard Avenue East, and part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It was developed by Almadev, the company formerly called ELAD Canada, and designed by WZMH Architects, with interiors by Tanner Hill Associates. It was completed in 2022. The condominium corporation is TSCC-2902, registered on 25 March 2022, and Del Property Management is listed as property manager. Suites range from about 524 to 1,699 square feet. The maintenance fee includes common elements, building insurance and water.
The Peak at Emerald City at a glance
The last phase of a nine-tower community
Emerald City was built in phases on a large block near Don Mills Road and Sheppard Avenue East. Block A came first at the southeast corner of Don Mills and Sheppard, Block B followed to the south, and Block C, the final phase, added three more towers: The Peak at 33 storeys, The Point at 24 and Lumina at 15. With the six earlier towers, UrbanToronto counted nine in all.
The Peak was the first tower in Block C and, at about 107 metres, the tallest of the three. WZMH Architects, who designed the earlier phases, designed it too, so it reads as part of a consistent family rather than an odd one out.
You will see two developer names. Condos.ca lists Almadev, while UrbanToronto’s coverage credits ELAD Canada. They are the same company: ELAD Canada renamed itself Almadev, as RENX reported. When you research the builder’s track record, search under both names.
An amenity floor built around a pool
All of the amenities sit on the ground floor. UrbanToronto’s preview showed a double-height lobby with a concierge, an indoor pool and hot tub behind floor-to-ceiling glass with a small outdoor area beside it, and a party room with a bar and private dining area that opens onto an outdoor terrace with gardens, planters and barbecues.
Beyond that there is a pet room, a theatre room and a family play lounge. The pet room and play lounge tell you who the developer was designing for: families and dog owners, not just investors. Tanner Hill Associates handled the interiors in neutral tones with wood and stone.
Keeping everything on one level has a practical benefit: the amenities are easy to reach, easy to supervise and easy to show a buyer. The trade-off is that a pool is one of the more expensive amenities to run and eventually renew, which shows up in the fee and the reserve fund over time.

Suites from compact to genuinely large
Condos.ca lists suites from about 524 to 1,699 square feet. That top end matters. Many newer towers stop well short of 1,500 square feet, so the larger suites here are a real option for families who want a new building without moving out of the city.
The suites on the market when I checked were in the 600 to 900 square foot range, mostly plans with a den. That is the core of the building, and it is where you will find the most comparables and the most competition.
As with any tower of this era, check how usable the den is. Some dens fit a desk and little else; others can take a bed. Read the plan, not the label.
Living south of Fairview Mall
UrbanToronto places Emerald City just south of Fairview Mall and the Don Mills subway station, which is the core of the daily appeal. Groceries, shopping and restaurants are concentrated at the mall, and Highway 401 and the Don Valley Parkway are close for drivers. The data panel on this page shows the exact transit distances, schools and parks.
Living in a master-planned community has pros and cons. The streets, towers and landscaping were planned together, so the area feels finished and coherent. It also means many similar suites in neighbouring towers competing for the same buyers and tenants, which can slow resale and keep a lid on rents.
For a buyer, that competition is useful. With several towers of similar age and finish within a few minutes’ walk, you can compare floor plans, exposures and fees across buildings before you commit, and negotiate with real alternatives in hand.
Pricing: Emerald City versus the Yonge corridor
Condos.ca puts the building average at about $792 per square foot. For a 2022 tower with an indoor pool next to a subway station and a major mall, that is a reasonable number. Compare it with newer towers on Yonge near Sheppard on a per-square-foot basis and check what each building’s fee includes; the Yonge address often carries a premium that has more to do with the street than the suite.
When I checked, three suites were listed for sale, with asking prices from about $529,000 to $598,000, and four were listed for rent. Fees across those listings ran from about $514 to $723 a month, or roughly $0.85 per square foot.
The fee includes common elements, building insurance and water. Hydro and heating and cooling are your own bills, and parking and lockers are not listed as included, so check what comes with the suite. When comparing, look at listings in The Point and Lumina as well, since they compete directly. My building sold report pulls recent sales here and in the neighbouring towers.

Amenities at The Peak at Emerald City
The indoor pool and hot tub are the headline, and a pet room and family play lounge make this one of the more family-minded amenity packages in a newer North York tower. Everything is on the ground floor, so you never wait for an elevator to reach it.
Jatin’s honest take on The Peak at Emerald City
Who this building suits
Families and couples who want a newer building with a pool and room to grow, and buyers who work near Don Mills and Sheppard or drive the 401 and DVP. The larger suites suit families leaving a rental who want to stay near the mall and subway. It does not suit buyers who want a boutique building or a quiet street away from a busy commercial node.
What I’d want you to check
Registered in 2022, the building is still early in its life. Read the status certificate, the first reserve fund study and recent board minutes, and ask about any deficiencies or warranty items still being resolved with Tarion and the builder. Confirm whether parking and a locker are included, and how the pool’s operating and replacement costs are reflected in the budget. Check pet and leasing rules in the declaration, and look at how many competing suites are listed in the other Emerald City towers.
The value question
At about $792 per square foot with an indoor pool and a mall and subway on the doorstep, I think The Peak is fair value for an owner-occupier, especially if you would otherwise be paying for a Yonge Street address. The risk is competition: with nine towers of similar age nearby, resale and rents depend on standing out. Pick a good floor plan and a good exposure. If you want help comparing suites across Emerald City, book a call with me.
