Renter-heavy building. Of 180 deals here in the last 24 months, 151 were leases and 29 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Emerald City I?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Emerald City I

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Emerald City I is the building that started a neighbourhood. When it opened in 2014, the corner of Don Mills and Sheppard was mostly ageing rental slabs and a mall parking lot; today it is the anchor of a multi-tower community with a subway station at the door. The question for a buyer now is not whether the location works, but how a ten-year-old first phase compares with the newer towers around it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Emerald City I is a high-rise condominium at 70 Forest Manor Road in Henry Farm, North York, on the eastern edge of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre market. Condos.ca lists it at 29 storeys and 404 suites, built in 2014. It was developed by Elad Canada (listed on condos.ca as Almadev) and designed by WZMH Architects. The condominium corporation is TSCC-2368, registered on 2 April 2014, and Del Property Management is listed as manager. Condos.ca lists air conditioning, common elements, heat, building insurance, parking and water as included in the fee.

The tower that started Emerald City

Emerald City is a planned community, not a single building. Elad Canada set out to replace part of the old Parkway Forest rental lands with a series of condo towers, and in 2013 UrbanToronto reported that the first tower, the one at 70 Forest Manor Road, was about to top off and would be the first to open. Emerald City II at 66 Forest Manor and Dream Tower at 62 Forest Manor followed close behind.

Those first three towers were planned together as roughly 1,200 suites, with WZMH Architects as architect and GNA Interior Design on the interiors. By 2014 UrbanToronto described all three as essentially complete and occupied, and Elad had already moved on to a second trio of towers to the south along Don Mills Road.

The developer name confuses people. Condos.ca lists Almadev, while every piece of launch coverage says Elad Canada. They are the same builder under a newer name, so expect to see either on documents for this building.

One door from Don Mills station

The location is the reason this community works. UrbanToronto’s 2013 coverage put Emerald City one door away from Don Mills station, the eastern end of Line 4 Sheppard, with Fairview Mall a short walk away and the Don Valley Parkway and Highway 401 next door. For a commuter who drives some days and takes the subway on others, few North York addresses are this flexible.

The site also sits high. UrbanToronto noted that it is one of the highest points in North York, which is why mid and upper floors here look west to the North York Centre towers and south toward downtown. If the view matters to you, ask which direction the suite faces and what has been approved on the neighbouring lots.

The trade-off is that Don Mills and Sheppard is a busy, car-shaped intersection. Errands mean Fairview Mall rather than a main street of small shops. The data panel beside this review shows the exact transit and walking details.

Parkway Forest around you

The redevelopment brought public pieces with it. In 2014 UrbanToronto reported that the new Parkway Forest Community Centre, about 50,000 square feet with a gym, a YMCA-run daycare, a rooftop garden and an outdoor pool, was about to open next to the towers. Douglas Coupland’s Four Seasons public art, a cluster of tall coloured cones, marks the community.

Living here means living in a neighbourhood that is still filling in. Emerald City added later phases to the south, and the remaining older rental buildings of Parkway Forest are part of the same story. Expect cranes on and off for years, and weigh that against the fact that the amenities around you keep improving.

Because the towers were planned together, some facilities, roads or garage ramps may be shared between corporations. Ask whether TSCC-2368 has a shared facilities agreement with its neighbours, and read it with the status certificate so you know which costs you carry.

Suites, and a data point to check

Condos.ca gives a suite range of about 539 to 1,005 square feet. That is mostly one-bedrooms, one-plus-dens and two-bedrooms, and almost every current listing is a one-plus-den, which tells you how the tower was sold: to first-time buyers, young couples and investors.

One caution. Condos.ca shows exactly the same storey count, suite count and size range for Emerald City I and Emerald City II, which looks like a duplicated record rather than two identical towers. Before you rely on any figure for a reserve fund comparison, confirm the suite count from the status certificate or the corporation’s budget.

In a one-plus-den, check whether the den has a door and a window or is simply an alcove off the living room. That single detail moves rent and resale more than the extra 50 square feet does.

What it costs to buy and hold here

Condos.ca puts the building average at about $736 per square foot. That sits close to Emerald City II and the Heron’s Hill towers across the 404, and below the newest towers in the community, which is about what you would expect for a ten-year-old first phase.

Seven suites were listed for sale when I checked, asking from $466,000 to $698,000. With that many similar one-plus-dens on the market at once, buyers have room to compare and negotiate, and sellers are competing with each other.

Fees on the current listings average about $0.94 per square foot, or roughly $515 to $863 a month. That looks high next to a brand-new tower, but the fee here covers heat, air conditioning, water and parking. Add a parking charge and your own heating and cooling bills back onto a cheaper-looking building before you compare.

The best comparables for a suite here are inside Emerald City itself. Emerald City II, Dream Tower and the later phases all share the subway, the mall and the community centre, so differences in price per square foot mostly come down to age, floor, view and fee. The sales data panel on this page shows what has actually traded.

An indoor pool and a gym in the building, with the Parkway Forest Community Centre next door, means most residents never need a separate gym membership. Ask whether the pool is shared with the neighbouring Emerald City towers and how busy it gets in the evening.

Jatin’s honest take on Emerald City I

Who this building suits

Subway commuters who also drive, first-time buyers who want a one-plus-den near Fairview Mall, and investors who want a building tenants recognise by name. It also suits anyone who wants predictable monthly costs, because heat, cooling, water and parking are bundled into the fee.

What I’d want you to check

This tower is past ten years old, so read the reserve fund study for what is coming due: the pool equipment, the garage membrane and the original heating and cooling equipment are the usual items in this window. Confirm the real suite count, ask about any shared facilities agreement with Emerald City II and Dream Tower, and ask what construction is planned on nearby Parkway Forest lots that could affect your view.

The value question

At about $736 per square foot with parking and utilities in the fee, Emerald City I competes well with newer towers in the same community that ask more and charge parking separately. You give up new-build finishes and gain an established track record you can examine. With seven listings competing, this is a buyer’s building right now, so do not overpay for a one-plus-den when another is a few floors away.

Emerald City I — frequently asked questions

Who built Emerald City I?

Elad Canada developed it as the first tower of its Emerald City community. Condos.ca lists the developer as Almadev, which is the name Elad Canada now uses.

Who designed the building?

UrbanToronto credits WZMH Architects with the design of the first Emerald City towers, with interiors by GNA Interior Design.

When was Emerald City I completed?

It was completed in 2014, and the condominium corporation, TSCC-2368, was registered on 2 April 2014. It was the first Emerald City tower to open.

What does the maintenance fee include?

Condos.ca lists air conditioning, common elements, heat, building insurance, parking and water. Hydro and internet are normally separate, so confirm with the status certificate.

Is parking included?

Parking is listed as included in the fee. Confirm in the status certificate that a space is assigned to the suite you are buying, and ask whether a locker comes with it.

Does Emerald City I have a pool?

Yes. Condos.ca lists an indoor pool along with a gym, party room, concierge and visitor parking.

How big are the suites?

Condos.ca lists suites from about 539 to 1,005 square feet, mostly one-bedrooms, one-plus-dens and two-bedrooms.

How does it compare with Dream Tower next door?

Dream Tower at 62 Forest Manor came a year later from the same developer and architect, with a separate amenity pavilion. Emerald City I is older and was the first to open, so compare reserve fund health and fees per square foot side by side.

Who manages the building?

Condos.ca lists Del Property Management. Management contracts change, so confirm the current manager when you request the status certificate.

Is there more construction coming nearby?

Likely. Emerald City added later phases to the south, and the remaining Parkway Forest lands are still being redeveloped, so ask about approved projects near your suite’s view.

How much do condos at Emerald City I sell for?

Mostly renters. Of the deals here in the last 24 months, 84% were leases and 16% were sales.

Can you Airbnb a unit at Emerald City I?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
