Renter-heavy building. Of 162 deals here in the last 24 months, 133 were leases and 29 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Emerald City II?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Emerald City II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Emerald City II is the tower people forget to look at. It sits between the first Emerald City tower and Dream Tower on Forest Manor Road, it rarely has more than a couple of suites for sale, and it shares the same subway, mall and community centre as its louder neighbours. That low turnover is the most interesting thing about it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Emerald City II is a high-rise condominium at 66 Forest Manor Road in Henry Farm, North York, on the eastern edge of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre market. It was built in 2014 by Elad Canada, now operating as Almadev, as the second tower of the Emerald City community, and UrbanToronto credits WZMH Architects with the first towers’ design. Condos.ca lists 29 storeys and 404 suites. The condominium corporation is TSCC-2407, registered on 24 September 2014, and Del Property Management is listed as manager. Condos.ca lists air conditioning, common elements, heat, building insurance, parking and water as included in the fee.

The second of three first-phase towers

Elad Canada built Emerald City in stages on part of the old Parkway Forest rental lands at Don Mills and Sheppard. In 2013 UrbanToronto reported the first tower about to top off, the second starting to rise and the third, Dream Tower, just getting under way. The corporation for 66 Forest Manor was registered in September 2014, about six months after its neighbour at 70 Forest Manor.

The three towers were planned together, with WZMH Architects as architect and GNA Interior Design on the interiors, and roughly 1,200 suites between them. By late 2014 UrbanToronto described all three as essentially complete and occupied.

Condos.ca leaves the developer field blank for this tower but describes it as built by Elad Canada. The first tower’s listing says Almadev. Same company, newer name, so do not let the two labels worry you when you read the documents.

Same address story, separate corporation

Emerald City II is its own condominium, TSCC-2407, with its own board, budget and reserve fund. That matters because two towers built by the same developer a few months apart can age very differently depending on how each board has managed money and maintenance.

Because the towers sit on one planned site, some things may be shared: driveways, garage ramps, landscaped areas or amenity rooms. Ask whether there is a shared facilities agreement with Emerald City I or Dream Tower, and how costs are split. It is a routine document in multi-tower communities, but it can carry real money.

A note on the data. Condos.ca shows identical storey counts, suite counts and size ranges for this tower and Emerald City I, which looks like a copied record. Get the actual suite count from the status certificate or the budget before comparing fees or reserves across buildings.

The suites themselves are typical of a 2014 suburban tower: mostly one-bedrooms, one-plus-dens and two-bedrooms, judging by what has been listed. In a one-plus-den, check whether the den has a door and enough room for a bed or a real desk, because that is what tenants and buyers pay for.

Amenities on the roof and on the street

Condos.ca lists a rooftop deck, concierge, party room, guest suites, visitor parking and barbecues for this tower. A rooftop deck on a site that UrbanToronto described as one of North York’s highest elevations is a real plus, with views west to North York Centre and south toward downtown on a clear day.

The list shown does not mention a gym or pool here, while the first tower’s listing does. Ask whether residents of 66 Forest Manor can use those facilities next door, under what agreement, and what it costs the corporation. If they cannot, the Parkway Forest Community Centre nearby, which UrbanToronto reported at about 50,000 square feet with a gym and outdoor pool, fills part of the gap.

Guest suites are an underrated amenity in a building full of one-bedrooms. If parents or friends visit for a week, a bookable suite downstairs is the difference between hosting and sending them to a hotel. Ask how many there are and how far ahead they book up around the holidays.

Daily life at Don Mills and Sheppard

UrbanToronto described Emerald City as one door away from Don Mills station, the eastern end of Line 4 Sheppard, with Fairview Mall steps away and the Don Valley Parkway and Highway 401 alongside. Few North York addresses work as well for someone who drives part of the week and rides the subway the rest.

What you do not get is a walkable main street. Groceries, banking and restaurants mostly mean the mall. Douglas Coupland’s Four Seasons public art and the community centre give the area some identity, and the panel beside this review lists the transit and walking details.

The neighbourhood is also still changing. Emerald City kept adding towers to the south after this phase, and the remaining older Parkway Forest rental blocks are part of the same long redevelopment. Ask what has been approved near the side your suite faces.

Pricing and fees

Condos.ca puts the building average at about $729 per square foot, almost identical to Emerald City I next door. That makes sense: same age, same developer, same location. The differences between the two come down to floor, view, fee and the health of each corporation’s reserve fund.

Only two suites were for sale when I checked, asking $509,900 to $599,000, against five listed for rent. That is a thin market, and it cuts both ways: little competition if you are selling, and few choices if you are buying. Many buyers here end up watching both Emerald City towers at once.

Fees on current listings average about $0.85 per square foot, a little lower than the first tower. The fee includes heat, air conditioning, water and parking, so compare it against a newer building only after adding back parking and your own heating and cooling bills there.

Jatin’s honest take on Emerald City II

Who this building suits

First-time buyers and couples who want the Emerald City location with less turnover around them, and anyone who hosts family from out of town and values guest suites. It also suits drivers who commute by the DVP and 401 and want the subway as a backup.

What I’d want you to check

Read the reserve fund study with the age in mind: at more than ten years, garage waterproofing, roofing on the deck and original heating and cooling equipment are the items I would look at first. Confirm the real suite count, ask for any shared facilities agreement with Emerald City I and Dream Tower, and check whether you have use of a gym and pool, and on what terms.

The value question

At about $729 per square foot with parking and utilities in the fee, this is fair value for the location. The low number of listings means you may wait for the right suite, but it also means you are not competing with a wall of identical units when you sell. If a suite you like comes up here and in Emerald City I at the same time, compare the two corporations’ reserves, not just the asking prices. And if you plan to rent the suite out, the five rental listings against two for sale tell you tenants already know this address.

Emerald City II — frequently asked questions

Who developed Emerald City II?

Elad Canada, as the second tower of its Emerald City community. The company now operates as Almadev, so you may see either name.

When was it built?

It was completed in 2014, and its condominium corporation, TSCC-2407, was registered on 24 September 2014.

What does the maintenance fee include?

Condos.ca lists air conditioning, common elements, heat, building insurance, parking and water.

Does Emerald City II have a gym or pool?

Condos.ca’s amenity list for this tower shows a rooftop deck, party room and guest suites, but not a gym or pool. Ask the manager whether residents can use facilities in the neighbouring towers.

Is it the same building as Emerald City I?

No. It is a separate tower and a separate corporation (TSCC-2407 versus TSCC-2368), built by the same developer a few months later on the same site.

Is parking included?

Parking is listed in the fee inclusions. Confirm the space is assigned to your suite in the status certificate.

How big are the suites?

Condos.ca lists about 539 to 1,005 square feet, but that record duplicates Emerald City I’s, so confirm with floor plans for the suite you are viewing.

Who manages the building?

Condos.ca lists Del Property Management. Confirm the current manager when you order the status certificate.

Are there guest suites?

Yes, condos.ca lists guest suites. Ask how far ahead they can be booked and what the nightly fee is.

How much do condos at Emerald City II sell for?

Over the last 12 months the median resale at Emerald City II was $547,500, across 14 sales. The typical unit sold in 37 days at about 96% of the asking price. That works out to roughly $723 per square foot.

How much is rent at Emerald City II?

The median lease at Emerald City II over the last 12 months was $2,400/mo, from 59 leases. Units typically leased in 16 days.

What does each unit type cost at Emerald City II?

Over the last 24 months: One-bedrooms sold for a median $415,000 and rented for $2,300/mo; Two-bedrooms sold for a median $630,000 and rented for $2,900/mo. Each median uses three or more deals.

Are prices at Emerald City II up or down since 2022?

Down about 30%. The median sold price per square foot was $1,035 in 2022 and $723 over the last 12 months. Pricing off 2022 comparables is the most common mistake sellers make here.

What rental yield does Emerald City II offer an investor?

At a median price of $547,500 and a median rent of $2,400 a month, the gross yield is about 5.3%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at Emerald City II?

Mostly renters. Of the deals here in the last 24 months, 82% were leases and 18% were sales.

Can you Airbnb a unit at Emerald City II?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has Emerald City II had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

What schools is Emerald City II zoned for?

For TDSB public schools, the address is zoned for Forest Manor Public School (Elementary, JK–5), George S Henry Academy (High school, Gr 9–12). Catholic and French-language schools are listed on this page by distance. Boundaries change, so confirm with the board before you buy.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
