Renter-heavy building. Of 34 deals here in the last 24 months, 32 were leases and 2 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at TeaGarden Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about TeaGarden Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

TeaGarden is a small building on a dead-end street, right across from Bayview Village. It was first marketed in 2015 and registered in 2025, so it has had a long road to completion. What you get at the end of it is a 128-suite boutique building with a hotel-style lobby, a rooftop lounge and a quiet street out front. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

TeaGarden Condos is a 128-suite boutique condominium at 2 Teagarden Court, just north of Sheppard Avenue East near Bayview Avenue, listed by condos.ca in East Willowdale and part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It was developed by Phantom Developments and designed by Kirkor Architects, with interiors by Tomas Pearce Interior Design. Sources give 14 or 15 storeys. It was completed in 2025, and the condominium corporation, TSCC-3114, registered on 30 April 2025. Suites range from about 484 to 1,092 square feet. Fee inclusions are not published.

A quiet street at a busy corner

Teagarden Court is a short cul-de-sac on the north side of Sheppard Avenue East, near Bayview Avenue. UrbanToronto describes the site as sitting across from Bayview station and Bayview Village Shopping Centre. That combination, a dead-end street with almost no through traffic but the subway and a major mall at the end of the block, is the main reason to look at this building. For a buyer, the practical upshot is that you can do your errands on foot and still come home to a short street that carries very little through traffic.

The building itself is small by the standards of this area. With 128 suites, it has none of the scale of the master-planned communities further east on Sheppard. Phantom Developments pitched it as boutique living inspired by boutique hotels, and the lobby design leans into that, with a waterfall garden described in the launch material.

The plans changed over time. At launch in 2015, UrbanToronto reported a 12-storey building of 111 suites. The current project listing shows 15 storeys and 128 suites, and condos.ca records 14 floors. The developer’s own description says 15 storeys. As with most buildings, the floor count depends on how the rooftop and ground levels are counted.

Town lofts, penthouses and the original finish list

The 2015 launch material set out two premium suite types: Town Loft suites at ground level and Penthouse suites near the top, both with ten-foot ceilings, eight-jet Jacuzzi tubs and extended upper kitchen cabinets. Standard suites were described with ceilings of at least nine feet in the living areas.

The listed finishes included engineered hardwood throughout, granite or Caesarstone counters, glass mosaic backsplashes, integrated dishwashers, marble or porcelain bathroom tile and stacked front-loading laundry in every suite. Kirkor Architects designed the building, and Tomas Pearce Interior Design is now named as interior designer.

Ten years passed between that launch and registration, and specifications are often revised over a period that long. Treat the 2015 list as a guide to the intent, not a guarantee. For a resale, the agreement of purchase and sale and the disclosure documents are what tell you what was actually delivered.

The amenity floor at the top

Most buildings put the party room in the podium. TeaGarden put its main lounge on the top floor, with a rooftop patio and hot tub, so residents get the best view in the building rather than the penthouse owners alone. The launch material also described a gourmet hosting kitchen with bar seating, a dining lounge, a billiards area and a guest suite. A rooftop amenity floor is a real lifestyle advantage, but it is also where the building’s most expensive waterproofing and mechanical equipment sit, so it deserves attention in the reserve fund study.

Condos.ca also lists electric car charging stations, which is a practical plus in a new building. Ask how EV charging is billed and whether a specific parking space has a charger before you assume one comes with the suite.

What a 2025 registration means for you

TeaGarden registered in April 2025, so the corporation is about 18 months old. The first budget is set by the developer, and fees often change when the owner-elected board takes over. Ask for the current budget and whether a fee increase has been approved.

The Tarion warranty is working for owners at this stage. The common element performance audit is a key document, and the board minutes from the first year will tell you how move-in deficiencies, the hot tub and the rooftop systems have been handled. A small corporation also needs a good manager, so ask current owners how responsive the management has been.

What TeaGarden is asking, and what the fees cover

When I checked, five suites were listed for sale and three for lease. The sale listings asked from $483,200 to $1,362,600. The condos.ca building average sits around $712 per square foot, which is low for a 2025 building beside the Bayview subway station, and is worth digging into with real sales rather than accepting at face value.

Monthly fees on those listings ranged from $637 to $1,587, about $0.97 per square foot. That is on the high side for this area. A small building shares the cost of a rooftop hot tub, a guest suite and a full amenity floor among only 128 owners, and that shows up in the fee. Fee inclusions are not published, so confirm what is covered on the status certificate. Run the numbers both ways: a lower price per square foot with a higher fee can cost you more over a five-year hold than a pricier suite in a building with lower fees.

In a building this new, some suites may still be held by the developer or by original buyers who closed recently, so ask who the seller is and how long they have owned. The 12-month figures in the data panel are the best guide to what suites actually trade for, and you can book a call if you want me to pull the comparables.

The amenities are compact but well chosen for a small building: a top-floor lounge with an outdoor hot tub, a hosting kitchen for dinners, a gym and a guest suite for visiting family. There is no pool, so the hot tub is the wellness feature.

Jatin’s honest take on TeaGarden Condos

Who this building suits

Buyers who want a small, quiet building with the subway and Bayview Village on the doorstep. It suits professionals and couples who will use the rooftop lounge, downsizers who want a guest suite for visiting family, and anyone who likes the idea of a dead-end street instead of a front door on Sheppard.

What I’d want you to check

Confirm what was actually delivered against the 2015 finish list, since specifications can change over a ten-year build. Read the current budget, the reserve fund study, the Tarion performance audit and the board minutes since registration. Check the fee inclusions, parking and locker arrangements, and how EV charging is assigned and billed. If the seller is the developer, ask what deposit, closing cost and HST terms apply.

The value question

On asking prices, TeaGarden looks inexpensive for a brand-new building next to a subway station and a major mall. The fees are the offset. I would want to see the real sales data and the budget before I called it a bargain, but for an owner who values a quiet street and a small building, it has a combination that is hard to find at Bayview and Sheppard.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
