Renters, Airbnb and elevators at 56 Three Valleys Drive Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 56 Three Valleys Drive Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 56 Three Valleys Drive Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Three Valleys Drive is well named. This corner of Parkwoods sits among the branches of the Don River ravines, and 56 Three Valleys Drive puts 66 townhouses there, built in 1976, close to York Mills and Don Mills. The setting is the reason to buy here. The 50-year-old garage and buildings are the reason to read the paperwork slowly. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
56 Three Valleys Drive Townhouses is a condominium townhouse complex of 66 homes at 46–56 Three Valleys Drive in North York’s Parkwoods-O’Connor Hills area, near York Mills Road and Don Mills Road. It was built in 1976. The condominium corporation is YCC-270, registered on 21 July 1976, and ICC Property Management is listed as manager. Condos.ca lists a parking garage, visitor parking and BBQs permitted, but does not name a developer or publish what the fee includes.
56 Three Valleys Drive Townhouses at a glance
A ravine-edge neighbourhood
Parkwoods runs from Lawrence Avenue to Highway 401 and from the Don Valley Parkway to Victoria Park Avenue, and branches of the Don ravine system cut through it. Brookbanks Park, with Deerlick Creek running through it, is one of the neighbourhood’s ravine parks, according to its neighbourhood history.
The trails are improving. In July 2026, the City of Toronto and the TRCA opened the first phase of the East Don Trail, a 6.3-kilometre multi-use trail that closes one of the largest gaps in the city’s ravine trail network. A second phase is already finished, and a third, to join the two, is in design.
For a buyer, that means a townhouse with real green space nearby, which is not common at this price in North York. Ask whether the complex has its own path toward the ravines or whether you walk around by the streets, because that changes how often you will actually use them. The data panel on this page shows the nearest parks, transit and schools.
Sixty-six homes and a shared garage
All 66 homes share the 46 to 56 Three Valleys Drive addresses, so the complex is compact. Condos.ca lists a parking garage and visitor parking. In a 1976 complex, a shared garage is usually the most expensive thing the corporation maintains, because the waterproofing, concrete, drainage and ventilation all wear out.
Spread over 66 homes, a major garage repair is a meaningful bill per owner. Ask how the garage is built, when it was last repaired and what the reserve fund study plans for it over the next ten to fifteen years. Then confirm which space comes with the home you want and whether it is owned or exclusive-use.
Garage costs also affect insurance. The corporation’s policy covers the common elements and carries a deductible that can sometimes be charged back to an owner. Ask for the deductibles on the status certificate and make sure your own condo policy covers them.

What a 1976 townhouse needs
Condos.ca does not name the original builder, and I could not confirm one elsewhere. At 50 years old, the complex has almost certainly been through at least one round of roofs and windows, or has one coming. The reserve fund study will show where it stands.
The declaration sets out who pays for what. Some townhouse corporations replace windows, roofs and doors for all owners, while others leave parts of that to individual owners. Read the two documents together, and ask the manager for a list of major work done in the past decade.
Look at three numbers in the reserve fund study: the balance today, the spending planned over the next ten years and the yearly contribution. If the plan depends on steep fee increases or a special levy, you want to know before you buy. Ask the manager directly whether any major project is being discussed at the board.
Inside the home, ask what has been renovated and whether the work had permits and corporation approval. Have your inspector look closely at the electrical panel and wiring, the basement for moisture, and the age of the furnace and air conditioner.
Condos.ca lists BBQs as permitted. Confirm the exact rules on the status certificate, along with the rules on fences, decks and exterior changes.
Living near York Mills and Don Mills
This is a car-friendly location. The Don Valley Parkway and Highway 401 are both close by car, which makes commuting downtown or across the city easier than from many parts of North York. York Mills Road and Don Mills Road are busy at rush hour.
Being on a residential street rather than the main roads helps. Three Valleys Drive itself is quieter than York Mills or Don Mills, and homes set back from the street will feel calmer still. Ask which way a home faces and what it backs onto before you book a second showing.
Don Mills, one of Canada’s best-known planned suburbs, is just west of the Parkway, with the Shops at Don Mills a short drive away. Closer to home, Parkwoods mixes postwar houses, many first bought in the late 1950s and early 1960s, with apartment buildings and townhouse complexes like this one.
Pricing with few comparables
There was a single home for sale when I checked, which is too few to quote a range, and condos.ca does not publish a price-per-square-foot figure for this complex. With 66 homes, only a handful sell in a typical year.
For comparables, I would use recent sales here, other 1970s condo townhouse complexes in Parkwoods and Don Mills, and semi-detached homes nearby, adjusted for parking, basements, renovation and the monthly fee.
I could not find what the fee includes. Ask whether water, building insurance, exterior maintenance, snow removal and garage costs are covered, and how each home is heated. For aggregate sale figures, use the data panel above or my sold report.

Amenities at 56 Three Valleys Drive Townhouses
There are no shared recreation facilities listed, which is normal for a 1970s townhouse complex. The useful amenity here is indoor parking, and the ravines nearby do what a gym or courtyard would do in a tower.
Jatin’s honest take on 56 Three Valleys Drive Townhouses
Who this building suits
Families and couples who want a townhouse with indoor parking and ravine trails nearby, and who drive to work by the Parkway or the 401. It also suits downsizers from Don Mills and Parkwoods who want to stay in the area without the upkeep of a detached house, and who do not mind an older home they can update over time.
What I’d want you to check
Start with the parking garage: its condition, its repair history and what the reserve fund study expects to spend on it. Then read the declaration for which exterior items the corporation pays for. Ask for recent board minutes, the current budget and the insurance deductibles. Inside, focus on electrical, basement moisture and heating and cooling equipment.
The value question
The value here is the setting: ravine-side Parkwoods with quick highway access, at a townhouse price. Whether a particular home is good value depends on its renovation level and on the corporation’s reserve fund and garage plan. A well-kept home in a well-funded corporation is worth paying for; one with a large garage project ahead should be priced accordingly. If you want a second opinion on the documents, book a call.
