Living here
Renters, Airbnb and elevators at Lawrence Hill Towns
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Lawrence Hill Towns?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Lawrence Hill Towns
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Lawrence Hill Towns is one of the lower-cost ways into a brand-new home in North York right now: 222 stacked condominium townhouses in four-storey blocks near Lawrence and Victoria Park, registered in October 2025. The fees are tiny and the prices sit in condo territory. The catch is that with so many near-identical homes, you are competing with your neighbours every time you sell. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Lawrence Hill Towns is a condominium townhouse community with 222 homes at 65-75 Curlew Drive, in Parkwoods-O’Connor Hills in North York, near Lawrence Avenue East and Victoria Park Avenue. Sources name different developers and architects (see below). The project is made up of four-storey blocks, and the condominium corporation, TSCC-3144, was registered on 23 October 2025.
Lawrence Hill Towns at a glance
Stacked towns, not traditional townhouses
The word townhouse covers very different homes. These are stacked and urban towns in four-storey blocks: one home sits on top of another, and many share walls on more than one side. Skyrise Cities lists six buildings at about 12.6 to 15 metres tall, and 222 homes in total, which matches condos.ca.
Marketing described suites of about 781 to 1,141 square feet. Most of the current listings are two-bedroom homes in the 700 to 799 square foot range, with three-bedroom plans above that. That is condo-apartment size, not house size, so judge the homes against condos rather than against freehold townhouses.
The marketing also showed private rooftop terraces on upper units and private patio gardens on ground-floor units. Outdoor space is the main reason to choose a stacked town over a condo apartment, so confirm exactly what comes with the unit you are considering: a rooftop, a patio, a balcony, or none.
Marketing listed the interior specification as contemporary cabinets, a stainless steel convection wall oven, a high-capacity range hood, an integrated dishwasher, soft-close hardware, quartz bathroom counters and frameless glass shower enclosures. That is a solid mid-market package for the price; check what was actually installed in the unit you are viewing, since buyers could choose upgrades.
Who built it: the sources disagree
Marketing material names Kingdom Development as the developer and TAES Architects as the architect. Skyrise Cities lists MTB Group as developer and IBI Group as architect, with The Planning Partnership as landscape architect, and its own photo captions also mention Kingdom. Marketing described 200 homes, while condos.ca and Skyrise list 222.
These differences may reflect a partnership, a change of architect during approvals or simply an error in one source. I am not going to pick one. Your lawyer can confirm the declarant from the condominium declaration, and the status certificate will confirm the registered unit count.
Why it matters: in a new corporation, the builder’s track record and its response to warranty claims are a big part of your experience in the first few years. Ask who is handling Tarion warranty items and how quickly they have been resolved.
A large new corporation also takes time to settle. The first board is usually elected within the first year, the first reserve fund study follows, and the budget set by the builder is replaced by real operating costs. Ask whether fees have already changed since registration.

What daily life looks like here
The site sits on the border of Parkwoods and Victoria Village, close to Lawrence Avenue East and Victoria Park Avenue. This is a car-friendly part of the city, with the Don Valley Parkway and Highway 401 a short drive away and plenty of everyday shopping nearby.
Marketing pointed to Eglinton Square and the CF Shops at Don Mills for shopping, several grocery stores, North York General Hospital, the Aga Khan Museum and the Charles Sauriol Conservation Area in the Don Valley. Those are fair reasons to live here. The data panel on this page shows the exact transit, school and walkability figures.
Stacked towns also come with stairs. Expect two or three levels inside many units, plus the walk up from grade to upper homes. That suits young buyers well and older buyers less so.
Parking, storage and the practical details
Marketing described parking as an add-on purchase rather than included. Check whether the unit you are considering comes with a space, where it is, and whether a locker is included. In a stacked town without a basement, storage is usually tight.
Ask about garbage and recycling arrangements, snow clearing on walkways and stairs, and visitor parking. In townhouse corporations these are run by the condominium, and they shape daily life more than any amenity room would. Also read the rules for what you can place on a rooftop terrace or patio.
Pricing and a very low fee
At the time of writing, ten homes were listed for sale and ten for lease. The listings I reviewed were asking between $569,000 and $669,000, with monthly fees of about $179 to $261. That puts a new home with its own front door in the same price conversation as many condo apartments, which is the core of the appeal.
The fee works out to about $0.24 a square foot across active listings, a fraction of what a typical high-rise charges. That is because there is no lobby, elevator, concierge or amenity floor to pay for. I could not confirm what the fee includes, so check the budget in the status certificate, and remember that you pay your own utilities.
The risk in a large new community is resale supply. With many similar homes all registered at the same time and many listed at once, you will be competing with your neighbours whenever you sell or lease. Buy the best position you can: a quiet side of the site, a rooftop terrace, or a corner unit. Aggregate sale and lease figures are in the data panel on this page.

Amenities at Lawrence Hill Towns
There are no shared amenity rooms; the amenities are your own outdoor space and a low fee. If a gym or concierge matters to you, this is the wrong format, and a condo tower nearby will suit you better.
Jatin’s honest take on Lawrence Hill Towns
Who this building suits
First-time buyers, young couples and investors who want a new home with a front door at grade or a rooftop terrace, at condo-apartment prices and with very low monthly fees. It suits people who drive and are comfortable with stairs.
What I’d want you to check
Confirm the developer and registered unit count, since sources disagree. Ask whether parking and a locker are included, what outdoor space comes with the unit, and how the corporation handles snow, garbage and visitor parking. Read the first-year budget and reserve fund study for a 2025 corporation, and ask about open Tarion warranty items. Visit at night and on a weekend as well, so you can judge noise, lighting and parking pressure across the site.
The value question
On a cost-per-month basis this is hard to beat for a new home in North York, and the outdoor space is a real advantage over a condo apartment. The weakness is resale: many similar homes listed at the same time will cap price growth in the short term. Buy for a five-plus year hold, pick the best unit, and negotiate. Book a call and I will walk you through the options.
