Living here
Renters, Airbnb and elevators at 55 Carscadden Drive Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 55 Carscadden Drive Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 55 Carscadden Drive Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

55 Carscadden Drive is what I show buyers who say they want a condo but really want the size of a house. It is a three-storey, 21-suite building from 1978, tucked onto a side street off Bathurst between Sheppard and Finch, and its smallest suites are larger than most new two-bedrooms. It even has an outdoor pool. What it does not have is youth, so you buy it with your eyes open. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
55 Carscadden Drive Condos is a three-storey, 21-suite low-rise condominium at 55 Carscadden Drive, off Bathurst Street between Sheppard and Finch, in the Westminster-Branson area of North York, Toronto. It was built by Summit Construction Company in 1978. The condominium corporation is YCC-419, registered on 26 September 1978, and Kung Property Management is listed as the manager. Suites range from about 1,065 to 1,775 sq ft. Maintenance fees include common elements, parking, building insurance and water.
55 Carscadden Drive Condos at a glance
Big suites in a very small building
Condos.ca records suites here from about 1,065 to 1,775 square feet. In a market where a new one-bedroom is often under 550 square feet, that range puts every unit in this building in family-home territory.
Twenty-one suites over three storeys also means a very small community. There are fewer people in the halls than in a single floor of a tower, and the building reads more like a large house divided into apartments than a condo complex.
Late-1970s low-rise suites of this size usually have separate living and dining rooms, a proper kitchen and real storage, which is what downsizers from detached homes miss most in newer condos. Ask for the floor plan of any unit you consider and confirm the number of bathrooms, the laundry arrangement and whether the suite has a balcony or terrace.
One practical question for downsizers: in a three-storey building, do not assume there is an elevator. I could not confirm one from a published source. If stairs are a concern now or might be in ten years, check this on your first visit, along with how far the parking is from the suite’s door.
An outdoor pool for 21 households
The amenity list is unusually generous for a building this size: an outdoor pool, a gym, a party room, a meeting room and permission to barbecue, along with visitor parking and a security system.
That is a real lifestyle advantage in summer. It is also a real cost, shared by only 21 owners. Pools need annual opening and closing, chemicals, insurance, and eventually resurfacing or rebuilding. In a tower, that bill is split hundreds of ways; here it lands on a small group.
Before you buy, ask the board or manager how much the pool costs to run each year, when it was last rebuilt, and what the reserve fund study allocates for it. Then decide whether you will actually use it. A pool you swim in every summer morning is worth its share of the fee; a pool you never visit is simply a cost.
The gym and party room are smaller-scale versions of what towers offer, and in a building this size they tend to be quiet. That suits people who want to exercise without a crowd or host a family dinner without booking weeks ahead.

What the fee leaves out
The fee covers common elements, parking, building insurance and water. Heat and hydro are not listed, which suggests suites are heated and powered on their own meters. In a suite of 1,500 square feet, that is a meaningful monthly bill, especially in winter.
That is the opposite of many older North York buildings, where heat and hydro are in the fee and the monthly number looks high. Here the fee may look modest, but you need a year of the seller’s utility bills to see the full cost of living in the suite.
I could not find published details on the heating and cooling system or the age of the windows. Your home inspector should look at both, because in a 1978 building they are among the most expensive things to replace.
Carscadden Drive and the Bathurst corridor
Carscadden Drive runs west off Bathurst Street roughly halfway between Sheppard and Finch. It is a residential side street, which gives the building a quieter setting than the apartment blocks that face Bathurst itself.
Westminster-Branson stretches north from here to Steeles, and the green spaces nearby include G. Ross Lord Park and the West Don Parklands, part of the city’s ravine system. Bathurst Manor lies to the south and west.
The corridor is changing. In 2020, Summit View Homes applied to the City for a nine-storey, 142-unit condominium at 4700 Bathurst Street, with a design that steps down toward the house at the foot of Carscadden Drive. Ask where that application stands, because it would bring more neighbours and some construction to the end of this street. Transit, schools and shops near the building are in the panel on this page.
Price per square foot and what drives it
Condos.ca shows an average of about $450 per square foot here. That is low for North York, and the reason is a mix of building age, suite size and fewer included utilities. Large suites always sell for less per square foot than small ones, and buyers discount older buildings for the work ahead.
There was one suite for sale when I checked in October 2026, so I will not quote it. With only 21 suites, sales are infrequent, and the recorded transactions in the panel on this page are a better reference than any single asking price.
The meaningful comparison is with a townhouse or a semi nearby. If a suite here gives you similar space for less money, with no snow to shovel and a pool, the price per square foot looks attractive. Add your own heat and hydro to the fee before you compare.
Financing is worth a word too. Some lenders look harder at very small, older corporations, especially if the reserve fund is thin or a large project is coming. Get the status certificate reviewed early and talk to your lender before you firm up, not after.

Amenities at 55 Carscadden Drive Condos
An outdoor pool and a gym are rare in a 21-suite building, and they give this place a resort-like summer that larger towers nearby cannot match per household. The flip side is that every owner pays a larger share of keeping them running.
Jatin’s honest take on 55 Carscadden Drive Condos
Who this building suits
Downsizers who want the space of a house without the stairs and snow, families who need three bedrooms or a large two-plus-den without freehold prices, and buyers who like a very small, quiet building on a side street.
What I’d want you to check
Read the reserve fund study with care: at nearly 50 years old, the roof, windows, balconies, garage, pool and plumbing all have a history and a future cost, and 21 owners share them. Get a year of utility bills, because heat and hydro are not in the fee. Ask about the pool’s operating cost and condition, confirm parking and locker for the suite, and check the board minutes for planned projects and any discussion of the 4700 Bathurst application.
The value question
For space per dollar, this is one of the more compelling condos in north Bathurst. The value holds if the building has been well maintained and the reserve fund is healthy; the size and pool can become costly if it has not. Book a call and I will compare a suite here with townhouses nearby.
