Living here
Renters, Airbnb and elevators at 724 Sheppard Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 724 Sheppard Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 724 Sheppard Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

724 Sheppard Condos is the kind of building most buyers drive past without noticing: 18 condominium townhomes on Sheppard Avenue West at Maxwell Street, finished by Allegra Homes in 2014. There is no lobby, no gym and no concierge, and that is exactly why the fee stays low. If you want a townhouse-style home in Bathurst Manor for less than a freehold house, this is worth a close look, and worth reading carefully. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
724 Sheppard Condos is a condominium townhouse complex of 18 units at 724-736 Sheppard Avenue West and 2 Maxwell Street in the Bathurst Manor area of North York, Toronto. It was built by Allegra Homes and completed in 2014. The condominium corporation is TSCC-2352, registered on 8 January 2014, and Performance Property Management is listed as the manager. Maintenance fees include common elements, building insurance and water.
724 Sheppard Condos at a glance
A small townhouse condo on a main street
This complex runs along the Sheppard Avenue West frontage between 724 and 736, with a further address on Maxwell Street around the corner. Condos.ca classifies it as a townhouse condominium rather than an apartment building, and the 18-unit count makes it one of the smallest corporations on this stretch of Sheppard.
Townhouse condos on an arterial road are a specific product. You get your own front door and a house-like layout, but the front of the building faces a busy avenue with buses and steady traffic. The quiet streets of Bathurst Manor and Clanton Park sit right behind it, so the setting changes sharply depending on which side of the building your unit faces.
I could not confirm the exact storey count or unit format from a source I trust. Unit numbering at the Maxwell address suggests some homes are stacked rather than full-height, so ask for the floor plan and confirm whether a unit has its own ground-level entrance, which floors it covers and whether it has a terrace.
Eighteen owners, one budget
The defining fact here is size. With 18 units, every shared cost is divided among a small group, and one large repair can move the reserve fund in a way that would barely register in a 300-unit tower.
The upside is real. There is no pool to heat, no concierge desk to staff and no elevators to service, which is what keeps fees in the range listings are showing. The trade-off is that a roof, a garage membrane or a paving job is shared by very few people.
In a corporation this small, the board is your neighbours. Ask how often it meets, whether the property manager handles all of the corporation’s work, and how many units are owner-occupied versus rented. Those answers tell you a lot about how decisions get made and how quickly problems get fixed.
At roughly 12 years old, the building is past its first warranty period and into the stage where the reserve fund study starts to schedule real work. That is not a warning sign on its own; it is simply the point at which you read that study closely.

What the fee covers, and what it does not
Condos.ca lists common elements, building insurance and water in the fee. Heat, hydro and parking are not listed, so expect to carry your own utility bills and confirm how parking is held before you compare this fee to a building that bundles more in.
The amenities list is short: BBQs permitted, bike storage and visitor parking. Being allowed a barbecue matters more than it sounds in a townhouse complex, because many apartment buildings ban them outright.
Read the declaration for what you own outright and what the corporation maintains. In townhouse corporations, roofs, windows, front steps and terraces are handled differently from one declaration to the next, and that decides whether a repair is your bill alone or a shared one. Townhouse rules can also limit exterior changes such as doors, paint and decking.
The corporation’s insurance covers the building, not your contents or your upgrades. Get your own unit-owner policy, and check the deductible in the status certificate, because in a small corporation the amount that can be charged back to an owner after a claim can be significant.
Living on this stretch of Sheppard West
This part of Sheppard Avenue West, just west of Bathurst, is covered by the City’s Sheppard West/Dublin Secondary Plan, which favours ground-floor commercial uses with homes above along the avenue. That plan is why low and mid-rise projects keep appearing along this corridor.
Diva Condo, a nine-storey Tor-Bel building finished in 2019, sits almost directly across the road at 741 Sheppard Avenue West. A little further east, City Council considered a 2019 application at 665 to 671 Sheppard Avenue West for 48 townhouses, most of them stacked, back-to-back units over an underground garage. Expect the avenue to keep filling in with this kind of housing.
For daily life, that means more neighbours and more street activity over time, and possibly more construction nearby in the years ahead. Transit, schools and nearby shops are listed in the panel on this page.
Pricing a townhouse condo with few comparables
Condos.ca does not publish a building-wide average price per square foot here, which is common in an 18-unit complex where only a handful of homes trade in any year. Pricing is more judgement than arithmetic.
When I checked in October 2026, three units were listed for sale with asking prices from $688,800 to $779,000, and monthly fees on those listings ran from about $596 to $696. Two units were listed for rent. Asking prices are not sale prices, so treat that range as the sellers’ view, not the market’s verdict.
Compare on total monthly cost, not price alone. Add your own heat and hydro, and parking if it is not part of your unit, then set that against an apartment condo nearby that bundles more into its fee, and against freehold townhouses in Bathurst Manor. Recent sale figures for the building appear in the panel on this page.

Amenities at 724 Sheppard Condos
There is no shared gym, party room or concierge here, and that is the point: the fee pays for the building, the grounds and insurance rather than staff and facilities. If you want amenities, Diva Condo across the road has a gym and rooftop space, but you would be paying for them every month.
Jatin’s honest take on 724 Sheppard Condos
Who this building suits
First-time buyers and young families who want a townhouse-style home in Bathurst Manor without a freehold price, owners who never used the gym in their last condo and do not want to pay for one, and anyone who values a barbecue and their own entrance over a lobby.
What I’d want you to check
Confirm the exact unit format, the floors it covers and whether parking and a locker come with it. Read the reserve fund study and board minutes closely, because every major repair here is split 18 ways, and at about 12 years old the roofs, paving and any shared garage are coming into view. Ask about the insurance deductible charged to owners, a year of utility bills, and which side of the building the unit faces, because the Sheppard frontage and the quiet side street are very different places to live.
The value question
The value case here is a low fee and a townhouse layout on a corridor that the City is steadily filling in. That works if the reserve fund is healthy and the unit’s layout suits you for years, because with so few sales each year, reselling can take patience. If you want help weighing it against a freehold option nearby, book a call with me.
