Living here
Renters, Airbnb and elevators at Hampton Plaza
Do mostly owners or renters live here?
Mix of owners and renters. Of 14 deals here in the last 24 months, 6 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Hampton Plaza?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Hampton Plaza
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Hampton Plaza is the kind of building I suggest to buyers who want condo convenience but are not ready to give up the square footage of a house. It is a 9-storey, 90-suite mid-rise from 2008 on Sheppard Avenue West, and its smallest suites are bigger than many downtown two-bedrooms. It is quiet, small and easy to overlook, and the fee structure needs a careful read. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Hampton Plaza is a 9-storey, 90-suite condominium at 920 Sheppard Avenue West in the Bathurst Manor area of North York, Toronto. It was completed in 2008, and the condominium corporation, TSCC-1953, was registered on 10 July 2008. Condos.ca credits Urban Fabric Development (Colgate) as developer, while an UrbanToronto forum post lists it among Torbel’s earlier buildings on the street. Condos.ca lists Nadlan-Harris Property Management as manager. Suites run roughly 780 to 1,270 sq ft. Fees include common elements, building insurance, parking and water.
Hampton Plaza at a glance
A small building on a mid-rise stretch of Sheppard
Hampton Plaza is part of a run of mid-rise buildings along Sheppard Avenue West that went up in the 2000s. Posters on the UrbanToronto forum have described this stretch as an early example of the city’s push to add mid-rise housing along its main avenues, rather than putting towers in the middle of house streets.
That matters for daily life. A 9-storey building with 90 suites feels very different from a 30-storey tower. You get to know the neighbours, the elevator is rarely crowded, and the board is small enough that owners can follow what is going on.
The building faces a busy arterial road, but the streets behind it are Bathurst Manor’s low-rise residential blocks. For buyers moving from a house in the area, that is often the appeal: they can stay in the neighbourhood they know.
Who built it: the sources do not agree
Condos.ca credits Urban Fabric Development (Colgate) as the developer and builder. An UrbanToronto thread about Plaza Royale, a nearby 8-storey mid-rise, includes a photo captioned with Hampton Plaza as one of Torbel’s earlier buildings in the area.
Both could be partly right. Developers often use separate numbered or branded companies for each project, and a builder and a marketing name can differ. I have not found a source that settles it, so I would treat the developer question as open and check the declaration, which names the declarant.
It matters less than it sounds. At close to 20 years old, the building’s condition depends far more on how the corporation has been run and funded since 2008 than on who poured the concrete.

Suites sized for downsizers and families
Suites here run from about 780 to 1,270 square feet. That is a large range for a mid-rise, and it means there are no small studios or tiny one-bedrooms in the mix. Most of the building is two-bedroom space and larger.
This shapes who lives here. The building attracts owners who want room for a home office, visiting family or furniture from a house they have sold. At least one recent listing came with two parking spots, which is a strong point for a household with two cars, but confirm the allocation for each suite.
With only 90 suites, listings are infrequent. When I checked there was one suite for sale and one for lease. If you want to live here, it pays to be ready when something comes up rather than waiting for a choice of three or four.
Daily life between Sheppard and the side streets
Living here is a mix of two settings. Out front is Sheppard Avenue West, a busy road with buses, traffic and the noise that comes with it. Behind the building are the quiet residential blocks of Bathurst Manor. Which side your suite faces makes a real difference, so ask before you fall for a floor plan.
This is a practical location for drivers. Highway 401 and Yorkdale are a short drive away, which makes it easy to get to work, the airport or a big shopping trip. The automatic panel on this page covers transit, schools and nearby food and parks, so I will not repeat those figures here.
What you do not get is a walkable strip of cafes and shops at the door like you would on Yonge Street. Most owners here are past that stage and want quiet and space instead. If you are a young professional who wants nightlife within a few minutes on foot, I would point you somewhere else.
Price per foot, and the heat question
Condos.ca puts the building average at about $675 per square foot. For suites of this size that is good value in north Toronto, and it reflects both the age of the building and the fact that larger suites usually trade for less per foot.
With only one suite on the market when I checked, there is no meaningful asking range to quote. The automatic panel on this page shows recent sales and leases, and with a building this small I would look back two or three years to build a fair comparison.
Read the fee carefully. Condos.ca lists common elements, building insurance, parking and water. Heat, air conditioning and hydro are not on that list, which usually means you pay for heating and cooling on your own meter. That is not a bad thing, since you control your own use, but it means the fee cannot be compared directly with buildings where heat is bundled in.
The right comparison is total monthly cost: fee, plus hydro and heating, plus any extra parking. Do that for Hampton Plaza and for the alternatives on your list, and you will get a fair picture.

Amenities at Hampton Plaza
The rooftop deck with barbecues is the amenity owners use most in a building like this, and in a 90-suite building it rarely feels crowded. Add a gym, a party room and a meeting room and you have what most owner-occupiers need without paying for a pool. Fewer amenities also means fewer things to maintain, which helps keep the reserve fund focused on the building itself.
Jatin’s honest take on Hampton Plaza
Who this building suits
Downsizers from Bathurst Manor and the surrounding streets who want to stay in the neighbourhood, and families or couples who need real space and want a small, quiet building. It also suits buyers who drive, since the 401 and Yorkdale are a short trip away.
What I’d want you to check
This is a 2008 building, so read the reserve fund study for the work that comes due around year 20: the roof and rooftop deck membrane, the garage, windows and balcony doors, elevators and the heating and cooling equipment in each suite. With only 90 suites, each owner carries a larger share of any big repair, so a thin reserve fund matters more here than in a large tower. Confirm the parking and locker allocation, the developer named in the declaration and the pet rules, since Condos.ca tags a pet restriction.
The value question
At about $675 per square foot for suites of 780 square feet and up, Hampton Plaza gives you a lot of space for the money in north Toronto. You give up a big amenity package and bundled heat. You gain room, a small, owner-friendly building and a familiar neighbourhood. If the reserve fund checks out, I think it is one of the more sensible downsizer options on this stretch of Sheppard. Book a call and I will pull the recent sales for you.
