Leases 56%Sales 44%

Mix of owners and renters. Of 9 deals here in the last 24 months, 5 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Chelsea Lofts?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Chelsea Lofts

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Chelsea Lofts is where I look when a first-time buyer wants a west-end address, an elevator building and a fee that covers heat, on a budget that rules out most of the Junction. It is a 2005, seven-storey building with 72 compact suites on Dupont Street near Lansdowne. The price per square foot is low for the area, and the reasons are worth understanding. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Chelsea Lofts is a seven-storey, 72-suite condominium at 1375 Dupont Street in the Junction-Wallace Emerson area of Toronto, near Lansdowne Avenue. It was developed and built by Namara Developments and completed in 2005. The condominium corporation is TSCC-1710, registered on 12 October 2005. Suites range from about 302 to 932 sq ft. Maintenance fees include common elements, heat, building insurance and water. Condos.ca lists TSE Management as property manager, while REW lists Icon Property Management.

A soft loft, not a conversion

Despite the name, Chelsea Lofts is a new building, not a converted factory. Namara Developments built it in 2005 in the soft-loft style that was popular at the time: a modern concrete building with some industrial touches inside, rather than brick-and-beam heritage.

In practice, recent listings have described exposed concrete ceilings in at least some suites, open-concept plans with kitchen islands, and Juliet balconies rather than full terraces in many units. Ceiling heights vary, so measure rather than assume.

If you want the real thing, with timber beams and old brick, look at the heritage conversions nearby, such as Foundry Lofts on Lansdowne. If you want an elevator, a modern envelope and a lower price per square foot, a soft loft like this is the more practical choice.

Compact suites, from about 300 square feet

Suite sizes run from about 302 to 932 sq ft. The bottom of that range is very small, closer to a studio than a typical one-bedroom, and the top is a comfortable two-bedroom size. Most of what comes up sits in between, in one-bedroom and one-bedroom-plus-den sizes.

Small suites are the main reason the average price per square foot looks so low, and they shape who lives here. Expect a mix of first-time owners, young professionals and investors renting to tenants. REW lists rentals as allowed; confirm the current rules and any restrictions in the declaration and by-laws.

With 72 suites over seven floors, it is a boutique building. That usually means quieter hallways and shorter elevator waits than a tower, but a smaller pool of owners to share the cost of every repair.

Dupont near Lansdowne, and the changes around it

Dupont at Lansdowne is a transitional stretch, with the rail corridor, some older industrial buildings and newer housing side by side. It is not a pretty main street, and that is part of why prices here are lower than in the Junction to the west.

What is changing nearby is significant. A short walk east, Galleria on the Park at Dufferin and Dupont is replacing the old mall with a master-planned community. The first two towers are complete and occupied, Galleria III is under construction, and an expanded Wallace Emerson Park and a new community centre more than three times the size of the old one were due in 2026.

To the northwest, Davenport Village has turned the former GE lands into housing, a park and shops. Put together, the blocks around Chelsea Lofts are getting more homes, more services and better public space, which I think supports long-term demand here.

A low price per square foot, and why

Condos.ca puts the building average at about $629 per square foot. That is well below newer buildings in the Junction and around Galleria on the Park, and it reflects the age of the building, the compact suites and a location that is still maturing.

There were no active listings when I checked, so I cannot give a current asking range. I price suites here against recent closed sales in the building first, then against other 2000s mid-rises in the Junction-Wallace Emerson area. My building sold report gives the aggregates.

Heat and water are in the fee, along with common elements and building insurance, which makes monthly costs more predictable than in buildings where you heat your own suite. Parking was not listed as included, so ask whether a suite comes with a spot and what it costs if it does not.

Amenities at Chelsea Lofts

Rooftop deckParty roomMeeting roomMultimedia roomBBQ areaVisitor parkingParking garageElevatorPets permitted

For a 72-suite building, the package is generous: a rooftop deck with a barbecue area, a party room and lounge, a meeting room and a multimedia room, plus underground and visitor parking. The rooftop is the one you will use most in summer, especially if your suite has only a Juliet balcony.

Jatin’s honest take on Chelsea Lofts

Who this building suits

Chelsea Lofts suits first-time buyers who want to get into the west end at a lower price, and investors looking for small suites that rent easily. It also suits anyone who wants predictable winter costs, since heat is in the fee. It is less suited to families who need space.

What I’d want you to check

Resolve the property management question first: Condos.ca and REW name different managers, and you want to know who runs the building today. At 20 years old, check the reserve fund study for the roof and rooftop deck, the garage, windows and the heating plant. Ask how many suites are tenanted and whether the suite you want comes with parking.

The value question

At around $629 per square foot with heat and water included, this is one of the more affordable ways into a concrete elevator building in this part of the city. The changes around Dufferin and Dupont should help over time. Buy a layout that will still work when you sell. Book a call and I will help you pick it.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
