Do mostly owners or renters live here?

Leases 29%Sales 71%

Mostly owner-occupied. Of 17 deals here in the last 24 months, 5 were leases and 12 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 80 Antibes Drive Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 80 Antibes Drive Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

80 Antibes Drive is where I point families who need three bedrooms in North York and do not want to pay house prices for them. It is a 1979 tower with suites of around 1,200 to 1,400 square feet and a fee that covers almost every utility, and the real question is not the space but the age of the building. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

80 Antibes Drive is a 28-storey, 219-suite high-rise condominium at 80 Antibes Drive in North York’s Westminster-Branson neighbourhood, near Bathurst Street and Steeles Avenue West. It was completed in 1979, and condos.ca does not list a developer. The condominium corporation is YCC-465, registered on 2 April 1979. Sources differ on the property manager. Maintenance fees cover common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water.

Big suites from the 1970s

Condos.ca puts the suites at about 1,213 to 1,388 square feet, and the active listings when I checked in October 2026 were all three-bedroom plans. That is a family-sized range that has almost disappeared from new condo construction in Toronto.

Towers from the late 1970s were often planned for owners moving out of houses, not for investors, and the suite sizes here reflect that. Ask for the floor plan, but expect a layout with a defined dining area, more closet space and bedrooms that fit more than a bed, rather than the open, compact plans of newer buildings.

The catch is that many suites still carry original or older finishes. Pricing within the building can swing a lot between a suite that has been fully renovated and one that has not, so judge each suite on its own condition.

A practical tip: when you view, open the electrical panel and look at the windows and balcony door. Those three items tell you quickly whether a suite has been brought up to date or is still running on decades-old components, and they are among the costlier things to fix.

Almost every utility in one fee

Condos.ca lists common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water in the fee. One recent listing also described high-speed internet bundled with cable. Few buildings include this much.

Across the four listings active in October 2026, fees were about $935 a month. On the building’s listed size range, that works out to roughly $0.67 to $0.77 per square foot, which is moderate given that it covers hydro and heat as well as parking.

The flip side is that the corporation pays the utility bills for 219 suites, so rate increases and the efficiency of a 47-year-old mechanical system flow straight into everyone’s fee. Ask for the fee history and the latest budget to see how steady it has been.

Bundled utilities also remove a common source of owner complaints, because nobody gets a surprise winter hydro bill. That is worth more to some buyers than a lower headline fee.

Amenities, and what the sources say

Condos.ca lists a tennis court, a sauna, a party room, a meeting room, a security guard, a security system and underground parking. REW’s building page adds a gym, a multimedia room, an outdoor pool, a lounge and a car wash area. Confirm which of these are open and operating when you visit.

One recent listing described coin-operated laundry in the building. If in-suite laundry matters to you, confirm whether the specific suite has its own washer and dryer, because in towers of this era it varies.

The sources also disagree on management. Condos.ca lists Canadian Properties Operator (CPO) Management, REW lists Goldview Property Management, and a recent listing named Brilliant Property Management. The status certificate will tell you who actually runs the building today, and a change of manager is worth asking about.

Life on Antibes Drive

Antibes Drive is a cluster of 1970s towers just south of Steeles and west of Bathurst, including Antibes Court at 100 Antibes Drive and the 115 and 135 Antibes buildings. It is a residential enclave with grounds and parking rather than a street of shops.

Day to day, owners rely on the retail along Bathurst and Steeles, and the area draws families for its parks, community centres and places of worship. Drivers have quick access to Steeles, Bathurst and Highway 407. The specific bus routes, subway access and schools are in the data panel on this page.

Condos.ca lists a pet restriction, while REW lists cats and dogs as allowed. Read the declaration and rules before you commit if you have a pet.

Being in a cluster of similar towers has one advantage for buyers: comparables. When a suite comes up here, you can check it against recent sales at Antibes Court and 135 Antibes, which share the same era and similar plans, rather than guessing.

Pricing 80 Antibes Drive

Condos.ca puts the building average at about $428 per square foot, which is low for Toronto and reflects the age of the building and the large suite sizes. Four listings were active in October 2026, asking between $569,900 and $645,000.

Next door, Antibes Court at 100 Antibes, a 1978 tower of the same height, shows about $376 per square foot, while 135 Antibes, completed in 1972, sits near $420. 80 Antibes trades a little above both, which fits with its broad fee inclusions.

For a family weighing a three-bedroom condo against renting or buying a house nearby, put the full monthly cost side by side: mortgage, property tax and this fee, which already covers most utilities. That comparison is the heart of the decision here, and it holds only if the reserve fund is healthy enough that you are not facing a large special levy soon after buying. The status certificate will say whether any levy is planned.

A tennis court, sauna and outdoor pool are classic 1970s tower amenities, and they give families something to do on the property in summer. Check which are open today, because older outdoor pools and courts are expensive to keep up. In a tower this size, I would put the security guard near the top of the amenities that matter day to day.

Jatin’s honest take on 80 Antibes Drive Condos

Who this building suits

Families who need three bedrooms and are priced out of houses in the area, and downsizers who want house-sized rooms on one floor. The all-inclusive fee suits anyone who wants a predictable monthly budget. It suits investors less, so check the rental rules in the declaration before buying to rent.

What I’d want you to check

This is a 47-year-old tower, so the reserve fund study and engineering reports are the main event. Look at the timing and funding of window and balcony work, elevator modernization, the heating and cooling plant, the garage, and the roof. Confirm in-suite laundry, parking and any locker for the specific suite. Resolve the management question on the status certificate, and read the pet rules in the declaration given the conflicting sources.

The value question

At around $428 per square foot with nearly every utility included, the space per dollar here is hard to beat in North York. You give up modern finishes and a newer building, and you take on the maintenance profile of a 1979 tower. For a family that will stay five years or more, I think it can be a sound buy, provided the reserve fund and recent repairs check out.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
