Can you Airbnb a unit at The Savoy?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Savoy

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Savoy at 10 Torresdale Avenue is a building for people who want house-sized space without a house. It is a 23-storey tower from the late 1980s where the smallest suite is close to 860 square feet, and the monthly fee covers almost every utility you would otherwise pay yourself. That combination makes the fees look high and the price per square foot look low, and both impressions need context. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Savoy is a 23-storey, 209-suite condominium at 10 Torresdale Avenue in North York’s Westminster-Branson area, near Bathurst Street and Finch Avenue West. Condos.ca lists it as built in 1989, with the corporation (MTCC-815) registered on 14 April 1989; REW lists the build year as 1987. No developer is recorded on condos.ca. Del Property Management is listed as manager. Condos.ca lists the fee as covering common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water.

A tower of large suites

Condos.ca lists suites at 10 Torresdale from about 859 to 2,317 square feet. There is nothing small here. Every plan is a two-bedroom or larger, and the current listings run from two-bedrooms through to three-bedroom and two-plus-den layouts.

That is typical of North York towers from this era, which were built for families and downsizers rather than investors. Rooms tend to be generous, with separate dining areas, proper foyers and storage that newer buildings have traded away to hit lower price points.

Listing descriptions on REW mention hardwood, crown mouldings, granite counters and jetted tubs in renovated suites. Those are owner upgrades, not original finishes, so the condition of individual suites varies a great deal. Two suites with the same floor plan can be very different purchases.

Because the building is all large suites, the buyer pool is narrower than at a newer tower full of one-bedrooms. That cuts both ways: less competition when you buy, and a longer marketing period when you sell.

The fee covers almost everything

Condos.ca lists heat, hydro, air conditioning, cable TV, parking, water, building insurance and common elements in the fee. Hydro is the one that changes the maths. In most newer buildings, electricity and often heating and cooling are on your own meter, and in a 1,500-square-foot suite that bill is substantial.

Fees on the seven suites listed when I checked ran from about $850 to $1,784 a month. On a building that size, those numbers look heavy at first glance. Once you subtract what you would pay separately for hydro, heat, cooling, cable and a parking spot in a newer building, the gap narrows considerably.

The downside of an all-inclusive fee is that you share the energy bill with every neighbour, whether they run the air conditioning all summer or not. When utility rates rise, the fee rises for everyone. I would look at the last few years of budgets to see how quickly the fee has moved.

There is also a sources question on the build date. Condos.ca says 1989 and REW says 1987. The corporation was registered in April 1989, so construction likely finished around then, but either way this is a building of more than 35 years.

Pool, tennis and a security desk

The amenity list is classic late-1980s North York: indoor pool, sauna, tennis court, gym, concierge and a security guard. REW also lists 24-hour security. For a building with 209 suites, that is a full package, and the tennis court in particular is something you rarely find in newer construction.

These are also expensive amenities to keep up. A pool needs mechanical work and periodic rebuilding, and an outdoor court needs resurfacing. In a building of this age, you want to see those items planned and funded in the reserve fund study, not left as surprises.

Condos.ca flags a pet restriction. It does not say what the restriction is, so if you have a pet, read the declaration and rules before you make an offer.

Living near Bathurst and Finch

Torresdale Avenue sits just north of Finch, near Bathurst, in a pocket of North York that mixes 1980s condominium towers with low-rise residential streets. The Savoy has neighbours of the same type further along the street, including the Hemisphere buildings at 131 and 133 Torresdale.

This is a car-friendly part of the city, and parking in the fee reflects that. Bathurst gives you a straight run south toward midtown and north to Thornhill, and the panel beside this review shows transit, schools and parks.

The area suits buyers who already know it, which is common for this building. Many purchasers are downsizing from houses in the surrounding streets and want to stay close to family, places of worship and the shops they already use.

Having several towers of a similar age on one street helps you as a buyer. You can compare fees, inclusions and reserve fund health side by side, and see which corporation has kept up with its building. I would always look at at least one neighbouring building before committing here.

Low per square foot, high per month

Condos.ca puts the building average at about $467 per square foot. That is low for Toronto, and it is low for three reasons: the suites are large, the building is more than 35 years old, and buyers price in the high monthly fee.

Seven suites were listed for sale when I checked, asking between $589,000 and $1,095,000. One suite was listed for lease. Asking prices this spread out reflect suites of very different sizes and very different levels of renovation, not a building-wide trend.

When you compare the Savoy to a newer North York building, compare total monthly cost, not just fee against fee. Add hydro, heat, cooling, internet or cable and parking to the newer building, then compare. Done honestly, the Savoy often comes out closer than buyers expect.

Renovation is where the real price differences sit. An original suite and a fully updated one can be hundreds of thousands of dollars apart. If you are happy to renovate, an original suite at a lower price per square foot is often the better buy here. Ask me for the sold report before you set an offer price.

For daily life, the pool, sauna and tennis court give you a club-style routine without a membership, and the staffed desk handles deliveries and visitors. These are costly amenities to maintain, so how well they are funded matters as much as the list itself.

Jatin’s honest take on The Savoy

Who this building suits

Downsizers who want to keep house-sized rooms, families who need three bedrooms without a freehold price, and anyone who values predictable monthly costs with utilities bundled in. It suits owner-occupiers who plan to stay, and it particularly suits buyers who already live in this part of North York.

What I’d want you to check

This building is well past 35 years, so ask about windows, balcony repairs, the garage membrane, elevators, the central heating and cooling plant, and the pool. Read the reserve fund study, the latest budget and recent board minutes, and ask whether any major projects or fee increases are planned. Confirm the pet rules if they matter to you, and confirm the build year if it affects financing or insurance.

The value question

At about $467 per square foot, the space is inexpensive by Toronto standards, and the all-inclusive fee removes most utility bills. The trade-off is a high monthly carrying cost and an older building. If the reserve fund is healthy, I think this is fair value for buyers who want space above all. Book a call and we can run the total monthly cost against a newer alternative.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
