Do mostly owners or renters live here?

Leases 32%Sales 68%

Mostly owner-occupied. Of 22 deals here in the last 24 months, 7 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Antibes Court?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Antibes Court

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Antibes Court is the building I show buyers who are selling a house and refuse to shrink. Condos.ca’s suite sizes here start at about 1,300 square feet and run past 2,500, in a 28-storey tower from 1978 with a pool and a fee that covers nearly every utility. Space per dollar is the reason to buy here; the age of the building is the reason to read carefully. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Antibes Court is a 28-storey, 211-suite condominium at 100 Antibes Drive in North York’s Westminster-Branson neighbourhood, west of Bathurst Street and north of Finch Avenue West. It was built in 1978. Condos.ca’s building record leaves the developer blank, while its overview names Menkes. The condominium corporation is YCC-398, registered on 28 June 1978, and condos.ca lists Icon Property Management as the manager. Condos.ca lists the fee as covering common elements, heat, hydro, air conditioning, water, parking, cable TV and building insurance.

A 1978 tower built for people leaving houses

Antibes Court rises 28 storeys on Antibes Drive, a residential street of towers and low-rise condos off Bathurst Street. With 211 suites over 28 floors, there are fewer than eight suites per floor on average, which is what you would expect when the suites are this large.

The developer is unclear. Condos.ca’s building record leaves the developer field blank, but its own overview says the building was built by Menkes. I have not found a third source to settle it, so treat the Menkes attribution as likely but unconfirmed, and look at the declaration if it matters to you.

Whoever built it, the building has had almost 50 years of owners and boards since. What it is worth today depends far more on how those boards have handled repairs than on the original builder.

Suites from about 1,300 to more than 2,500 square feet

This is the headline. Condos.ca’s size data runs from about 1,315 to 2,572 square feet. Even the smallest suites here are larger than most new two-bedrooms in Toronto, and the largest are the size of a detached house’s main and second floors combined.

Suites that size often come with a separate dining room, a large primary bedroom with its own bathroom, a laundry or storage room and sometimes a den or family room. For downsizers, that means the dining table, the china cabinet and the guest bed can come along. I have not seen a full set of floor plans for the building, so ask for the plan of any suite you consider and check it against the furniture you want to keep.

The catch is that space in a 1978 building often comes with 1978 finishes. Kitchens, bathrooms, flooring, windows and electrical panels may be original in some suites and fully renovated in others. Ask for the renovation history and permits, and budget for updates if the suite has not been touched.

A fee that covers nearly every utility

Condos.ca lists the fee as covering common elements, heat, hydro, air conditioning, water, parking, cable TV and building insurance. That is close to a complete set: in a newer building you would usually pay hydro, heating, cooling and parking separately.

Fees on the two current listings run from about $1,053 to $1,619 a month. Those are large numbers, but they are paying for very large suites and most of your utilities. Before you compare them with a smaller suite in a newer building, add back that building’s hydro, heat, cooling and parking bills.

The other side is exposure to energy prices. When the corporation pays for hydro and gas in a building with suites this big, rising rates show up in the fee. Ask how the budget has moved over the past five years and whether the board has done any energy work, such as lighting, boiler or window upgrades.

Bathurst north of Finch, and the towers coming to it

Antibes Drive sits in a pocket of apartment towers and condos on the west side of Bathurst, north of Finch. Daily errands mean the plazas and shops along Bathurst, and most owners drive. The panel beside this review shows the bus routes and nearest stations.

The area is starting to change. UrbanToronto reports that Tenblock plans to add two towers of 32 and 36 storeys and an 8-storey mid-rise at 155 Antibes Drive, next to an existing 16-storey rental building that will stay, for 1,151 homes on the site in total. Another infill tower has been proposed at a Bathurst and Finch apartment site.

For an owner here, that means construction nearby for several years and, over time, more people and more reason for shops and services to invest in the area. Ask the manager whether any construction is planned next to the building’s own property.

There is also a nearby comparison worth making. Cedar Gardens, at 285 Antibes Drive, is a 2006 stacked townhouse condominium on the same street, with a fee that condos.ca says leaves heat and hydro to the owner. If you like the street but want a newer building and your own front door, it is the obvious alternative; if you want space and a bundled fee, Antibes Court wins.

Pricing: the lowest per-foot number in this group

Condos.ca puts the building average at about $376 per square foot. That is very low for Toronto, and the main reason is suite size: large suites always trade at a lower price per foot than small ones. It also reflects the building’s age and the high monthly fee that comes with so much space.

Two suites were listed for sale when I checked, asking from $595,000 to $898,000, with monthly fees from about $1,053 to $1,619. Nothing was listed for rent.

For downsizers, the useful way to look at it is total monthly cost against the house you are leaving: fee, property tax and any mortgage, versus the house’s property tax, utilities, insurance and upkeep. For what has actually traded here, use the panel or ask me for a building sold report.

Amenities at Antibes Court

PoolSaunaParty roomMeeting roomSecurity guardSecurity systemParking garage

A pool, a sauna and a security guard are what most downsizers ask for first, and Antibes Court has all three. The pool and the garage are the costly items to maintain, so check how the reserve fund plans for them.

Jatin’s honest take on Antibes Court

Who this building suits

Downsizers selling a house who want to keep house-sized rooms, and families who need a lot of space at a low price per foot. It also suits buyers who want one fee that covers nearly every utility and a security guard in the lobby.

What I’d want you to check

This is a 1978 tower, so the reserve fund study, the latest budget and recent board minutes are the most important documents you will read. Look at windows, balcony slabs and railings, elevators, the garage, the heating and cooling plant and the pool, and ask what has been done and what is planned. Ask how energy costs are trending, since the corporation pays the hydro. Condos.ca lists a pet restriction; I have not seen the rules, so check them if you have a pet.

The value question

At about $376 per square foot, Antibes Court gives you more space for the money than almost anything else in this part of Toronto. You pay for it in a high monthly fee and in the exposure of an older building. If the reserve fund is healthy and you plan to stay a long time, I think it is one of the strongest options for a downsizer who wants to keep the space of a house.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
