Renter-heavy building. Of 9 deals here in the last 24 months, 6 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Academy Arms?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Academy Arms

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Academy Arms is not a new condo, and it never pretended to be. It is an older nine-storey apartment building on Shallmar Boulevard, just north of Bathurst and Eglinton, that was converted from an equity co-operative into a condominium in 2006. That history explains almost everything about it: the generous suites, the low price per foot, the fee that covers your hydro, and the questions I would ask before buying. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Academy Arms is a 9-storey condominium at 22 Shallmar Boulevard in Forest Hill North, on the north side of Shallmar just east of Bathurst Street. It was originally an equity co-operative apartment building and was converted to a condominium, with the corporation, TSCC-1757, registered on 31 March 2006. Condos.ca lists 89 suites and General Property Management as manager. The fee is listed as covering common elements, heat, hydro, air conditioning, building insurance, parking and water.

From co-op to condo

In 2003, Toronto City Council adopted an Official Plan amendment allowing the existing nine-storey, 90-unit equity co-operative apartment building at 22 Shallmar Boulevard to be converted to a condominium. The amendment specified no structural changes or additions, and it required the condominium to be registered within three years. The corporation was registered in March 2006, inside that window.

Why does this matter to a buyer today? In a co-op, residents own shares in a corporation rather than title to a suite, which makes financing harder and resale slower. Converting to a condominium gave each owner a registered unit they can mortgage and sell like any other condo. That is a big part of why this building trades the way it does now.

The City document describes 90 units; condos.ca lists 89. A small difference like that usually comes from suites being combined over time, but I have not confirmed the reason. The status certificate will show the current count.

An older building, with older-building space

The 2006 date you see on listings is the condominium registration, not the construction date. The building itself is older, and I could not confirm its original construction year from a reliable source. Ask for it, because it drives the reserve fund conversation more than the registration date does.

Condos.ca lists suites from about 495 to 1,917 square feet. The larger plans are the kind of apartment-era layouts that are hard to find in new construction: separate dining areas, real hallways and closets, and bedrooms that fit a queen bed with room to walk around it.

Because no structural changes were made in the conversion, what you see is the original building. Ceiling heights, window sizes and the heating and cooling system are what they were. That can be charming, and it can also mean older windows and mechanical systems that the corporation has to fund.

A fee that includes hydro

Condos.ca lists common elements, heat, hydro, air conditioning, building insurance, parking and water as included. Hydro is the unusual one. In most condos it is metered to the suite, so here the fee replaces the last big utility bill most owners pay.

That changes how you compare it. A fee that looks higher than a newer building’s can come out lower once you add back the newer building’s hydro, heat and parking. Do the arithmetic on total monthly cost, not on the fee line alone.

The trade-off with bulk utilities is that everyone shares the cost regardless of how much they use. In older buildings, the corporation may eventually look at suite metering or energy upgrades, both of which are capital projects. Ask whether either has been discussed in the board minutes.

Parking is also on the inclusion list, and the building has an underground garage with visitor parking. In an older building, especially one that started life as something else, the parking and locker allocation can vary from suite to suite, and it is one of the details buyers most often assume and least often verify. Check the status certificate for the exact parking and locker units that come with the suite you are buying, rather than assuming one is included.

Living on Shallmar Boulevard

Shallmar is a short residential street lined with mid-century apartment buildings, many of them still purpose-built rentals, such as CAPREIT’s Shallmar Apartments at 20 Shallmar. Academy Arms is one of the buildings on the street that owners actually own, which gives it a steadier, longer-term feel than a rental tower.

Bathurst and Eglinton is a practical corner rather than a pretty one. The value is in the location: Forest Hill and Cedarvale are close, Eglinton runs east toward Yonge, and Bathurst carries you north or south without touching the highway. Groceries, pharmacies and everyday shops along Bathurst and Eglinton handle most errands. The panel beside this review covers transit and schools.

Eglinton Avenue is the route of the Crosstown line, and transit corridors like it tend to attract new mid-rise and tower proposals. Expect change along Eglinton over the next decade, while Shallmar itself stays a side street.

How Academy Arms is priced

Condos.ca puts the building’s average at about $576 per square foot. That is low for a location this central, and it reflects the building’s age, its history as a co-op, and the larger suites, which always sell for less per foot.

There were no suites listed for sale when I checked, which is not unusual for an 89-suite building with long-term owners. It also means there is no live asking price to anchor on, so recent sales matter more than usual.

The sales panel beside this review shows what has traded. Because each suite here is a little different, I would not rely on the building average for a specific unit. If you want a real number, book a call and I will pull the comparable sales for the plan you are looking at.

An indoor pool and sauna in a building of fewer than 100 suites is uncommon, and it is a real perk for swimmers. It is also a cost: pools are expensive to run and to rebuild, so look for the pool in the reserve fund study and see when its next major repair is scheduled.

Jatin’s honest take on Academy Arms

Who this building suits

Owner-occupiers who want a large, central suite at a modest price per foot and value having hydro and heat in one bill. It suits downsizers from Forest Hill and Cedarvale who want to stay close, and buyers who want to be near the Bathurst Street community and Eglinton.

What I’d want you to check

Find out when the building was originally constructed, then read the reserve fund study with that age in mind. Ask about windows, balcony repairs, the elevator, the heating and cooling plant, the garage and the pool. Ask whether suite metering or energy retrofits have been discussed. The building is tagged with pet restrictions, so get the rules in writing if you have an animal. Confirm the suite count and parking allocation in the status certificate.

The value question

At about $576 per square foot with hydro, heat and parking included, Academy Arms can be very good value on a total monthly cost basis. You give up modern finishes and a new building’s systems. You gain space, a central location and a long-standing owner community. If the reserve fund is healthy, I think it is one of the sensible buys near Bathurst and Eglinton.

Academy Arms — frequently asked questions

Was Academy Arms always a condo?

No. It was an equity co-operative apartment building. Toronto Council approved its conversion to condominium in 2003, and the corporation was registered in 2006.

Why does the 2006 date appear if the building is older?

2006 is when the condominium corporation, TSCC-1757, was registered. The building itself predates the conversion.

How many storeys and suites does it have?

It is nine storeys. Condos.ca lists 89 suites, while the City’s 2003 approval refers to 90 units.

What do the maintenance fees include?

Condos.ca lists common elements, heat, hydro, air conditioning, building insurance, parking and water.

Does Academy Arms have a pool?

Yes. Condos.ca lists an indoor pool and a sauna.

How big are the suites?

Condos.ca lists suites from roughly 495 to 1,917 square feet.

Who manages the building?

Condos.ca lists General Property Management.

What is the difference between a co-op and a condo for a buyer?

In a co-op you own shares, not a registered unit, which can make financing harder. As a condo, each suite here is a registered unit you can mortgage and sell normally.

Is the building next door also a condo?

Not necessarily. 20 Shallmar Boulevard, for example, is CAPREIT’s Shallmar Apartments, a rental building.

Who is Academy Arms best for?

Owner-occupiers who want space, a central location and an all-inclusive fee, and who are comfortable doing homework on an older building.

How much is rent at Academy Arms?

The median lease at Academy Arms over the last 12 months was $3,000/mo, from 3 leases. Units typically leased in 19 days.

Do mostly owners or renters live at Academy Arms?

Mostly renters. Of the deals here in the last 24 months, 67% were leases and 33% were sales.

Can you Airbnb a unit at Academy Arms?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has Academy Arms had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

What schools is Academy Arms zoned for?

For TDSB public schools, the address is zoned for West Preparatory Junior Public School (Elementary, JK–6), Forest Hill Junior and Senior Public School (Middle, Gr 7–8), Forest Hill Collegiate Institute (High school, Gr 9–12). Catholic and French-language schools are listed on this page by distance. Boundaries change, so confirm with the board before you buy.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
