Do mostly owners or renters live here?

Leases 83%Sales 17%

Renter-heavy building. Of 6 deals here in the last 24 months, 5 were leases and 1 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Albany Court?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Albany Court

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Albany Court is a small building that asks a simple question: do you want an address on Eglinton West in Forest Hill North without paying for a tower’s amenity floor? It has six storeys, 58 suites and a fee that includes heat, and very little else in common. Since the Crosstown opened in February 2026, the street outside has changed more than the building has, and that is the case for buying here. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Albany Court is a six-storey, 58-suite mid-rise condominium at 740 Eglinton Avenue West, near Spadina Road in the Forest Hill North area of Toronto. The condominium corporation is TSCC-2383, registered on 3 January 2014, and Peer Property Management is listed as the manager. Suites range from about 489 to 979 sq ft. Maintenance fees include common elements, heat, building insurance and water.

A small corporation with a short amenity list

Fifty-eight suites over six storeys is a boutique count by any measure. You will know your neighbours by sight, the elevator wait is short, and the board is a handful of owners rather than a remote committee.

Condos.ca lists only a security system under amenities. There is no gym, party room or concierge recorded for this building. For some buyers that is a deal-breaker. For others it is the point, because staff and facilities are a large share of what makes condo fees climb.

The small size cuts both ways. Shared costs are divided among only 58 owners, so a roof, a garage repair or an elevator modernisation hits each owner harder than it would in a 400-suite tower. That makes the reserve fund study the single most important document you will read here.

Check the building’s real age

Condos.ca dates Albany Court to 2014, which is when the condominium corporation was registered. I could not find a developer named in any source, a marketing campaign for a new building at this address, or an UrbanToronto project file for it, which is unusual for a 2014 midtown completion.

The fee profile also reads more like an older building than a 2014 one: heat is included, which points to a central system, and the amenity list is close to empty. It is possible this is an older apartment building that was registered as a condominium in 2014 rather than a new build. I am not stating that as fact, because I could not confirm it.

This matters for your purchase. If the structure, windows, plumbing risers and heating plant are much older than the registration date, the reserve fund study should show it, and you want to know before you compare this to a genuinely new building. Ask the listing agent directly when the building was constructed and whether it was converted.

Suites: compact, practical, not much more

Suites recorded here run from about 489 to 979 square feet. That range fits compact studios and one-bedrooms at the low end and smaller two-bedroom layouts toward the top, with nothing approaching family-house size.

For a first-time buyer or a single professional, that range is the sweet spot on this part of Eglinton. Ask for the floor plan of any unit you consider, because square footage in smaller buildings is sometimes measured differently from one listing to the next, and confirm ceiling height and whether there is a balcony.

Parking is not listed in the fee inclusions. Confirm in the status certificate whether the unit you want has a parking space or locker at all, and if so whether it is owned or leased from the corporation.

Eglinton West after the Crosstown

For more than a decade, this stretch of Eglinton was defined by construction hoarding. The Eglinton Crosstown began construction in 2011 and finally opened as TTC Line 5 on 8 February 2026, running 19 kilometres from Mount Dennis to Kennedy with 25 surface stops and underground stations. Few corridors in the city went through a longer construction period, and few stand to change as much now that trains are running.

With the line open, the street-level question changes from “when will this end?” to “what gets built next?”. Midtown is seeing taller proposals in places that were once capped at six storeys. In Forest Hill Village to the south, an application at 390 to 398 Spadina Road now seeks 14 storeys where six had earlier been approved in principle.

For an owner here in Forest Hill North, the area condos.ca places this building in, that likely means more neighbours, more shops and more construction over the next decade. Nearest stations, schools and walkability for this address are in the data panel on this page.

Price per square foot and fees

Condos.ca shows an average of about $551 per square foot for Albany Court. That is low for a midtown address and well below what new towers along Eglinton have been asking, which is part of what makes the building interesting and part of why you should understand its age and condition.

When I checked in October 2026 there was one suite for sale and one for rent, so I will not quote either listing. One listing tells you very little; the recorded sales in the panel on this page are a better guide.

On fees, judge the number against what it covers. Heat and water are included, but hydro and parking are not listed. In a 58-unit building with no amenities to run, ask why the fee per square foot is where it is, and the answer usually sits in the reserve fund study and the insurance premium.

The fairest comparison is total monthly cost. Take the fee, property tax and your own hydro here, and set them against a new Eglinton tower with a lower fee per square foot but separate heat, hydro and parking charges, plus the amenities you may or may not use. For an owner-occupier who never touches a gym, the small building can come out ahead even when its fee per square foot looks higher.

Security system

There is effectively no amenity package here, so your gym, meeting space and parcel arrangements will all be your own. Ask how deliveries are handled without a concierge, because that is the daily friction most buyers notice first in a building like this.

Jatin’s honest take on Albany Court

Who this building suits

First-time buyers, singles and couples who want a midtown address on the Crosstown at a lower price per square foot than the new towers, and who do not use condo gyms or party rooms. It also suits buyers who like a small building where the board is reachable.

What I’d want you to check

Pin down the building’s actual construction date and whether it was converted from rentals. Then read the reserve fund study, the latest engineering reports and board minutes, because 58 owners share every major repair. Confirm parking and locker for the unit, how hydro is metered, how heat and cooling work in the suite, and whether any construction on neighbouring sites is planned that would affect your views or noise.

The value question

At about $551 per square foot near Eglinton and Spadina, the price is the main attraction, and the Crosstown opening improves the location’s long-term case. The value holds if the building’s condition and reserve fund are sound. If they are not, a low price per square foot can be expensive. Book a call and I will help you read the documents before you commit.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
