Do mostly owners or renters live here?

Leases 82%Sales 18%

Renter-heavy building. Of 87 deals here in the last 24 months, 71 were leases and 16 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Accolade?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Accolade

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Accolade is the building I suggest to buyers who want a big suite and a Tridel name for well under $700 a square foot. It is a 34-storey tower on Wynford Drive with suites up to about 2,000 square feet and long views over the Don Valley. It was sold on a hotel connection, and you need to confirm how much of that still applies. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Accolade is a 34-storey, 327-suite condominium at 181 Wynford Drive in the Banbury-Don Mills area of North York, Toronto, near Eglinton Avenue East and the Don Valley Parkway. It was developed by Tridel and designed by Burka Architects, with landscape design by NAK Design Group, and was completed around 2009 to 2010; the condominium, TSCC-2043, was registered on 23 November 2009. Del Property Management is listed as manager. Maintenance fees include common elements, building insurance, parking and water.

The hotel connection, then and now

Accolade’s original pitch was unusual. When it launched, Tridel arranged for residents to use facilities at the Crowne Plaza next door, including the restaurant, a yoga room, an indoor pool and spa treatment rooms, with housekeeping and room service available on a pay-per-use basis.

That is a genuine point of difference, because the building itself does not have a pool. But hotel arrangements are commercial agreements, and hotels change owners, brands and policies. Before you buy because of the pool or the room service, ask the property manager whether the arrangement is still in place, on what terms, and whether it is written into the condominium documents or depends on a separate agreement.

If it has lapsed or changed, the building still stands on its own as a well-equipped Tridel tower. Just make sure you are paying for what exists today, not for the original brochure. And if the hotel access does still work, treat it as a bonus you enjoy, not a feature you are relying on for resale value years from now.

Big suites, built by Tridel

Suite sizes run from about 625 to 2,079 square feet according to current data, while the original launch materials quoted roughly 679 to 2,050 square feet across one-bedroom-plus-den to three-bedroom plans. Either way, this is a building with real family-sized suites, which is rare in a tower of this era.

Most plans put the principal bedroom with its own bathroom, open the kitchen to the living area and give the main rooms balcony access. The larger Signature and Penthouse suites added breakfast areas, walk-in closets and, in some plans, second bedrooms with their own ensuites.

At launch, upper-level suites had engineered wood floors while other floors had laminate, and both used broadloom in the bedrooms. Many suites will have been renovated since, so expect a range of finishes. Low-E, argon-filled windows and Energy Star appliances were part of the original specification.

Views over the valley, and a changing Eglinton

Suites on the north and south sides look over the Don Valley parklands and the parkway, and from the upper floors those views are wide open. The Don River trails, the Flemingdon Park golf course and Sunnybrook Park are all close by, which matters if you want green space without leaving the city.

The location has always been better by car than by transit, with the Don Valley Parkway close and downtown about 15 minutes away outside rush hour. That started to change in February 2026, when the Eglinton Crosstown, Line 5, opened along Eglinton Avenue. The panel beside this review shows the nearest stations and walking times.

Liv Lofts at the Shops at Don Mills is the obvious comparison if you want walkable retail instead of valley views, but it carries a noticeably higher fee per square foot.

A tower built for people who drive

Be honest with yourself about how you live before you buy here. Wynford Drive is an office-and-tower pocket rather than a main street, and while supermarkets, the Shops at Don Mills and Edwards Gardens are all nearby, most residents reach them by car. Parking being included in the fee is not a perk here; for most buyers it is a necessity.

That is also why the building suits people moving out of a house. They are used to driving, they want room, and they value a concierge and a quiet floor more than a coffee shop downstairs. If you want to step out the door into a neighbourhood, look at Don Mills proper or St Clair West instead.

The tower’s size is an advantage in one respect. With 327 suites, the cost of a concierge, security and a full amenity floor is spread across many owners, which is part of why the fee per square foot stays moderate for a building with this level of staffing.

Pricing: Tridel space at a reasonable rate

The building averages about $696 per square foot, which is below Liv Lofts at about $763 and reasonable for a Tridel tower with this much space. When I checked, seven suites were listed for sale, asking between $439,900 and $1,150,000. That is a healthy number of listings for comparison, and the wide range reflects the spread of suite sizes.

Fees on active listings average about $0.83 per square foot and include common elements, building insurance, parking and water. Heat and hydro are not listed as included. For context, the launch materials quoted a fee of about 38 cents per square foot in 2009, so fees have more than doubled since. That is not unusual for a building of this age, but it is a reminder to budget for further increases.

With seven listings competing, buyers have some leverage here. Use the 12-month sold summary on this page to see where suites have actually traded, and request my building sold report if you want the full picture before you make an offer.

Jatin’s honest take on Accolade

Who this building suits

Families, downsizers and buyers who want a large suite with views and are comfortable driving. The two- and three-bedroom plans suit households moving out of a house who still want space, and the concierge and security suit anyone who travels often. It also suits buyers who want a well-known developer at a moderate price per square foot.

What I’d want you to check

First, confirm whether the hotel facilities are still available to residents and on what terms. Second, at roughly 16 years old, the building is entering the period when major systems, the garage and the window seals need attention, so read the reserve fund study and the board minutes. Check the pet rules, as listing data flags pet restrictions, and confirm how heat is supplied and billed. Review the status certificate before you firm up.

The value question

At about $696 per square foot with parking included, Accolade is one of the better ways to buy a large Tridel suite in North York. The trade-off is location: it is more car-oriented than Don Mills proper, although Line 5 is beginning to change that. For buyers who want space and views over walkability, I think it is good value, especially with several listings giving you room to negotiate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
